Lakepointe, also written Lake Pointe, is an attached-home community on Bangs Lake in Wauconda, Lake County, just outside the village's downtown core. The association describes 41 buildings totaling 194 units on roughly 24 acres. The land was formerly Cook's Picnic Grove, one of the Bangs Lake resort properties that drew Chicagoans out to Wauconda for generations, and it was redeveloped starting in 1989 with construction wrapping in 1996. The buildings look and live like townhomes, but ownership is condominium, which is why listings label them both ways.

In practice that means summer weekends look different here than they do three miles inland. The boat is a walk away rather than a trailer hitch and a launch fee, and the water is the reason people are outside rather than an amenity they drive to.

The second thing to understand is that this is low-maintenance living by design. Two bedrooms, an attached garage, and an association that handles the lawn, the snow, the exterior, and the common insurance. That combination pulls a specific mix of buyers: people downsizing out of a larger Lake County house who do not want to give up the water, first-time buyers who want more than a rental, weekend and second-home owners, and professionals who want the lake without the acre of yard that usually comes with it. The buildings are compact, neighbors are close, and the common areas are shared. If that trades against your instincts, it is better to know going in.

The honest tradeoffs are the carrying cost and the commute. The monthly assessment is real money on top of a Lake County tax bill that runs high by national standards, and buyers should underwrite both together rather than one at a time. Condominium ownership also means the roof, the pool, the pier, and the shoreline are collective responsibilities, so the reserve study and the board's track record matter more than they would in a detached house.
