About the community
Wine-country street names and a golf course along the edge.
Elysian Fields is a single-family subdivision on the west side of Gurnee, laid out off Almond Road south of Grand Avenue and directly adjacent to the Bittersweet Golf Club. It was built by Town & Country Homes in the mid 1990s, roughly 1994 through 1996, and runs to about 314 homes. The wine-country naming theme carries through both the streets, Napa, Mendocino, Korbel, Almaden and Inglenook, and the original floor plans. Three decades on the streetscape has mature trees and a meaningful number of lots look out at the golf course, wetlands and native prairie rather than another rooftop.

What it’s actually like to live here
Elysian Fields is what a well-aged mid-1990s subdivision looks like when the original plan was a good one. The streets curve rather than grid, sidewalks run both sides, and the trees planted at buildout are now full canopy. The wine-country naming theme gives the place a small identity that most production subdivisions never develop, and it carries through the floor plans themselves. The homes are conventional and practical: three to five bedrooms, two-plus baths, attached two-car garages and full basements that many owners have since finished. The single best geographic fact about the neighborhood is what it backs up to, because Bittersweet Golf Club wraps the edge with mature hardwoods, wetlands and native prairie.
Day to day, the tradeoff Gurnee makes is convenience for calm. Everything is close. Grand Avenue puts a full retail corridor, Gurnee Mills and the I-94 interchange within a few minutes, and the Gurnee Park District runs an unusually deep facility list for a village this size, with the Hunt Club Park aquatic and community centers, FitNation and more than two dozen park sites available on a resident basis rather than through the HOA. The flip side is that Gurnee is a regional tourist destination, and on summer weekends the Grand Avenue and I-94 interchange area gets genuinely congested. Elysian Fields sits west of the worst of it and off the tourist arteries, which is a real advantage, but buyers who commute east on Grand in July should drive it before they sign.
The honest tradeoffs are worth stating plainly. First, transit: Gurnee has no Metra station of its own, and the nearest option in Grayslake sits on the North Central Service, a line with only about seven trains per direction on weekdays. Waukegan on the Union Pacific North line has far better frequency but is a longer drive, so this is a car-first neighborhood. Second, taxes: Lake County rates are high in absolute terms and Gurnee sits above the Illinois median, so the monthly carrying cost is meaningfully more than the mortgage payment suggests. Third, age: these homes are around thirty years old, structurally sound but with roofs, furnaces, water heaters and kitchens in or past their first replacement cycle. What you get in exchange is a full-size family home in a stable, mature subdivision with a golf course on one side and one of Lake County's better park districts on the other.
The questions buyers actually ask
Elysian Fields FAQ
The questions I get most from buyers shopping Elysian Fields. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $25 per month.
- What does the HOA actually cover?
- A light assessment, generally in the low hundreds of dollars per year. At this level the dues fund common-area items such as entrance signage and landscaping, detention and retention basin maintenance, and association insurance and administration. They do not fund a private pool, clubhouse, or private lawn and snow service. No public copy of the declaration was available, so request the recorded covenants, the current budget and any architectural rules during attorney review.
- What are property taxes like?
- Roughly $9,000 – $14,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Elysian Fields built?
- Town & Country Homes built the community between 1994 and 1996. Town & Country Homes stopped new construction in 1996, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Does living next to the golf course mean I get golf privileges?
- No. Bittersweet Golf Club at 875 Almond Road is a public 18-hole course owned by the Village of Gurnee, not a private club and not an HOA amenity, so anyone can book a tee time. What adjacency actually buys you is the view and the buffer: mature hardwoods, wetlands, native prairie and protected open space along the edge of the subdivision instead of more rooftops. If you specifically want a lot that backs to the course or to water, say so, because those lots are a limited subset of the roughly 314 homes.
- Who built Elysian Fields and when?
- Town & Country Homes, a large Chicago-area production builder, with construction running through the mid 1990s, roughly 1994 to 1996, producing about 314 single-family homes. The Village of Gurnee Plan Commission was reviewing Almond Road fencing details for the subdivision in September 1995, which places buildout squarely in that window. Some listing databases show a much wider build range, which reflects unrelated addresses miscoded into the subdivision field rather than actual construction dates.
- Is there an HOA, and what does it cost?
- Yes, but it is a light one. Available records put the assessment in the low hundreds of dollars per year, typical for an association that maintains entrance landscaping, signage and stormwater basins rather than staffed amenities. Do not assume the dues cover lawn care or snow removal, because at this level they almost certainly do not, and do not assume a community pool or tennis courts: those appear as aggregated listing tags but there is no evidence of privately owned facilities here. Request the recorded covenants, the current budget and any architectural review rules through your attorney.
- What schools serve Elysian Fields?
- Woodland Community Consolidated School District 50 for K-8 and Warren Township High School District 121 for grades 9 through 12. Woodland uses an unusual grade-banded model in which all students attend Woodland Primary for early childhood and kindergarten, Woodland Elementary for grades 1 to 3, Woodland Intermediate for grades 4 and 5, and Woodland Middle School for grades 6 to 8. Warren Township High School splits its student body between the O'Plaine Campus for freshmen and sophomores and the Almond Campus for juniors and seniors, the latter on the same road as the subdivision. Attendance boundaries can change, so confirm your specific address with both districts.
- How big are the homes?
- The builder's original plans ran roughly 1,600 to 2,600 square feet above grade across models including Napa, Sonoma, Rutherford, Mendocino, Calistoga and Normandy, most also offered in a larger variant. Many homes add finished lower levels on top of that, which is why some listing sources quote much larger total figures. Expect three to five bedrooms, two to three and a half baths, and attached two-car garages. Because the homes are around thirty years old, condition and update history are the main things separating one listing from another.
- What are property taxes like in Gurnee?
- Effective property tax rates in Gurnee typically land in the mid-2 percent to high-2 percent range of market value, in line with Lake County generally and above the Illinois average. Bills vary by assessment and by which exemptions apply, so verify with the Lake County Treasurer for any specific address rather than estimating from a neighbor's bill. Buyers moving in from lower-tax counties or from out of state should build this into the monthly carrying cost from the start, because it is the most common budgeting surprise here.

Joe knows Elysian Fields
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
