Randall Road puts groceries, big-box retail, restaurants, and services minutes to the west, while downtown Batavia and downtown Geneva add locally-owned shops, farmers markets, and riverfront events. Commuters get flexibility: no train in Batavia itself, but the Geneva Union Pacific West and Aurora BNSF Metra stations are both a reasonable drive, and the Route 31 corridor and nearby I-88 open up the western suburbs and the city.
The honest tradeoffs are the ones common to established Fox Valley neighborhoods. These are 1980s and 1990s homes, so some may want updates to kitchens, baths, mechanicals, or windows, and floor plans reflect the era they were built in.
