About the community
A multi-builder Volo community with a 55+ enclave, built out over more than a decade.
Remington Pointe is a large planned community on the east side of Route 12 in Volo, in west-central Lake County. It was built in phases from the mid-2000s into the late 2010s by several builders, including Remington Homes, Town and Country, Ryland (later CalAtlantic), and Lennar, which built the Andare active-adult section, so one address holds real variety: entry-level townhomes, mid-size and larger single-family homes, and a low-maintenance 55+ enclave. The setting leans green, with ponds, wetlands, walking paths, and open space woven through the plats, and Route 12 keeps grocery and retail a short drive rather than a long trip.

Ponds and open space
Water-view lots, wetlands, and natural areas run through the neighborhood, with sidewalks and trails.

Built 2006 to 2019
A mix of original-owner resales from the first phases and newer CalAtlantic and Lennar construction.
Tiered HOA by section
Dues run roughly $27 to $236 a month depending on whether the home is single-family, townhome, or 55+.

What it’s actually like to live here
Remington Pointe suits buyers who want relatively recent construction and some space at a Lake County price that stays attainable for the area. Because several builders worked here over more than a decade, the community is flexible: first-time buyers gravitate to the townhomes, growing families to the single-family plans, and downsizers to the Andare 55+ section, all within the same address. Ponds, walking paths, and open space give day-to-day life a quiet, green feel.
The honest tradeoffs are the ones common to far-northwest Lake County. This is a car-first, outer-suburban location: there is no Metra station in Volo, so rail commuters drive to a neighboring town's station and then face a long ride into the city, and a daily downtown commute is a real time commitment. Lake County property taxes also run high relative to much of the country, so model the effective rate into monthly cost rather than judging on list price alone.
The other nuance is that Remington Pointe is not one HOA experience. Dues, rules, and amenity access differ meaningfully between the single-family sections, the Townes townhomes, and the Andare 55+ enclave, so two homes on nearby streets can carry very different monthly obligations and very different access to the clubhouse and courts. Confirm exactly which sub-association a given home belongs to, and read that association's documents, before you commit.
The questions buyers actually ask
Remington Pointe FAQ
The questions I get most from buyers shopping Remington Pointe. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Remington Pointe is really several sub-associations (single-family sections, the Townes townhomes, and the Andare 55+ enclave), so dues vary widely by home type, roughly $27 to $236 a month on listings. Single-family sections sit at the low end and fund common-area and open-space upkeep; townhome and 55+ sections pay more for lawn care, snow removal, and shared amenities. Confirm the exact association, current assessment, and inclusions for the specific home.
- What are property taxes like?
- Roughly $6,000 – $11,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Remington Pointe built?
- Remington Homes, Town and Country Homes, Ryland/CalAtlantic, and Lennar (the Andare 55+ section) built the community between 2006 and 2019. Remington Homes, Town and Country Homes, Ryland/CalAtlantic, and Lennar (the Andare 55+ section) stopped new construction in 2019, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Who built Remington Pointe, and is there a 55+ section?
- It was built in phases by several builders, including Remington Homes, Town and Country, Ryland (later CalAtlantic), and Lennar, which built the Andare active-adult section. Andare is a dedicated 55+ enclave with its own clubhouse, fitness center, and courts. Some older references credit Neumann Homes or D.R. Horton, but the documented builders here are the ones above.
- What kinds of homes are in the community?
- A mix: single-family homes ranging from mid-size to large, the Townes townhomes, and single-story 55+ homes in the Andare section. That variety is the point, since one community name covers first-time, move-up, and downsizer buyers.
- Is there an HOA and what does it cost?
- Yes, and because the community spans several sub-associations, published monthly dues range widely, roughly $27 to $236, depending on whether the home is single-family, a townhome, or in the Andare 55+ section. Confirm the exact dues and what they cover with the specific association for the home you are considering.
- What schools serve Remington Pointe?
- Commonly Big Hollow School District 38 (K-8, with its Ingleside campus) and Grant Community High School District 124 in Fox Lake. Volo spans multiple districts, so attendance is not guaranteed by subdivision. Confirm the assigned schools by street address with the districts.
- What do homes cost and how is the market?
- Pricing spans from lower-cost townhomes up to larger single-family homes and moves with the broader Lake County market. Rather than quote a figure that goes stale, check the live Market snapshot on this page for current list prices and recent sales.
- Is it a good fit for commuters?
- It depends on your commute. Highway access via Route 12, Route 120, and Route 60 is convenient for driving, but there is no Metra station in Volo itself, so rail riders drive to a nearby Milwaukee District North station for the long trip to Union Station. It fits buyers comfortable with a car-first, outer-suburban lifestyle.

Joe knows Remington Pointe
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
