About the community
A downtown that a suburb of acre lots built on purpose.
Burr Ridge Village Center is the residential piece of Burr Ridge's purpose-built downtown, a mixed-use lifestyle center at County Line Road and Burr Ridge Parkway where condominiums and loft condominiums sit above and around ground-floor shops, restaurants and offices, wrapped around a village green. Despite the Burr Ridge address, it sits in Cook County, in Lyons Township, east of County Line Road. The Village planned for this deliberately: the comprehensive plan was amended in 2005 to create a Village Center subarea defined as a mixed use district serving as the primary place of economic and social interaction in the community, with residential uses complementary to the commercial environment rather than the primary land use. Avgeris & Associates, which had assembled the surrounding corporate park beginning in 1983, partnered with The Opus Group and the Village to build it out between roughly 2006 and 2009. The finished program runs to roughly 193 residences alongside about 205,000 square feet of retail and 33,000 square feet of office condominiums.
At a glance
The only walkable address in Burr Ridge
You leave your door, take an elevator down, and stand on a brick pedestrian street with coffee, restaurants, a gym and a spa within a two-minute walk, in a village otherwise built on half-acre and acre lots.
Purpose-built mixed use
Condominiums and loft condominiums in two to four story elevator buildings over ground-floor retail and office, developed by The Opus Group with Avgeris & Associates between roughly 2006 and 2009.
Cook County, not DuPage
Burr Ridge straddles the county line along County Line Road and this development sits on the Cook side, in Lyons Township, which sets the assessment method, park district, fire district and school districts.
A village green with a stage
The green at 900 Village Center Drive has a performing arts stage, fireplace pavilion, water feature and splash pad, and hosts free Village events including Concerts on the Green, the Burr Ridge Car Show and Deck the Green.
Life Time and Kohler Waters Spa on the block
A 108,000 square foot Life Time Fitness club shadow-anchors the same block, and Kohler Waters Spa operates its only Chicago-area location here.
Heated indoor parking and storage
Buildings offer secured entry, elevators, heated underground or indoor parking and secured storage lockers, plus a multi-story public garage serving the center.
At the I-55 and I-294 node
The site sits at the I-55 and County Line Road interchange, with the I-55 and Tri-State interchange immediately adjacent, which is why the retail here draws from well beyond the village.
What’s close
The center sits at County Line Road and I-55 on Burr Ridge's east side, with two interstates at the door, Oakbrook Center a short drive north, and two hospitals within a few miles.
- Highway
- The I-55 Stevenson interchange at County Line Road is at the doorstep, with the I-55 and I-294 Tri-State interchange immediately adjacent. The Village also lists I-80, Route 83 and LaGrange Road among its principal connections.
- Train
- There is no Metra station in Burr Ridge. The nearest BNSF line stations are Hinsdale and Western Springs, both a few miles north, with LaGrange Road a bit farther. A Heritage Corridor station at Willow Springs is closer but that line runs far less service, so check current schedules before treating it as a commute option. Pace routes serve the village and connect to Metra.
- Schools
- Current district boundary mapping places this location in Pleasantdale School District 107 for elementary and middle school, including Pleasantdale Middle School on Wolf Road, and in Lyons Township High School District 204, which operates North and South campuses. Burr Ridge is served by six public districts because of the county split, so confirm the assignment for a specific unit with the district office.
- Parks
- The Village of Burr Ridge does not run its own parks department. The Cook County portion of the village, which includes this development, is served by the Pleasant Dale Park District, while the Burr Ridge Park District serves the DuPage portion.
- Shopping
- The center itself is the everyday retail, with County Line Square directly across County Line Road and the Burr Ridge Marriott adjacent. Oakbrook Center is a short drive north for department-store and luxury retail.
- Hospital
- UChicago Medicine AdventHealth La Grange on Willow Springs Road and UChicago Medicine AdventHealth Hinsdale are both roughly three to four miles away, and both are full-service hospitals with emergency departments.
What it’s actually like to live here
Burr Ridge Village Center answers a question the rest of Burr Ridge does not even ask. In a village of half-acre and acre lots reached by car, this is the one address where you lock a door, take an elevator down, and are standing on a brick street with a coffee shop, a gym, a spa and a dozen restaurants inside a two-minute walk. The buyer profile follows accordingly: downsizers who sold a large Burr Ridge or Hinsdale house and want the zip code without the lawn, professionals who value an interstate on-ramp more than a backyard, and lock-and-leave owners who want a building that runs itself. Heated underground parking, secured storage and a doorstep nobody has to shovel do a great deal of work in a Chicago winter.
The tradeoffs are real and a buyer should hear them before the showing. You are living above a commercial center, and the calendar belongs to the center as much as to you. The Village programs free summer concerts, a car show and a holiday lighting event on the green at 900 Village Center Drive, and the Village's own event rules ask attendees to clear the green by 9:30 in the evening as a courtesy to Village Center residents, which tells you both that the community is considerate and that the noise is a known quantity. Event nights bring crowds and parking pressure. Ground-floor retail also means restaurant hours, delivery trucks and mechanical noise that no single-family neighborhood produces. Some units face the action and some face away, and the difference between those two exposures is the most important thing to evaluate in person, at night, on a weekend.
The retail underneath has also been through a genuine cycle, and honesty about it builds more trust than glossing it over. Opus built the retail in 2007, into the teeth of the downturn. An Opus affiliate took control in 2011 and refinanced in 2014 while brick-and-mortar retail struggled generally. By 2019 the center was roughly 60 percent occupied when a joint venture of Core Acquisitions and Edwards Realty bought it out of distress, then spent several years on renovations, a leasing push toward medical and service tenants, and a new pedestrian entertainment district, bringing occupancy back above 95 percent. In 2025 it traded again to Heartland Real Estate Partners, with Core staying on as property manager. The practical read for a resident is straightforward: the amenity that defines this address is privately owned and has changed hands three times, so its health is not guaranteed by anything you control. It is in materially better shape now than at any point since it opened, and the Village has backed it with a comprehensive plan, a planned unit development and a downtown business district. But a buyer here is making a small bet on a shopping center as well as on a condominium, and should walk the center and ask about vacancy on the day they tour.
The questions buyers actually ask
Burr Ridge Village Center FAQ
The questions I get most from buyers shopping Burr Ridge Village Center. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- There is no single master homeowners association here. The residences are organized as separate condominium associations by building, sitting inside a larger mixed-use planned development that also contains retail and office condominiums. For the one association with published disclosures, 1000 Village Center Drive, the association pays common area electric, heat and water, and the common elements include heated underground parking and secured storage lockers. Assessment lines reported in MLS records across the buildings also cover water, parking, common insurance, exterior maintenance, scavenger and snow removal. Amounts vary by building and unit size, and reciprocal easement and shared-facility agreements with the commercial owner apply. Pull the declaration, current budget, reserve study and 22.1 disclosure for the specific building before you remove a contingency.
- What are property taxes like?
- Roughly $2 – $2 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Burr Ridge Village Center built?
- The Opus Group with Avgeris & Associates built the community between 2007 and 2009. There are 193+ homes total. The Opus Group with Avgeris & Associates stopped new construction in 2009, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Burr Ridge Village Center in DuPage County or Cook County?
- Cook County, in Lyons Township. Burr Ridge straddles the county line along County Line Road, and this development sits on the Cook side. That matters more than it sounds. It determines your assessment method, your township assessor, your park district, your fire district and your school districts, all of which differ from the DuPage portion of the same village. Confirm the county on the tax bill for the specific unit rather than assuming from the Burr Ridge address.
- What kind of homes are these, and are they really built above the stores?
- Yes. The residential product is condominiums and loft condominiums in elevator buildings of two to four stories, built between roughly 2006 and 2009 as part of a single mixed-use plan with retail and office condominiums on the ground floor. Original marketing described three tiers: loft-style units, one and two bedroom condominiums, and larger two and three bedroom plus den estate homes. There are no detached houses here. Some buildings sit directly over storefronts while others front the village green or the parking structure, so exposure varies a great deal unit to unit and is worth evaluating carefully in person.
- Is there one HOA, and what do the assessments cover?
- There is no single master association. The residences are organized as separate condominium associations by building, sitting inside a larger mixed-use planned development that also includes commercial owners. For the one association with published disclosures, 1000 Village Center Drive, the association pays common area electric, heat and water, and the common elements include heated underground parking and secured storage lockers. Assessment lines typically also cover water, parking, common insurance, exterior maintenance, trash and snow removal. Amounts vary by building and unit size. Ask for the declaration, the current budget, the reserve study, the 22.1 disclosure and any shared-facility agreements with the commercial owner before you remove a contingency, and confirm current FHA approval status if your financing depends on it.
- What schools serve Burr Ridge Village Center?
- Based on current school district boundary mapping, this location falls in Pleasantdale School District 107 for elementary and middle school, meaning Pleasantdale Elementary School and Pleasantdale Middle School on Wolf Road in Burr Ridge, and in Lyons Township High School District 204 for high school, which operates North and South campuses in La Grange and Western Springs. Burr Ridge is served by six different districts because of the county split, and the Village's own education page tells residents to contact the districts directly for boundaries, so confirm the assignment for a specific unit with the district office before you rely on it.
- What is it actually like to live above a lifestyle center?
- Convenient in a way nothing else in Burr Ridge is, and busier than a typical suburban street. Dinner, a workout, a spa appointment and a coffee are all a walk away, and the village green hosts free Village concerts, a car show and a holiday event through the year. In exchange you accept event crowds, evening activity, restaurant and delivery noise, and parking that fills up on show nights. The Village's own event rules ask attendees to vacate the green by 9:30 in the evening out of consideration for residents, which is a fair signal of both the upside and the friction. Walk the center before you buy, ideally on a weekend evening, and look at which units face the activity and which face away.
- What do homes here cost, and how quickly do they sell?
- Prices, sale pace and current inventory are shown live in the Market snapshot on this page, pulled straight from the MLS, so it stays current rather than frozen into a sentence. In broad character this is an upper-tier attached-home address that is nonetheless one of the more attainable ways into Burr Ridge, since the alternative here is an estate lot. The community is small enough that only a handful of units are available at any given time, and because supply is thin, individual sales can swing the averages. Read the snapshot alongside the specific building and exposure you are considering rather than treating the community as one uniform product.

Joe knows Burr Ridge Village Center
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
