About the community

A mid-2000s Batavia neighborhood with wetland lots, minutes from Randall Road.

Windemere sits in the far northwest corner of Batavia, immediately south of Fabyan Parkway and about seven tenths of a mile west of Randall Road. It was platted and built out in phases across roughly 92 acres, with homes dating from about 2002 through 2006, the last big pre-recession wave of Fox Valley move-up development. The neighborhood is mostly large detached two-story homes, with a smaller section of attached townhomes along Cambridge Drive. Twenty-plus years on, the parkway trees have filled in and the landscaping has settled. There is no clubhouse, no pool, and no gate: what Windemere offers is lot quality, square footage, and position, including homes that back to protected wetland and to an internal walking path system.

The Geneva station on Metra's Union Pacific West line into Ogilvie is about two and a half miles northeast. Batavia has no station of its own.

The Geneva station on the Union Pacific West line is about two and a half miles northeast. Some commuters prefer the Aurora Transportation Center on the BNSF line, about seven miles south, for faster express service.

What it’s actually like to live here

Windemere is the kind of neighborhood people move to when they have outgrown a starter home and want space without leaving the Fox Valley. The homes are large, the lots are wider than what newer construction offers, and the streets are quiet because they do not connect to anything except each other. Twenty-plus years of growth means mature parkway trees and settled landscaping rather than the raw look of a new subdivision. Several homes back to preserved wetland and to the internal path system, which gives the interior of the neighborhood a genuinely green feel and lets kids get around on foot and bike without crossing an arterial.

The practical draw is the corner of the map it occupies. Fabyan Parkway is at the north edge and Randall Road is under a mile east, which puts Geneva Commons, the grocery and big-box corridor, and Delnor Hospital all inside a ten-minute drive. Downtown Batavia, the Riverwalk, and the Fox River Trail are a few minutes further southeast, and Fabyan Forest Preserve with its Dutch windmill and Japanese garden sits just north. For commuters, the Geneva Metra station on the Union Pacific West line is under three miles away, with the Aurora BNSF station a reasonable alternative for anyone who wants the faster express run into the city. Between the Batavia and Geneva park district systems, families in this pocket end up with a wide menu of programming.

The honest tradeoffs are real. First and most important, this subdivision straddles a school district line, and where a given house falls decides whether children attend Batavia schools or Geneva schools. That affects the tax bill as well as the classroom, and it is the first thing to verify before writing an offer, because listing sheets get it wrong regularly. Second, Batavia has no Metra station of its own and no direct I-88 interchange, so both the train and the tollway involve a drive, and Randall Road backs up at rush hour and on weekends. Third, the neighborhood mixes detached homes with a townhome section, so the assessment experience and the price band are not uniform across it. Fourth, these are early-2000s houses, and the finishes, mechanicals, and roofs are at the age where a buyer should budget for updates. Finally, there is no clubhouse, pool, or gate here. The low detached-home assessment buys common area upkeep, not a lifestyle package.
