About the community
New construction at scale in a village where almost nothing is new.
Talon Preserve is a 35 home single-family community on roughly 18.5 acres at the north edge of Downers Grove, on the north side of 39th Street between Cumnor Road and Williams Street. M/I Homes petitioned the parcel into the village and the Downers Grove Village Council approved the annexation, the R-3 planned unit development, and the final plat in September 2025. The site sat open for decades because it was a radio transmitter farm, with broadcast towers standing from 1932 until they came down in June 2025. What replaced them is one new street, Pierce Drive, wrapped in native prairie and wetland planting, with every home carrying a full basement and a three-car garage.

What it’s actually like to live here
Talon Preserve answers a question Downers Grove buyers have been asking for two decades: where do you get a genuinely new house, at scale, in a village where nearly everything worth buying was built between 1920 and 1990. For years the only route to new here was buying a tired house on a good lot and tearing it down. This parcel stayed empty for a reason that has nothing to do with desirability, since it carried broadcast towers from 1932 until they were demolished on a June morning in 2025. What went up in their place is thirty-five detached homes on lots larger than the Downers Grove norm, with the builder's biggest plans and a full basement and three-car garage on every one.
The daily rhythm is suburban and practical rather than village-walkable. You are at the north edge of town, so Advocate Good Samaritan and its medical campus are minutes away, Aldi and Trader Joe's are a very short hop, and Oakbrook Center is a quick drive. Downtown Downers Grove, with its restaurants, farmers market, and heavy calendar of community events, is a drive rather than a stroll. Families lean on the Park District rather than on association amenities, and there is a good supply of it, from the shaded park at Highland and 39th to Doerhoefer Park's lighted turf and courts.
The honest tradeoffs are worth naming. There is no clubhouse, no pool, and no gate. The association exists to maintain three stormwater basins, a landscape buffer, and the common landscaping, and the Village layered a dormant Special Service Area on top as insurance in case it ever stops doing that. Neighbors raised real concerns at the hearings about drainage and construction traffic, and the approved plan answers with three engineered basins and a requirement that detention be fully functional before the first building permit is issued. Even so, this is an active construction site with a four-year completion window, so early buyers should expect trucks, dust, and unfinished lots next door for a while. Resale comparables will also be thin for the first several years, because there are only thirty-five homes in the whole community.

- A mandatory homeowners association maintains the three common outlots, the naturalized stormwater detention basins and their inlet and outlet structures, the connecting storm sewers, and the associated landscaping, swales, and retaining walls. There is no clubhouse or pool to fund. M/I Homes published an assessment of $150 per month during initial sales, but that is a builder-stated figure for an association still under builder control, so ask for the recorded declaration and the current budget before writing an offer. The Village also created Special Service Area 14 as a dormant backstop: it can levy only if the association stops maintaining the common areas and the Village has to step in.

- What's the typical closing timeline?
