About the community

A walkable, established neighborhood on Cary's southwest side.

Greenfields is a settled single-family subdivision on the southwest side of Cary, a McHenry County village on Metra's Union Pacific Northwest line about 40 miles from downtown Chicago. Laid out near West Main Street, southwest of the Cary-Algonquin Road and Route 14 intersection, it was built out over roughly two decades from the mid-1970s into the late 1990s, with real-estate records crediting Dartmoor Homes as the builder. The neighborhood is a mature, owner-occupied enclave of ranch and two-story homes on modest suburban lots, with sidewalks, its own village park, and, for many homes, walking-distance access to downtown Cary and the Metra platform.

What it’s actually like to live here

Greenfields offers a practical, family-oriented version of northwest-suburban living, and its biggest draw is location. You can walk to a neighborhood park with a playground and fishing pond, and for many homes you can walk to downtown Cary's shops and restaurants and the Metra platform. For a Chicago commuter who wants a train-accessible town without a train-town price, that combination of walkability and an established, unpretentious housing stock is the core appeal.

The homes themselves are mature and varied, ranches and two-stories from the 1970s through the 1990s, which means settled trees and individual character rather than cookie-cutter uniformity. Because there is no mandatory HOA, owners keep more control, and more responsibility, over their own property, which is a plus for some buyers and a consideration for others who prefer managed common areas.

The tradeoffs are the honest ones for a neighborhood of this era. Homes are older, so buyers should expect to inspect and potentially update roofs, mechanicals, windows, and kitchens, and 1970s and 1980s floor plans can feel more compartmentalized than today's open-concept new builds. Lots are modest suburban quarter-acres. And like everywhere in McHenry County, property taxes are a real line item that buyers should underwrite carefully, since the effective rate is high by national standards even when the purchase price is reasonable.

The questions buyers actually ask

Greenfields FAQ

The questions I get most from buyers shopping Greenfields. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Greenfields has no mandatory homeowners association and therefore no regular HOA dues. Owners handle their own exterior maintenance, snow removal, and landscaping. Confirm at contract that no voluntary neighborhood or park association applies to a specific home.
What are property taxes like?
Roughly $7,000 – $12,000 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Greenfields built?
Dartmoor Homes (reported) built the community between 1975 and 1997. Dartmoor Homes (reported) stopped new construction in 1997, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
What kinds of homes are in Greenfields?
Detached single-family homes only, a mix of ranches and two-stories built from roughly the mid-1970s to the late 1990s, generally 3 to 5 bedrooms and about 1,300 to 3,000 square feet on quarter-acre-ish lots. There are no townhomes or condos in the subdivision.
Is there an HOA, and what are the dues?
No. Greenfields has no mandatory homeowners association and therefore no regular HOA dues. Owners handle their own maintenance, snow, and landscaping. Confirm at contract that no voluntary association applies to a specific home.
Who built Greenfields and when?
The neighborhood was built out over roughly two decades, from the mid-1970s into the late 1990s. Real-estate records credit Dartmoor Homes as the developer, though that attribution comes from listing sources rather than a primary municipal record, so treat it as reported.
What schools would my kids attend?
Elementary and junior high are in Cary Community Consolidated School District 26, and high school is Cary-Grove Community High School in District 155. Because CCSD 26 has more than one elementary school with attendance boundaries, confirm the exact elementary assignment for your specific address with the district or its boundary map before relying on it.
What do homes cost, and how is the market?
Prices and market conditions move over time, so rather than quote a number here, check the live Market snapshot on this page for current list prices, recent sales, and activity. In general terms, Greenfields is a mid-market, established Cary neighborhood that tends to be more attainable than the village's newer luxury subdivisions.
How is the commute to Chicago?
Strong for a rail commuter. The Cary station on the Union Pacific Northwest line is within walking distance of much of the neighborhood and runs to Ogilvie Transportation Center in downtown Chicago. By car, Route 14 and Route 31 provide the main highway access.

Your local agent

Joe knows Greenfields

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
