About the community
New Pulte construction wrapped around a park next to DuPage forest preserve land.
Naper Commons is a newer master-planned neighborhood in the northern part of Naperville, in DuPage County, on a portion of the former Nokia and Bell Labs campus near Naperville Road and Warrenville Road. The builder is Pulte Homes, and the City of Naperville approved the plan in 2021, with homes built out over roughly 2022 to 2024, so this is genuinely new construction. The character is a mixed-density community: attached townhomes on the south end transitioning to detached single-family homes, organized around a central neighborhood park, with native landscaping and dark-sky lighting used as a buffer to the neighboring forest preserve. It sits directly along the I-88 corridor and borders Forest Preserve District of DuPage County land.

What it’s actually like to live here
Naper Commons offers a fairly rare combination for Naperville: brand-new Pulte construction with modern open floor plans, wrapped around a neighborhood park and pressed right up against DuPage County forest preserve land. For buyers who want low-maintenance new construction near trails and open space, but still want Naperville's schools, dining, and Metra access, the location threads a real needle. The mix of townhomes and single-family homes gives the neighborhood a range of household types, from first-time and downsizing buyers on the attached side to move-up families in the larger Estate homes.
The honest tradeoffs start with the setting. The community sits immediately along the I-88 tollway corridor, which is what makes the commute so easy but also means highway proximity and its noise are part of daily life, and the buffering and landscaping were specifically negotiated to soften that edge. It is in north Naperville rather than the walkable downtown core, so the Riverwalk, the train, and the restaurant scene are a drive rather than a stroll.
This is a newer, denser Pulte community rather than a large-lot legacy neighborhood, so lots and yards are modest by north-Naperville standards, and there are HOA dues to budget for, higher on the townhome side. Property taxes, as everywhere in DuPage, are meaningful. For most buyers the payoff is a turnkey new home with warranty coverage, in a strong district, with forest preserve and tollway access out the front door.
The questions buyers actually ask
Naper Commons FAQ
The questions I get most from buyers shopping Naper Commons. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Naper Commons has a homeowners association, with dues that vary by product type, as townhomes are assessed higher than the detached single-family homes. Townhome assessments typically cover exterior and common-area maintenance, landscaping and snow removal for common areas, and upkeep of the shared central park, while single-family assessments typically cover common-area and park maintenance. Confirm the current amount and exactly what it covers against the recorded HOA documents before you buy.
- What are property taxes like?
- Roughly $8,000 – $22,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Naper Commons built?
- Pulte Homes built the community between 2022 and 2024.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Who built Naper Commons and when?
- Pulte Homes developed and built it. The City of Naperville approved the plan in 2021, and construction ran roughly from 2022 to 2024.
- What kinds of homes are there?
- A mix of attached townhomes and detached single-family homes, ranging from around 1,577 sq ft on the smaller plans up to roughly 5,180 sq ft on the largest, spanning ranch-style, townhome, and two-story designs.
- Is there an HOA?
- Yes. Dues vary by home type, with townhomes assessed higher than single-family homes. Confirm the current amount and exactly what it covers against the community's recorded HOA documents before you buy.
- Which school district is it in?
- Primarily Naperville Community Unit School District 203, not District 204. Because the site is near the northern boundary, some addresses may fall into different attendance areas, so verify the assigned schools for the specific address with the district before relying on it.
- How is the commute?
- Very strong for drivers: the I-88 tollway is right at the neighborhood via the Naperville Road interchange, and Route 59 is a short drive west. For rail, the BNSF line to Chicago is reachable via the downtown Naperville and Route 59 Metra stations, both a short drive away.

Your local agent
Joe knows Naper Commons
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
