About the community
An established west-Wheaton neighborhood beside a public golf course.
Arrowhead is an established single-family neighborhood on the west side of Wheaton in DuPage County, generally west of Orchard Road and north of Butterfield Road. It shares its name and Native-American street theme with the adjacent Arrowhead Golf Club, the 27-hole public course owned by the Wheaton Park District that borders this side of town. The subdivision took shape beginning around 1959 and filled in over the following decades, with scattered newer and rebuilt homes into the 2000s and 2010s. The result is a mature, leafy neighborhood of winding streets and large lots, mixing original ranches and split-levels with larger later-built and rebuilt custom homes. It is an upper-tier, sought-after west-side pocket in District 200.

What it’s actually like to live here
Arrowhead offers a quiet, tree-lined, established-suburb feel on Wheaton's west side, with the wide lots and mature landscaping that come with a neighborhood that has had decades to grow in. The signature draw is setting: homes sit next to the Wheaton Park District's Arrowhead Golf Club, so residents get open green space, a public course, and a clubhouse restaurant essentially in the backyard, without the cost or exclusivity of a private country club. Families are drawn by District 200 schools, and commuters value the mix of I-88, Butterfield Road, and the Union Pacific West line for reaching Naperville, Oak Brook, and downtown Chicago.
The tradeoffs are honest ones. This is older housing stock, so many original homes will show their era, and that is exactly why the neighborhood has seen renovations, additions, and full teardown rebuilds. Buyers will find a wide spread of conditions and prices on the same street, from move-in-updated to project houses. That can be a plus for someone who wants to buy in and improve, but it also means comparables vary a lot, and a beautifully rebuilt custom home next door does not automatically lift an un-updated ranch.
A couple of practical realities set expectations. This is an upper-tier, car-oriented suburban pocket, not a walk-to-the-train block, and DuPage property taxes are meaningful, with effective rates in Wheaton generally around 2 percent of value. Because some parcels in this area can be unincorporated DuPage with a Wheaton mailing address, buyers should verify who provides services and which schools and taxing districts apply for the specific address. The questions buyers actually ask
Arrowhead FAQ
The questions I get most from buyers shopping Arrowhead. If yours isn't here, text 224-385-8779, same-day reply.
- What are property taxes like?
- Roughly $11,000 – $22,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- What kind of homes are in Arrowhead?
- Detached single-family homes, ranging from original 1960s-era ranches and split-levels to large newer custom and rebuilt homes. Because the neighborhood has seen ongoing updates and teardown rebuilds, condition varies widely from house to house.
- Is Arrowhead a golf-course community?
- It sits next to Arrowhead Golf Club, a 27-hole public course owned by the Wheaton Park District, and shares its name and street theme. It is not a private or gated golf community, and buying a home here does not include club membership or guaranteed course frontage. Verify any golf-view or golf-access claim per listing.
- Is there an HOA?
- There is no evidence of a mandatory, amenity-funding homeowners association covering the whole neighborhood. Reported association fees are zero or a small nominal amount and vary by parcel, so confirm HOA status, dues, and any covenants on the specific listing before you buy.
- Which schools serve Arrowhead?
- The neighborhood is in Wheaton Warrenville Community Unit School District 200. Aggregators list Wiesbrook Elementary, Hubble Middle School, and Wheaton Warrenville South High School, but District 200 boundaries vary by block and change over time, and the district operates two high schools. Confirm the assigned schools by exact address using the district's boundary lookup.
- How are the taxes and the commute?
- DuPage property taxes are high; Wheaton's effective rate generally runs around 2 percent of value, and the actual bill depends on value, exemptions, and taxing districts, so confirm by parcel. Commuting is convenient by car via Butterfield Road and I-88, and by rail via Metra's Union Pacific West line at the Wheaton and College Avenue stations.
- What do homes cost and how is the market right now?
- Arrowhead is an upper-tier, established west-Wheaton area, and available inventory is usually limited. Pricing swings widely because conditions range from original to fully rebuilt, so check the live Market snapshot on this page for current prices and what is actually for sale.
- Who is the real estate agent for Arrowhead?
- Joe Keegan is the local licensed Illinois real estate broker who covers Arrowhead in Wheaton, IL through Subdiview, a neighborhood-first home search for the Chicago suburbs and collar counties. Your local agent
Joe knows Arrowhead
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
