Briarcliffe West is an attached townhome neighborhood on the east side of Wheaton in DuPage County, reached from Blanchard Street south of Roosevelt Road, with Briarcliffe Boulevard, Dundee Drive and a set of short courts making up the interior streets. It was built by Wiseman Construction Company as a planned unit development in the mid to late 1970s, with common land held by the townhome owners' association. The homes are two-story brick and cedar units in small buildings of four and six, arranged around shared green space that is now fifty years grown in. The single fact that surprises most buyers is the school assignment: the mail says Wheaton, but the schools are Glen Ellyn's.

Briarcliffe West is what a 1970s townhome neighborhood looks like when it grows up well. The brick and cedar buildings sit in small clusters of four and six units along short courts, the streets end rather than cut through, and the trees planted when Wiseman Construction laid the place out are now fifty years tall. Nobody is going to call it flashy. What it is instead is deeply livable: a private patio or deck off the back, a wood-burning fireplace, a full basement that most owners have finished into a second living space, and an attached garage you walk straight into with the groceries. The association handles the lawn, the snow, the exterior and the common insurance, which means the weekends belong to you rather than to the gutters.

The location does a lot of quiet work. Briar Patch Park, a 26-acre Wheaton Park District community park with ball fields, a playground, pickleball courts and a picnic shelter, sits a short walk down Briarcliffe Boulevard, and Briar Glen Elementary shares the same green space. The Butterfield and Naperville Road retail node, with Whole Foods, Jewel-Osco and a movie theater, is a short drive. Downtown Wheaton with its Metra station and restaurants is a few minutes the other direction, and the College Avenue station puts a Union Pacific West train to Ogilvie within reach. College of DuPage is close enough that plenty of households here use it, whether for a first two years, a certificate or a night class.

The honest tradeoffs are worth naming. This is townhome living, so you share walls, you live under association rules, and you pay a monthly assessment on top of a DuPage tax bill that is not small. The homes are from the 1970s, which means condition varies enormously from unit to unit: some have been taken down to the studs and rebuilt, others still have the original layout and finishes, and the gap shows up immediately in what buyers will pay. Baths tend to be one full and one half rather than two and a half, and garages are one car, not two. And there is the district question that trips up almost every out-of-town buyer.
