About the community
Huntley's premier master-planned community.
Talamore has grown across roughly two decades and three distinct product types. The original developer started single-family in 2006. CalAtlantic / Ryland built the mid-cycle townhomes and single-family. Lennar arrived in 2021 with Andaré, a 78-home 55+ ranch enclave on the north side of Talamore Boulevard. Same master plan, same amenities, three very different buyer profiles.

What it’s actually like to live here
Talamore feels like a real community, not a subdivision. The clubhouse runs an actual calendar, fitness classes, kids' programs, holiday events, summer pool days that fill up. Neighbors recognize each other on the walking trails. The lakes get used. The sports park stays busy on weekends. If you want a community where it's easy to actually meet people, Talamore is one of the easier places in McHenry County to do that.
The vibe shifts depending on which side of the master plan you're on. Townhome buyers tend to be young families and downsizers who want low-maintenance living without the 55+ age restriction. The single-family core is families with school-age kids, the Leggee playground feel. Andaré on the north side of Talamore Boulevard is its own quieter ranch enclave for active adults 55 and older. All three groups share the clubhouse and the lakes, which is part of why the community works.
Practical reality: Talamore is on the north side of Huntley, just north of Del Webb Sun City off Route 47. You're 5 minutes from Jewel-Osco and the Walmart Supercenter on Route 47. Algonquin shopping, Crystal Lake, and Woodstock are each a short drive in different directions. I-90 is close enough to get to the city when you need to, just budget for the rush-hour reality.
Market trends
Why this market moves the way it does
Talamore has the deepest buyer pool of any community in north Huntley. Three product types means three buyer profiles compete for inventory, the master plan keeps demand sticky, and Lennar's Andaré arrival in 2021 added a 55+ tier that pulled in a whole new segment.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- Product type matters
- HOA dues vary by build year and product type. A 2014 single-family, a 2020 single-family, a townhome, and an Andaré ranch each carry different numbers, pull the current statement on the specific home before assumptions stick.
- Master association layer
- $68/mo master-association fee layers on top of most product-level dues. It funds the clubhouse, pool, lakes, and trails.
- Newer builds carry premiums
- Lennar Andaré (2021+) and the latest single-family phases command higher prices per square foot than mid-cycle CalAtlantic / Ryland builds.
- Lake and trail proximity
- Homes within walking distance of the lakes or trail loop trade faster and at meaningful premiums.
- Andaré segment
- The 78-home 55+ enclave has its own micro-market. Inventory turns fast among active adult buyers downsizing from larger Huntley single-family.
- Typical close
- 30–45 days from accepted offer to keys. Cash deals close in 2 weeks; conventional financing tracks closer to 45.
Real talk
Who shouldn’t buy here
Most agent pages won't tell you this, but here's the honest version.
If you don't like HOA living, Talamore isn't your community. There are plenty of houses in Huntley and the surrounding towns where nobody is going to send you a letter about your trash cans, your siding color, or your front-yard landscaping. Talamore is the opposite of that. The HOA structure is part of why the place looks the way it looks: mature landscaping, consistent street appeal, well-kept amenities. It's also the same structure that bothers buyers who want to be left alone. Know which kind of buyer you are before you fall in love with a floor plan.
If you're banking on I-90 being a quick city commute, walk that one carefully. Getting to the I-90 ramp from Talamore is genuinely fast, 5 minutes. Getting through I-90 to downtown Chicago at 7:45 a.m. is a different story. The ramp is easy. The drive is not. If you're going to do that commute every weekday, sit in it once on a Tuesday morning before you write an offer. People who come in expecting a 50-minute door-to-Loop run end up frustrated. People who come in knowing it's an 80–90-minute reality and budget for it are fine.
One more thing on the HOA side: dues at Talamore vary by build year and product type. The number on a 2014-build single-family isn't the number on a 2020-build single-family or on a townhome or on an Andaré ranch, and the master association ($68/mo) layers on top of most of them. Don't trust a Zillow estimate or a stale listing remark. Pull the current statement on the specific home before you write an offer.
One piece of advice
“Talamore is a great community with plenty to do and friendly neighbors, you'll be 5 minutes from Jewel-Osco and the Huntley hospital, 15–25 minutes from Algonquin, Crystal Lake, and Woodstock shopping, and right on Route 47 for I-90 and Route 176. If access to I-90 and Route 176 is what you actually need, Talamore is the best halfway point I can show you.”
The questions buyers actually ask
Talamore FAQ
The questions I get most from buyers shopping Talamore. If yours isn't here, text 815-355-0582, same-day reply.
- What does the HOA actually cover?
- Clubhouse access (8,000 sqft with party room, fitness center, game room, demonstration kitchen), resort-style pool with 18-foot water slide, tennis courts, fishing lakes, walking and biking trails, full social calendar.
- When was Talamore built?
- Multiple builders built the community between 2006 and 2024.
- What's the typical closing timeline?
- 30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
- What schools serve Talamore?
- Talamore is in Huntley Community School District 158, a K–12 unified district. Leggee Elementary has historically served Talamore. Middle is Heineman or Marlowe depending on grade and boundary. Huntley High School is the one comprehensive 9–12 high school for the entire district. D158 has done boundary adjustments before, confirm the current attendance area in writing for the specific address.
- How much is the HOA at Talamore?
- It varies by build year and product type. A 2014-build single-family isn't the same number as a 2020-build single-family or a townhome or an Andaré ranch. A master-association fee of around $68/month layers on top of most of them. Don't trust a Zillow estimate, pull the current statement on the specific home before you write an offer.
- What's the difference between Talamore single-family, Talamore Townhomes, and Andaré?
- Three different product types built across roughly two decades. The original developer started single-family in 2006. CalAtlantic / Ryland built the mid-cycle townhomes and single-family. Lennar arrived in 2021 with Andaré, a 78-home 55+ ranch enclave on the north side of Talamore Boulevard. All three share the clubhouse and lakes; the buyer profiles are quite different.
- Is Andaré a 55+ community?
- Yes, Andaré at Talamore is a Lennar-built 78-home 55+ active-adult ranch enclave on the north side of Talamore Boulevard. Single-level living, smaller footprints, and the 55+ age restriction. The rest of Talamore is all-ages.
- How's the I-90 commute to Chicago?
- The ramp is 5 minutes from Talamore. The drive is the issue. Door-to-Loop at 7:45 a.m. is realistically 80–90 minutes, not the 50 minutes Google Maps shows you on a Sunday. If you're going to do this commute every weekday, sit in it once on a Tuesday before you write an offer.
- What's actually on-site at Talamore?
- An 8,000 sqft clubhouse with a party room, fitness center, game room, and demonstration kitchen; a resort-style pool with an 18-foot water slide, lap lanes, and a splash & spray area; tennis courts; several stocked fishing lakes; an internal walking and biking trail system; and Tomaso Sports Park (multi-field, also open to the public).
Your local agent
Joe knows Talamore
Most agents will list anything. I focus on the communities I actually know, and the details that determine resale value here aren't in the MLS write-up: which lots back to open space, which streets carry the most consistent demand, which floor plans buyers ask for by name, and what each HOA actually covers.
When you're ready to tour or list, you want someone who's walked the streets, talked to the residents, and read the last 50 closed comps in this market specifically. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.

Thinking of selling?
What's your home in Talamore actually worth?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
