Ridgewood is a platted residential subdivision in Round Lake Beach, in Avon Township, recorded in county records as the Ridgewood Addition across three units. It was laid out as an addition to the original Round Lake Beach plat rather than as a standalone master-planned development, and it filled in slowly across roughly six decades, so a 1950s ranch can sit next to a 1970s tri-level next to a later infill house. The subdivision runs roughly between Clarendon Drive on the north, Hainesville Road on the east, Shorewood Road on the south, and East End Avenue on the west. Lots are compact, houses are modest, trees are mature, and there are no gates or monument signs. The single most important thing for a buyer to know is that despite the Round Lake Beach mailing address, this pocket is in the Grayslake school districts, not the Round Lake ones.

What it’s actually like to live here

Ridgewood is what a working suburb looks like when it grew up honestly. The plat went in as an addition to the original Round Lake Beach lakefront subdivision, and it filled in slowly across six decades, so the streets carry a genuine mix of eras rather than one builder's catalog. The lots are compact, the houses are modest, and the trees are mature. Nothing about it is manufactured. There are no gates, no monument signs, and no association telling anyone what color to paint the trim. For a lot of buyers that is exactly the appeal, and for others it is the problem.

What the location delivers is convenience out of proportion to the price. Gateway Park with its fitness stations and lagoon trail sits on the north boundary, Renwood Golf Course sits on the south boundary, and the park district bike trail picks up on the east. Groceries at Rollins and Hainesville are a few blocks from the top of the neighborhood, and the full Rollins Road corridor with big-box retail, a cinema, and restaurants is right behind it. The Metra station, the Village Hall, and the Cultural and Civic Center with its banquet room and outdoor amphitheater are all clustered less than a mile north, and the village's Lakefront Park beach is a short drive.

The tradeoffs are real and a buyer should hear them before writing an offer. The houses are small by modern suburban standards, most with one full bath, one-car garages, and a good share with no basement, so many will need a bath added or a kitchen opened up, and the shallow lots limit how much a house can expand. Property taxes are high relative to home value, which compresses buying power and is the single biggest surprise for buyers coming from outside Illinois. The train that runs closest is weekday-only, so weekend and off-peak riders will be driving a couple of miles to the Milwaukee District North station instead. And the school district line runs right along the west edge of the subdivision, which means two houses a block apart can attend entirely different districts. That last one is not a defect, but it is a reason to verify the address rather than trust a portal.

Ridgewood is in Grayslake Consolidated Community School District 46 for elementary and middle school and Grayslake Community High School District 127 for high school. It is not in Round Lake Area Schools District 116, even though the mailing address says Round Lake Beach. This is what the Lake County tax record and county parcel data show for these parcels. The district line runs along Ridgewood's western edge, so the neighborhood one street over is in a different district. Always confirm attendance for a specific address with the districts directly.
Which specific schools would my kids attend?
Based on District 46's published boundary map, Ridgewood falls within the Avon Center School attendance area for the early elementary grades, and Avon Center is about half a mile away. Grades 5 and 6 attend Frederick School and grades 7 and 8 attend Grayslake Middle School, both in Grayslake and both serving the whole district. High school is District 127, with Grayslake North High School about a mile away serving the north end of the district. Confirm the high school campus assignment with District 127 for your address.
Is there an HOA, and what are the dues?
No homeowners association has been identified for the Ridgewood Addition, and Lake County tax bills for these parcels show no special service area or other private assessment. Streets, water, and sewer are all village-maintained public infrastructure, so there is no private road or common-area cost to fund. That said, always confirm on the specific property by reviewing the seller's disclosure and the title commitment for any recorded covenants.
