About the community
The Western Springs neighborhood that voted itself in.
Ridgewood sits south of 55th Street and west of Wolf Road on the south side of Western Springs, in Cook County. Roughly 90 acres were platted beginning in the mid-1950s, with additional parcels added through 1961, and the neighborhood spent its first two decades as unincorporated Cook County. More than 80 percent of Ridgewood's homeowners eventually signed an annexation petition, the Village Board voted to take it in during 1973, and a village-wide referendum confirmed it that December. The Board declared January 19, 1974 Ridgewood Day and hung welcome banners on the old water tower. What is left today is a canopy of mature trees over curving streets of brick ranches and split-levels, a 4-acre park tucked in the middle, and a volunteer civic association that still runs a full year of events. One thing buyers should know upfront: the schools here are LaGrange Highlands District 106, not Western Springs District 101.

What it’s actually like to live here
Ridgewood reads differently from the rest of Western Springs, and that is the honest hook. The village's older neighborhoods grew outward from the Burlington tracks starting in the 1870s. Ridgewood was farmland until the mid-1950s and spent its first twenty years outside the village limits, close enough to see the water tower but outside its services. When residents finally petitioned their way in, the vast majority signed, and the village voted them in by better than three to one. That history left a residue you can still feel. This is a neighborhood that had to choose itself, and the volunteer culture reflects it.
Day to day, the shape of it is mid-century ranches and split-levels on curving streets named for trees, under a canopy that has had seventy years to fill in. Ridgewood Park sits in the middle like a backyard everyone shares, wedge-shaped and mostly hidden, bordered by houses rather than roads, with a playground the neighbors rebuilt themselves with a grant and volunteer labor. The Ridgewood Civic Association runs a progressive dinner, a Fourth of July bike parade, a fall golf classic, a book club, a playgroup, and a Christmas Eve luminary lighting, and dues are voluntary and cost about as much as a nice dinner out. The hospital is under two miles away and Lyons Township High School's South Campus is inside Western Springs itself.
The tradeoffs are real and worth saying out loud. First, the schools are not the Western Springs District 101 schools most buyers assume they are buying into. District 106 has its own strong reputation, but it is a different district, and a family set on Field Park or Forest Hills is looking at the wrong pocket. Second, the Metra station is downtown, roughly two miles north, so this is a park-and-ride commute rather than the walk-to-the-train lifestyle the village is known for. Third, the Tri-State Tollway runs along the west side, and the closer a home sits to that edge the more a buyer should stand in the backyard on a weekday before deciding. Fourth, this housing stock is sixty-plus years old and the variance between blocks is wide, so a rebuilt home and an original owner's untouched ranch can sit two doors apart and the listing price is telling you as much about scope of work as about location.
The questions buyers actually ask
Ridgewood FAQ
The questions I get most from buyers shopping Ridgewood. If yours isn't here, text 224-385-8779, same-day reply.
- What are property taxes like?
- Roughly $11,000 – $20,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Does Ridgewood have an HOA, and what are the dues?
- There is no mandatory homeowners association. What exists is the Ridgewood Civic Association, a voluntary neighborhood group with annual membership listed at $40 on its own site. That money funds neighborhood events and the entrance landscaping, not services. Nobody is assessed, nobody has to join, and there is no architectural review board. Police, fire, water, streets, and refuse all come from the Village of Western Springs.
- Which schools serve Ridgewood?
- This surprises a lot of buyers. Ridgewood is served by LaGrange Highlands School District 106, not Western Springs School District 101. Children attend Highlands Elementary and Highlands Middle, which share a building complex in LaGrange Highlands, and high schoolers attend Lyons Township High School District 204, with South Campus in Western Springs and North Campus in La Grange. Attendance boundaries can change, so confirm your specific address with District 106 before you write an offer.
- Why is Ridgewood in a different school district than the rest of Western Springs?
- History. Ridgewood was platted in the mid-1950s as unincorporated Cook County land and stayed outside the village for nearly twenty years. The school district lines were already drawn and did not move when the village annexed the subdivision in 1974. The Village of Western Springs' own FAQ acknowledges that District 106 serves some village residents.
- What do homes cost in Ridgewood, and how fast do they sell?
- Rather than quote a number that goes stale, check the Market snapshot on this page. It pulls live from the MLS and shows current asking prices, recent sales, days on market, and active inventory. What is worth knowing going in is that Ridgewood is an upper-tier segment for the area, homes here tend not to linger, and the spread between an original mid-century ranch and a fully rebuilt or expanded home on the same street can be substantial.
- What is the commute to downtown Chicago?
- The Western Springs station on Metra's BNSF line is about two miles north of Ridgewood, in downtown Western Springs, and the village reports roughly 25-minute express and 36-minute local service to the Loop. For drivers, the Tri-State Tollway is just west, with Ogden Avenue and I-55 as the main connections, and Midway Airport is roughly ten miles east.
- What should I look at closely before buying here?
- Three things. Confirm the school assignment for your exact address with District 106 rather than assuming District 101. Stand in the backyard on a weekday if the home sits toward the western edge, because the Tri-State Tollway is over there. And read the house itself carefully, since most of this stock dates to the mid-1950s through the 1960s and mechanicals, electrical service, windows, and sewer lines vary enormously depending on whether a prior owner updated them. Pull the actual tax bill too, because Ridgewood's tax code includes District 106 and differs from most of the village.

Your local agent
Joe knows Ridgewood
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
