About the community

An all-ages Huntley neighborhood with active D.R. Horton new construction.

Cider Grove is an all-ages, single-family community on the north and central side of Huntley, north of Dundee Road and east of Route 47 in McHenry County. It is a conventional family neighborhood and is not the Del Webb Sun City age-restricted community, which is a separate development elsewhere in the village. The community was started around 2006 by Town & Country Homes, whose apple-themed model names gave it its character, and it is being continued and actively built and sold today by D.R. Horton, with both quick-move-in and to-be-built homes available. Homes are large single-family houses with open main floors, aimed at families and commuters who want new construction at a Huntley price point.

What it’s actually like to live here

Cider Grove suits buyers who want a genuinely new or nearly new single-family home in an established, services-rich town without paying inner-suburb prices. The homes are large by regional standards, with open-concept main floors, big kitchen islands, and flexible bonus spaces, and the neighborhood has the clean, uniform feel of a planned community with sidewalks, street lights, a playground, and walking paths. For families, the draw is straightforward: a well-regarded, growing school district in Huntley 158, a hospital within the village, and easy weekend errands along the Route 47 corridor.

Day to day, the location leans commuter-suburban. I-90 access via Route 47 makes the drive toward Schaumburg, Elgin, and O'Hare manageable by car, and the Huntley job and retail node keeps groceries, medical care, and dining close. The honest tradeoff is transit: there is no Metra station in Huntley, so a train commute downtown means driving to Crystal Lake or the Elgin area first and parking, which pushes most households toward car dependence.

The other honest tradeoffs are cost-of-carry and the reality of a still-building neighborhood. McHenry County property taxes are high, a possible Special Service Area can add to that, and monthly HOA dues apply on top, so read the full tax bill and the association documents before you buy. Because Huntley straddles the McHenry and Kane county line, confirm the taxing county for a specific parcel by PIN. And because D.R. Horton is still actively constructing, early buyers should expect construction traffic, evolving streetscapes, and model-home activity until the community sells out.

The questions buyers actually ask

Cider Grove FAQ

The questions I get most from buyers shopping Cider Grove. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Cider Grove carries a mandatory homeowners association that typically covers common-area and entrance maintenance and shared open space. Confirm the current dues and exactly what they include with the builder or association, and ask whether a Special Service Area (SSA) assessment applies to the specific homesite, since Huntley has used SSAs to fund infrastructure in some subdivisions. An SSA would appear as a separate line on the property tax bill rather than in the HOA dues.
What are property taxes like?
Roughly $9,000 – $16,000 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Cider Grove built?
D.R. Horton (earlier phases by Town & Country Homes) built the community between 2006 and 2026.
What's the typical closing timeline?
30 to 90 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 90.
Is Cider Grove the same as Sun City or Del Webb Huntley?
No. Cider Grove is an all-ages, family-oriented single-family subdivision. Del Webb Sun City Huntley is a separate 55+ age-restricted community. If you want a neighborhood without an age restriction, Cider Grove qualifies.
Who builds in Cider Grove and can I still buy new construction?
The community was originally built by Town & Country Homes and is currently being built and sold by D.R. Horton, which offers both quick-move-in and to-be-built homes. Confirm current plan availability and pricing with the D.R. Horton Cider Grove sales office.
What schools would my kids attend?
The district is Huntley Community School District 158, with Huntley High School serving the community. The specific elementary and middle schools depend on your exact address, and District 158 uses grade-level buildings in parts of its footprint, so verify the assignment for a specific home with the district before you rely on it.
Are there extra costs like an HOA or a special tax?
Yes to an HOA, with modest monthly dues that cover common-area upkeep; confirm the current amount and inclusions with the builder or association. Some Huntley new-construction areas also carry a Special Service Area assessment that appears on the tax bill, so ask whether one applies to your specific lot before closing.
How is the commute, and is there a train?
By car, Cider Grove has good access to I-90 via Route 47, plus the full Huntley retail and medical corridor nearby. There is no Metra station in Huntley itself, so a downtown Chicago train commute means driving to the Crystal Lake area or Elgin to catch Metra. Plan on car-based commuting.
What do homes cost right now, and how is the market?
Cider Grove homes are larger new single-family houses priced in the mid-to-upper tier for Huntley, and they tend to move quickly. Rather than quote a figure that goes stale, check the live Market snapshot on this page for current pricing and availability, or contact the D.R. Horton sales office.

Your local agent

Joe knows Cider Grove

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
