About the community

A mid-2000s master-planned community on far-west Elgin's Randall Road corridor.

Copper Springs is a residential subdivision on the far west side of Elgin in Kane County, north of Larkin Avenue and near Randall Road inside the corridor that filled in during the 2000s. It was built by Centex, later part of PulteGroup, with construction running from roughly 2005 into the late 2000s, and it is a mixed-density neighborhood of detached single-family homes plus a component of attached townhomes. The character is classic mid-2000s planned development: brick-and-siding elevations, attached garages, sidewalks, shared open space with ponds, and a clubhouse and pool at the center.

What it’s actually like to live here

Copper Springs is a practical, family-friendly choice for buyers who want a relatively young mid-2000s home with modern layouts and shared amenities, without stepping up to new-construction prices. The mix of single-family homes and townhomes means the neighborhood works for a range of buyers, from move-up families to owners looking for lower-maintenance attached living in the same community. The clubhouse, pool, trails, and ponds give it the amenity feel of a planned development, and sidewalks and street lighting reinforce a walkable, kid-friendly texture.

Location is the everyday selling point. Sitting near Randall Road and I-90 means big-box shopping, groceries, restaurants, and a major hospital are minutes away, and the tollway plus the Big Timber Road Metra station give commuters two real options toward O'Hare and Chicago. For households that split time between west-suburban jobs along the Randall corridor and occasional trips downtown, the position is genuinely convenient.

The honest tradeoffs are the ones common to this part of the market. Kane County property taxes are steep and are a meaningful line item that buyers should underwrite carefully. The Randall Road corridor's convenience comes with traffic and a more car-dependent, suburban-arterial feel than an older in-town neighborhood. HOA dues apply, and townhome owners in particular should read exactly what their assessment covers. And because this pocket of far-west Elgin sits near a school-district boundary, buyers choosing partly on schools should confirm the exact assignment for the specific address rather than assuming.

The questions buyers actually ask

Copper Springs FAQ

The questions I get most from buyers shopping Copper Springs. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Copper Springs has an active homeowners association, and because the community mixes single-family homes and townhomes, dues vary widely by home type. Listing sites show single-family assessments on the low end, roughly $25 per month, and townhome assessments much higher, into the high-$200s per month, reflecting the exterior and grounds maintenance attached homes carry. Dues fund the clubhouse, pool, ponds, trails, and common areas. Confirm the current amount and exactly what each tier covers with the association before relying on it.
What are property taxes like?
Roughly $8,500 – $12,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Copper Springs built?
Centex (later part of PulteGroup) built the community between 2005 and 2009. Centex (later part of PulteGroup) stopped new construction in 2009, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Who built Copper Springs and when?
It was developed by Centex, later part of PulteGroup, and built out primarily from about 2005 through the late 2000s, making it a mid-2000s subdivision.
Is there an HOA, and what does it cost?
Yes. Assessments differ between single-family and townhome owners and have been reported anywhere from roughly $25 per month on the single-family side up to the high-$200s per month for townhomes. Confirm the current amount and inclusions with the association before you buy.
What kinds of homes are there?
Both detached single-family homes, commonly three to five bedrooms, and attached townhomes. The community mixes the two, so home sizes and ownership costs vary by product type.
What schools serve Copper Springs?
Copper Springs addresses are most consistently shown in Elgin Area School District U-46: Otter Creek Elementary, Abbott Middle School, and South Elgin High School. Because this part of far-west Elgin is near the U-46 and Central 301 district line, confirm the exact assignment for your specific address with the district's lookup.
How is the commute?
I-90 (Jane Addams Tollway) is just north via Randall Road for driving toward O'Hare and Chicago, and the Big Timber Road and Elgin Metra stations on the Milwaukee District West line offer rail service to Union Station.
What do homes cost, and how is the market right now?
Copper Springs is a move-up, family-oriented segment for Elgin. Because pricing and market conditions move over time, see the live Market snapshot on this page for current listings, pricing, and activity rather than a static number.

Your local agent

Joe knows Copper Springs

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
