About the community
One of southern Wheaton's largest established neighborhoods, with a wide range of homes.
Briarcliffe is a large, established residential area in southern Wheaton, near the Glen Ellyn and Lombard borders. It is a mixed-density community of single-family homes, townhouses, and condominiums built primarily from the late 1960s through the mid-1980s. Rather than one platted tract, it is a family of adjacent pods with mature trees, curving streets, sidewalks, and a walk-to elementary school, and it offers one of the wider price ranges in southern Wheaton within a single named area.

What it’s actually like to live here
Briarcliffe is one of southern Wheaton's most practical, unpretentious neighborhoods, and its biggest draw is range. A young couple can buy a two-bedroom condo, then move up to a townhouse and eventually a detached four-bedroom home without leaving the same collection of streets. Mature trees, sidewalks, a community pool and tennis courts in the attached-home sections, and a park a short walk away give it a settled, kid-friendly feel.
Location is a quiet strength. You are minutes from Butterfield and Roosevelt Roads for daily errands, close to I-355 for the wider expressway network, and within a short drive of two Metra UP-West stations at College Avenue and Glen Ellyn for a direct ride to downtown Chicago. Downtown Wheaton, downtown Glen Ellyn, College of DuPage, and Northwestern Medicine Central DuPage Hospital are all close.
The honest tradeoffs are the age of the homes, the taxes, and the school question. Much of the housing stock dates to the 1970s and early 1980s, so many homes carry period finishes and older systems unless renovated, and buyers should budget for updates. DuPage County taxes are high relative to value. Most of all, because Briarcliffe is split between two school systems, two neighbors on nearby streets can attend entirely different schools, so buyers who care about a specific school must confirm the assignment for the exact address.
The questions buyers actually ask
Briarcliffe FAQ
The questions I get most from buyers shopping Briarcliffe. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Briarcliffe's HOA picture depends on the home. Condominiums and townhomes carry mandatory monthly assessments that typically cover common-area and exterior upkeep, snow removal, and shared amenities such as a pool and tennis courts, with water included in some associations. Many detached single-family homes have little or no mandatory HOA. Confirm dues and coverage for the exact property.
- What are property taxes like?
- Roughly $5,000 – $11,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- What kinds of homes are in Briarcliffe?
- A mix of condominiums, townhomes, and detached single-family homes, most built between the late 1960s and mid-1980s. Sizes run from compact two-bedroom condos to larger four- and five-bedroom houses, so the neighborhood covers a broad range of buyers.
- What schools does Briarcliffe attend?
- It is split. Some addresses are in Community Consolidated School District 89 (Briar Glen Elementary, Glen Crest Middle) and feed Glenbard South High School; others are in CUSD 200 Wheaton-Warrenville and feed Wheaton Warrenville South High School. Because the boundary runs through the neighborhood, confirm the schools for the specific home with the districts before relying on it.
- Is there an HOA, and what does it cover?
- It depends on the home. Condos and townhomes carry mandatory monthly assessments that typically cover common-area and exterior upkeep, snow removal, and shared amenities such as a pool and tennis courts, with water in some associations. Many detached single-family homes have little or no mandatory HOA. Always confirm dues and coverage for the exact property.
- What do homes cost here and how is the market?
- Briarcliffe spans one of the wider price ranges in southern Wheaton, from accessible condos and townhomes to larger detached homes. Rather than quote a number that goes stale, see the live Market snapshot on this page for current prices and activity.
- How is the commute to Chicago?
- The neighborhood is served by the Metra Union Pacific West line. The nearest stations are College Avenue in Wheaton and Glen Ellyn, each a short drive, and peak trains reach downtown Chicago at Ogilvie in roughly 40 to 60 minutes. Butterfield Road, Roosevelt Road, and nearby I-355 handle driving.
- What are property taxes like?
- Expect an effective rate in the low-2-percent range of market value, typical for DuPage County, varying by the specific overlay of taxing districts and exemptions for a given parcel. Confirm the exact rate and bill for a specific home with the county.

Your local agent
Joe knows Briarcliffe
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
