Villa Park is one of those eastern DuPage County towns that just works for everyday life. It sits between North Avenue and Roosevelt Road, right east of Route 83, so you are minutes from Elmhurst, Lombard, Oak Brook, and Oakbrook Terrace without paying those towns' price tags. The village earned the nickname 'The Garden Village,' and you feel it walking the older neighborhoods: established trees, sidewalks, and a mix of mid-century homes and the kind of solid postwar housing that holds its value. The old Ovaltine factory that once defined the town has been reborn as loft apartments, a nice piece of local character.
Getting to work is genuinely easy here, which is a big part of the draw. Villa Park has its own Metra stop on the Union Pacific West Line with service straight into downtown Chicago, and you are close to I-290, I-355, and Route 83 when you would rather drive. For weekends, the Illinois Prairie Path and the Salt Creek Trail both run right through town, following the old electric railroad corridor, so biking and walking trails are practically out your back door.
The vibe is settled and family-friendly, with a population around 22,000. You get the convenience of being a tight western suburb of Chicago, the parks and rec programs the village runs across its parks and facilities, and a real sense of history, with two former rail stations on the National Register of Historic Places. For buyers, that combination of location, character, and price is the headline.

The school
Willowbrook High School opened in 1959 after area planners, anticipating rapid postwar growth, concluded as early as 1950 that a new high school would be needed. In January 1958 the school board chose the name 'Willowbrook,' a nod to a nearby creek that ran through a stand of weeping willow trees, and decided the school would admit students in all four grades from its first year. A major 2007 referendum funded the 'Building the Future' project, completed in 2010, which added a fieldhouse, air conditioning, upgraded science labs, and a renovated library and commons. Today the 44-acre suburban campus draws students from Villa Park, Oakbrook Terrace, and portions of Elmhurst, Oak Brook, and Lombard.
Willowbrook serves grades 9-12 as part of DuPage High School District 88, with a student-to-teacher ratio near 17 to 1. The school has historically posted strong completion numbers and appeared on Newsweek's national list of top American high schools in both 2008 and 2009 using the Challenge Index.
Willowbrook competes in the West Suburban Conference as a member of the Illinois High School Association, with teams known as the Warriors. The school carries some deep traditions, including 'The Rock,' a boulder unearthed during 1960s construction that students paint to mark big moments. State-level championship success has come in girls badminton and boys gymnastics.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
