Greenwich Square is a 129-unit attached-home community on the west side of Geneva, along Bricher Road at Vanderbilt Drive, west of Route 38 and just east of the Randall Road corridor. The association was incorporated in 1999, the declaration was recorded with Kane County in December of that year, and the homes went up in the early 2000s. It is a legal condominium regime, so the association owns and maintains the streets, the roofs, the siding and the landscaping. The homes themselves present as ranch and raised-ranch residences with attached two-car garages rather than as a walk-up condo building, which is why the association describes its product as single-family condominiums.

What it’s actually like to live here
Greenwich Square is what a particular kind of buyer looks for in Geneva and often cannot find: a real Geneva address, in District 304, in a home you do not have to maintain from the outside in. The community is small, 129 doors on a handful of streets off Bricher Road, and the format is ranch and raised-ranch attached homes with two-car garages rather than stacked flats. The association handles the roof, the siding, the gutters, the lawn, the irrigation, the trees, the entrance signage and the snow on the private streets and walks. For a downsizer coming out of a four-bedroom colonial elsewhere in the Fox Valley, or a professional couple who would rather spend Saturday on the Fox River trail than on a ladder, that division of labor is the whole point. Single-level living with the primary bedroom on the main floor is a genuinely scarce commodity in Geneva.
Geographically this is a west-side, Randall-corridor location, and that cuts both ways. The convenience is hard to beat: Geneva Commons is essentially at Randall and Bricher, Delnor Hospital is a few minutes down Randall, and everyday errands are a five-minute round trip rather than a project. Bricher Park and Williamsburg Park are walkable, and the Geneva Park District's larger assets, including Peck Farm Park with its butterfly house and 385 acres of trails and the Persinger Recreation Center, are all within the district residents already fund. Downtown Geneva, with Third Street, the Kane County Courthouse lawn, Swedish Days in June and Festival of the Vine in the fall, is about ten minutes away, and the Metra station on Crescent Place is about the same.
Now the honest tradeoffs. This is condominium ownership, not fee simple, which means a monthly assessment that is a permanent line item, a board and a management company making exterior decisions you do not control, shared walls, and exposure to a special assessment if a major capital item comes due ahead of reserves. Read the reserve study, ask about recent and planned roof, siding and street work, and read the meeting minutes. The dues buy maintenance, not amenities: there is no pool, no clubhouse and no fitness room here, so recreation runs through the park district. The location is convenient but not charming in the way a downtown Geneva bungalow is charming, and Randall Road traffic is heavy at peak hours. At least some plans were built without a basement, so storage is a real design constraint to check plan by plan.
