About the community
A 1960s Downers Grove subdivision built around sixteen shared commons.
Orchard Brook is a 325-home single-family neighborhood in north Downers Grove, governed by the Orchard Brook Home Association. The association's own description is the useful one: 325 single family homes built between 1964 and 1972, a private pool, a clubhouse, and sixteen common areas. What separates it from most subdivisions of its vintage is that the plan threaded those commons through the neighborhood so that every home is adjacent to one. Add gas lamps along the parkways, two ponds, the Lacey Creek corridor, cul-de-sac streets and sixty years of tree canopy, and it reads more like a park with houses in it than a 1960s tract.

What it’s actually like to live here
Orchard Brook was laid out around an idea most 1960s subdivisions never bothered with. Rather than maximizing lot count, the plan threaded sixteen shared green spaces through the neighborhood so that every single home backs onto one, and that decision is still the reason the place feels different sixty years later. Lacey Creek winds through, there are ponds at both ends, wetlands sit behind the clubhouse, and the streets curve into cul-de-sacs instead of running straight. The gas lamps along the parkways, cleaned and re-mantled twice a year on the association's dime, give the neighborhood a look at dusk that no new-construction subdivision in the western suburbs is going to replicate.
The social life here is organized rather than incidental. The pool opens Memorial Day weekend and runs to Labor Day, with a 25-yard lap pool, a kiddie pool, a swim team for the five to twelve set, swim lessons, weekday evening lap swim, and a guest-pass system that includes ten free passes a summer for residents fifty-five and older. The clubhouse next door hosts board meetings, private rentals and holiday parties, and doubles as a polling place on election days. A book club meets there every six weeks, with the Downers Grove Public Library extending checkout periods for the group. Nine resident volunteers run the board on staggered three-year terms and meet monthly. This is not a shell association that mows a berm at the entrance.
The honest tradeoffs come with the vintage. The housing stock is fifty to sixty years old, which means original or first-generation mechanicals in some homes, older windows, cast iron drain lines, and floor plans designed before open concept was a phrase. The renovation spread is enormous, so two homes on the same street can be a world apart in condition and in price, and inspection quality matters more here than it would on a ten-year-old build. The same common-area design that makes the neighborhood beautiful also makes drainage a live topic, and every exterior project needs architectural committee sign-off before it starts, with a hard prohibition on building anything permanent on the commons. Buyers who want to put a shed, playset or patio just past their property line will be told no.
The questions buyers actually ask
Orchard Brook FAQ
The questions I get most from buyers shopping Orchard Brook. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $90 per month.
- What does the HOA actually cover?
- The Orchard Brook Home Association bills one annual assessment rather than a monthly draft. It was posted at $1,075 for 2026, invoiced in February and due at the end of March. The association states the money goes primarily to the pool, the clubhouse, the sixteen common areas, and the neighborhood's gas lamps. Confirm the current year's assessment and any pending special assessment during attorney review.
- What are property taxes like?
- Roughly $12,000 – $19,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Does Orchard Brook have an HOA, and what does it pay for?
- Yes. The Orchard Brook Home Association is a mandatory not-for-profit association operating under the Illinois Common Interest Community Association Act. It bills a single annual assessment, posted at $1,075 for 2026, invoiced in February and due at the end of March rather than drafted monthly. Per the association, the money goes primarily to maintaining the pool, the clubhouse, the sixteen common areas, and the neighborhood's gas lamps. A nine-member volunteer board of residents runs it, with monthly meetings open to homeowners.
- What schools serve Orchard Brook?
- Downers Grove Grade School District 58 for K-8 and Community High School District 99 for high school. Available sources point to Belle Aire Elementary School, Herrick Middle School, and Downers Grove North High School. School assignment is set by district boundary, is subject to change, and is not guaranteed by address alone, so verify your specific address with District 58 and District 99 before you write an offer.
- What do homes here cost and how fast do they sell?
- Rather than quote a number that goes stale, check the Market snapshot on this page. It pulls live from the MLS and shows what is active, what has closed recently, and how quickly. In general terms Orchard Brook is upper-tier for Downers Grove, and the subdivision spans an unusually wide range of home sizes and renovation levels, so the spread between a smaller untouched original and a large rebuilt home is significant.
- What kind of houses are these, and what should I have inspected?
- Detached single-family homes built roughly between 1964 and 1972, generally three to five bedrooms, in the mid-century suburban vocabulary of the era: split levels, raised ranches, quad-levels and two-story colonials. Because they are fifty-plus years old, budget inspection attention for the furnace and air conditioning, the electrical panel and branch wiring, the sewer line, windows, roof age, and any sign of water intrusion in lower levels, particularly on lots near the creek or the ponds.
- What are the rules on fences, sheds and backyard projects?
- Stricter than most buyers expect. Any exterior improvement, including landscaping and construction, requires an Architectural Request Form approved by the association's architectural committee before work begins. The sixteen common areas behind homes are shared property and cannot be annexed into a private lot, so patios, gardens, playsets, sheds and pathways are not permitted on them. Electronic or invisible pet fences are allowed but need board approval first. Read the recorded covenants during attorney review.
- How is the commute?
- The Belmont Metra station on the BNSF line is the closest stop, at 5000 Belmont Road, 22.9 miles from Chicago Union Station, in Fare Zone 4, with 880 parking spaces across seven lots. Express trains reach Union Station in roughly half an hour, and the Main Street station downtown is the other nearby option. By car, Ogden Avenue is just south, with I-88, I-355 and I-55 all a short drive.

Joe knows Orchard Brook
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
