About the community
A century-old neighborhood wrapped around the McHenry golf course.
Country Club Estates is the established residential pocket on the streets ringing the McHenry Golf Club course, just north of downtown McHenry and a short walk from the Fox River. The golf club opened for play on July 2, 1922 on part of the Owen family's riverfront farm, and houses started going up around it almost immediately. A century later the street names still tell the story, with Country Club Drive, Golfview Road, and Fairway Drive wrapping the course. This is not a single-builder tract. It is a mature, tree-lined grid where a 1920s cottage, a postwar ranch, and a 1990s two-story can sit on the same block, some of them with course frontage.
At a glance
Golf course frontage
Homes on Golfview Road and Fairway Drive back to or overlook the McHenry Golf Club course, renamed from the McHenry Country Club when it sold in January 2025.
Course opened in 1922
The club was organized in 1921 and opened July 2, 1922 on part of the Owen estate, with the original nine laid out by Tom Bendelow and the back nine finished in 1926.
Walk to the Riverwalk
The 0.73 mile McHenry Riverwalk along Boone Creek and the Fox River is a few blocks south, linking the Green Street and Riverside Drive downtown districts.
No homeowners association
No HOA is on record for the neighborhood, so there are no dues and no architectural review board. Condition and upkeep vary block to block.
Housing from the 1920s to the 1990s
Roughly a century of building, with most homes between about 1,000 and 2,500 square feet and a handful of larger custom or expanded houses.
Generous older lots
Mature trees and wider lots than modern subdivisions deliver, on a grid with sidewalks and no through arterials.
Full hospital in town
Northwestern Medicine McHenry Hospital on Medical Center Drive runs the only open-heart surgery program in McHenry County.
What’s close
The neighborhood sits north of downtown McHenry between the golf course and the Fox River, with Route 120 and Route 31 as the main arterials and a Metra branch terminus in town.

What it’s actually like to live here
Country Club Estates is the kind of neighborhood that only exists in a town with a hundred-year head start. The golf club here opened in July 1922, carved out of the Owen family's riverfront farm at a moment when McHenry was reinventing itself as a resort destination for Chicagoans, and houses followed almost immediately. A century later that history is still legible in the streets. Country Club Drive, Golfview Road, and Fairway Drive wrap the course, and the housing stock reads like a core sample of twentieth-century building, from 1920s cottages to postwar ranches to 1960s splits to the occasional 1990s custom dropped onto a leftover lot. You get mature trees that no new subdivision can fake, and a walk of a few blocks puts you on the Fox River or on the Riverwalk heading into downtown.
The daily rhythm here is small river town rather than commuter suburb. The Riverwalk connects to restaurants and to the Riverwalk Shoppes at Miller Point, Miller Riverfront gives you a boat launch, and Petersen Park has a beach on McCullom Lake and hosts Fiesta Days each July. Moraine Hills State Park, Glacial Park, and the Prairie Trail are all short drives. Practical needs are covered without leaving town, with a full acute care hospital on Medical Center Drive and the big-box corridor on Route 31 north of Route 120. For a buyer who wants an actual downtown within walking distance rather than a clubhouse and a retention pond, that is the whole pitch.
Now the honest tradeoffs, and there are several. The club is not yours. It was sold in January 2025, renamed McHenry Golf Club, and remains a private membership operation, so living on Fairway Drive gets you the view, not the tee time. The age of the housing cuts both ways: no HOA means no dues and nobody telling you what color to paint, but it also means nobody is enforcing anything, so condition varies noticeably from house to house. On anything pre-1970, budget inspection attention for the electrical panel, any remaining knob-and-tube wiring, galvanized supply lines, roof, foundation, and windows, since original one-bath floor plans and small garages are common and expensive to change. The Metra story is only half a story, because the branch runs weekday peak periods only. Effective property tax rates in McHenry generally land somewhere in the 2.2 to 2.8 percent range of market value, which materially changes what a monthly payment buys. And proximity to the Fox River is an amenity and a diligence item at once, so anyone buying on the river side should pull the flood zone determination and an insurance quote before removing contingencies.
The questions buyers actually ask
Country Club Estates FAQ
The questions I get most from buyers shopping Country Club Estates. If yours isn't here, text 224-385-8779, same-day reply.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Does buying here come with a golf membership?
- No. The club is privately owned and operates independently of the neighborhood. It was the McHenry Country Club from 1922 until January 2025, when it sold and was renamed McHenry Golf Club, and it is now managed by KemperSports. Membership is purchased separately. Some homes in the neighborhood do back directly to the fairways or the driving range, so you can get the view and the quiet rear property line without joining. If golf access matters to you, contact the club directly.
- Is there an HOA, and what are the dues?
- No homeowners association is on record for Country Club Estates in McHenry, and listing data shows no association fee for the subdivision. That means no monthly or annual dues, no rules committee, and no shared amenity budget. It also means nobody is enforcing exterior standards, so walk the specific block you are considering rather than judging from listing photos. As with any older platted area, have your attorney confirm at contract that your particular parcel is not subject to legacy covenants or a special service area assessment.
- What schools serve Country Club Estates?
- McHenry Community Consolidated School District 15 for elementary and middle grades, then McHenry Community High School District 156. District 15 uses grade-banded buildings, and the most commonly reported chain for this neighborhood is Edgebrook Elementary on North Green Street a few blocks away for the youngest grades, then Chauncey H. Duker School, then McHenry Middle School. High schoolers attend the McHenry High School Freshman Campus for grade 9 and the Upper Campus on West Crystal Lake Road for grades 10 through 12. Verify before you write an offer. District 15 has been reorganizing its buildings, its own boundary map states the lines shown are approximate, and the district asks families near a boundary to confirm with its transportation office.
- How old are the homes and what should I inspect?
- Homes here run from roughly the 1920s through the 1990s, so the answer depends heavily on vintage. On anything pre-1970, budget inspection attention for the electrical panel and any remaining knob-and-tube wiring, galvanized supply lines, the age of the furnace and water heater, roof and gutter condition, foundation and basement moisture, and windows. Confirm whether the property is on city water and sewer, and ask whether any additions were permitted. If the home is on the river side of the neighborhood, pull the FEMA flood zone determination and get a flood insurance quote before you remove contingencies, because that number can move a monthly payment meaningfully.
- Can I take the train to Chicago from here?
- Yes, with a caveat worth understanding before you buy. The McHenry Metra station at 4005 Main Street is on the Union Pacific Northwest Line in Fare Zone 4, with a one-seat ride toward Ogilvie Transportation Center. But McHenry is the terminus of a branch, and that branch runs during weekday rush hours in the peak direction only. There is no ticket vending machine, so you buy on board or through the Ventra app, and parking is limited to daily-only spaces across two lots. If your schedule is a standard weekday commute it works well. If you need midday, evening, or weekend trains, plan on driving to a mainline station.
- What do homes cost here and how is the market moving?
- Check the Market snapshot on this page rather than any number written into a sentence. It pulls live from the MLS and shows current activity for this specific neighborhood. What is worth knowing structurally is that the price spread here is wider than in most single subdivisions, because the housing stock ranges from small 1920s cottages to substantially larger custom and expanded homes, and because golf frontage and river proximity carry a real premium within the neighborhood. Two houses on the same street can be far apart in price for entirely legitimate reasons.

Joe knows Country Club Estates
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
