Hampshire Prairie is a late-1990s to early-2000s subdivision on the west side of the Village of Hampshire, in the northwest corner of Kane County. It was recorded in phases, with Kane County legal descriptions referencing Hampshire Prairie Units 1 through 5 and platted lot numbers running past 220, and it now covers roughly 250 to 260 homes across Hampshire Drive, Prairieview Parkway, Whitetail Circle, Fox Run Lane, Sawgrass Lane, Fieldstone Lane, Clover Circle, Bluestem Lane, and Woodside Terrace. Every parcel sits inside village corporate limits with municipal water rather than a private well. The feature that sets it apart is not an amenity: District 300 owns the ground on two sides of it, with the Hampshire Elementary campus wrapping the north edge and Hampshire Middle School immediately east.

Schools
Community Unit School District 300. Hampshire High School at 1600 Big Timber Road is the assigned high school. For K through 8, listings report Hampshire Elementary at 321 Terwilliger Street and Hampshire Middle at 560 S. State Street, both physically adjoining the subdivision. Wright Elementary also serves parts of Hampshire and feeds the same middle school, so confirm your address on the district locator.
Highway
The I-90 Jane Addams Memorial Tollway interchange at US Route 20 is about four miles north. Illinois Route 72 forms the village's main east-west commercial corridor along the south side of this quadrant, and Illinois Route 47 is the nearest north-south arterial.
Train
There is no Metra station in Hampshire. The village directs riders to the Big Timber Road station in Elgin on the Milwaukee District West line on weekdays, roughly a 20 to 25 minute drive, and notes that weekend service requires boarding in downtown Elgin. This is the single biggest tradeoff of the location.
Parks
Every parcel is served by the Hampshire Township Park District, whose facilities include Ralph Seyller Memorial Park at 400 E. Jefferson Avenue with a pavilion, large playground, and permanent restrooms, and Bruce Ream Park with a splash pad. Hampshire Forest Preserve is about three miles northeast.
Shopping
Downtown Hampshire is about half a mile east, small-scale, with the Ella Johnson Memorial Public Library at 109 S. State Street and Dreymiller & Kray, the 1930s-era smokehouse and butcher at 140 S. State. Full-line grocery and big-box retail mean a drive: Huntley is about nine miles and the Randall Road corridor roughly 11 to 13 miles.

Northwestern Medicine Huntley Hospital at 10400 Haligus Road in Huntley is about nine miles, and Advocate Sherman Hospital at 1425 N. Randall Road in Elgin about eleven miles.

What it’s actually like to live here

Hampshire Prairie is what a fully finished neighborhood looks like twenty-five years in. The trees the original buyers planted are now big enough to shade the street, the sidewalks connect to something, and kids on Whitetail Circle and Fox Run Lane ride bikes on loop streets that carry no cut-through traffic. The Village-owned open space at the interior gives the whole thing more breathing room than the lot sizes alone would suggest, and a good number of homes back to that green rather than to another house. The housing stock is varied enough to stay interesting, with ranches and one-and-a-half-story plans mixed among two-stories, and the run of attached homes along Hampshire Drive gives downsizers and first-time buyers a way onto the same streets.

The school adjacency is the real headline, and it is not marketing language. District 300 owns the ground on two sides of this subdivision: the Hampshire Elementary campus wraps the north edge and Hampshire Middle School sits immediately east. For a family with kids in the K through 8 window, that means walking to two schools without crossing an arterial, which very few subdivisions in this corner of Kane County can offer. The high school is a few miles northeast on Big Timber Road, so that one is a bus or a drive. Boundary assignments in District 300 do shift, and the district has brought Hampshire-area proposals to its board more than once in recent years, so confirm current assignment for your specific address before you commit to anything on the strength of the walk.

The tradeoffs are worth saying plainly. There is no Metra station in Hampshire, so a rail commute means driving fifteen to twenty-five minutes to Big Timber Road in Elgin on weekdays and all the way to downtown Elgin on weekends. Full-line grocery and big-box shopping are a nine to thirteen mile trip toward Huntley or Randall Road, which is fine if you plan a weekly run and annoying if you do not. Kane County's composite rate is heavy and roughly two thirds of it goes to the school district, so the tax line will feel high to buyers coming from further out. On the other side of the ledger: no HOA dues, no board, no architectural review, municipal water rather than a well, and a village that owns and maintains the detention and open space so nobody on your block has to organize a pond assessment.

The county legal descriptions make this visible: they repeatedly split original lots with language carving out a portion of a lot, which is the standard way a party-wall duplex is recorded, and Hampshire Drive carries far more parcels than any other street here. Practically, that means the neighborhood has a genuine range of entry points rather than a single product type, and it is worth knowing which one you are touring.
How high are the property taxes?
Hampshire's composite rate is roughly 8.2 percent of equalized assessed value based on the village's most recently published breakdown. Because Illinois assesses residential property at about one third of market value, that works out to an approximate effective rate in the range of about 2.1 to 2.6 percent of market value before exemptions. School District 300 accounts for roughly two thirds of the bill, with the fire protection district, the village, Elgin Community College, and Kane County making up most of the rest. If Special Service Area No. 6 is levied in a given year, that charge appears on top of the composite rate. Pull the actual bill from the Kane County Clerk for any specific parcel.
What do homes cost here, and how is the market?
Structurally this is a mid-market Hampshire neighborhood. It prices below the newer construction on the east side of town and above the oldest in-town housing stock, and buyers tend to get more finished square footage and a larger lot per dollar than in comparable-age subdivisions closer to the Randall Road corridor, trading proximity for it.
