About the community

A late-1990s community wrapped around a real glacial lake in Hainesville.

Cranberry Lake is a residential subdivision in the Village of Hainesville, in Lake County, in the Round Lake and Grayslake area of far northern Chicagoland. It was built by Deer Point Homes roughly between 1999 and 2004, and it is a mixed-density, master-planned pocket of townhomes and modest single-family homes on curbed, sidewalked, streetlit streets. The neighborhood is named for the real Cranberry Lake, a natural glacial lake of about 17 acres on its east edge, with a neighborhood park, trails, and water views. It reads as a practical, commuter-friendly, entry and move-up subdivision rather than a luxury or acreage community.

What it’s actually like to live here

Cranberry Lake is a practical, commuter-oriented neighborhood for buyers who want a newer-than-average home, from the late 1990s and early 2000s, at the more attainable end of the Lake County market. The layout, with sidewalks, street lights, a neighborhood park, and trails wrapping a real lake, gives it a settled, walkable feel, and the mix of townhomes and single-family homes means a household can often move up or downsize without leaving the subdivision. For anyone commuting toward Chicago or the Lake County job centers, the nearby Metra MD-N stations at Round Lake and Grayslake, plus the Route 120 and 134 road network, are the headline conveniences.

The tradeoffs are honest ones. This is far-north Lake County, so the commute to the city by car or rail is long, and daily errands mean driving the Route 120 and Rollins Road corridors rather than walking to a downtown. Lake County's property-tax rates are among the steepest in the state, which raises the true monthly cost of ownership above what the sticker price alone suggests. And because much of the attached product carries HOA assessments and parking and maintenance rules, buyers should read the association documents closely to understand what is covered and what is restricted.

For the right buyer, the value proposition is clear: a lakeside, park-served neighborhood with genuine transit access, everyday shopping close at hand, and a home that costs less than comparable stock in the more expensive southern Lake County suburbs. It rewards buyers who prioritize space and price per square foot over a marquee school-district label or a short commute, as long as they confirm the exact school assignment and the association terms before they buy.

The questions buyers actually ask

Cranberry Lake FAQ

The questions I get most from buyers shopping Cranberry Lake. If yours isn't here, text 224-385-8779, same-day reply.

How much is the HOA?
townhomes and condos are $300 per month.
What does the HOA actually cover?
Cranberry Lake has homeowners and condominium associations governing the attached townhome and condo sections, with monthly assessments generally clustered in the high-$200s to about $400 per month; detached single-family homes may carry little or no HOA. Assessments on the attached product typically cover common-area and exterior items such as landscaping, snow removal on shared drives, master insurance on the structures, and reserves, with parking rules enforced. Confirm the current dues, precise inclusions, and management for the specific building against the seller's disclosure and current association documents.
What are property taxes like?
Roughly $5,000 – $7,500 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Cranberry Lake built?
Deer Point Homes built the community between 1999 and 2004. Deer Point Homes stopped new construction in 2004, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
What kinds of homes are in Cranberry Lake?
A mix of attached townhomes and rowhomes plus detached single-family homes, several structured as condominiums, all built by Deer Point Homes in roughly 1999 to 2004. Floor plans run from compact townhomes up to larger single-family homes.
Is there really a Cranberry Lake, or is it just a marketing name?
It is a real lake. Cranberry Lake is a natural glacial lake of about 17.5 acres on the east edge of the community and is the headwaters of the Round Lake watershed, with an adjacent Cranberry Lake Park run by the Round Lake Area Park District.
What school district serves Cranberry Lake?
The neighborhood is in the western part of Hainesville, served by Round Lake Community Unit School District 116, a K-12 unit district, with schools such as W. J. Murphy Elementary, John T. Magee Middle School, and Round Lake Senior High School. Hainesville is split, and the east side feeds Grayslake districts, so confirm the exact assignment for a specific address before relying on it.
Is there an HOA, and what does it cover?
The attached townhome and condo sections have associations with monthly dues, generally in the high-$200s to about $400 per month, typically covering exterior and common-area upkeep, landscaping, snow removal on common drives, master insurance, and reserves, with parking rules enforced. Detached single-family homes may carry little or no HOA. Always verify the current dues, inclusions, and rules against the association documents for the specific unit.
How is the commute and what is nearby?

Joe knows Cranberry Lake

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
