Georgetown Square is a 172-unit attached-home community in the far southeast corner of Vernon Hills, on the west side of Milwaukee Avenue just north of the Lincolnshire village line. It is a single-street neighborhood, since every address sits on Georgetown Way, arranged in small clusters of buildings around interior drives and a named retention pond. Built by Zale Homes in the late 1990s, it is unusual for a Vernon Hills address in that it sits in Lincolnshire-Prairie View School District 103 and Adlai E. Stevenson High School District 125 rather than the Hawthorn and Vernon Hills High School pairing most of the village carries. The homes live like townhomes but are legally condominium units, which is the single most important thing for a buyer to understand here.

What it’s actually like to live here

Georgetown Square is what a lot of buyers are actually describing when they say they want Stevenson without the Lincolnshire price tag. The community sits inside Lincolnshire-Prairie View District 103 and Stevenson High School District 125, with Stevenson itself less than a mile away, but the housing is attached, late 1990s, and priced in a different tier than the detached homes across the village line. That combination is the strongest thing about the address, and it explains the mix of owners here: families who want the district and will trade yard for schools, downsizers who already live in the area and want to stay in it, and commuters who want to be near two Metra stations without maintaining a half acre.

Day to day the neighborhood is quieter than its location suggests. It is a single street with no through traffic, wrapped on two sides by the Corporate Woods office park rather than by other subdivisions, with the Vernon Hills bike path along one edge and a small named pond inside it. Landscaping is mature after nearly thirty years. Residents get Vernon Hills Park District access including Century Park and the Sullivan Community Center, the Vernon Area Public Library six tenths of a mile down the road, and the Des Plaines River Trail and Lake County forest preserves a couple of miles east. Rivertree Court, Mellody Farm and Hawthorn are all inside a three mile radius.

The honest tradeoffs deserve to be heard up front. These are legally condominiums rather than fee-simple townhomes, which means an association with the authority to levy special assessments, monthly dues that are not trivial, and condominium project review from lenders, so ask for the budget and reserve study, because buildings from 1997 and 1998 are now in the window where roofs, siding and drives come due. The entrance is directly onto Milwaukee Avenue, a five-lane arterial, and while interior units are insulated from it, units near the entrance are less so, which is worth walking before writing an offer. There is no clubhouse or pool of the community's own, so amenity expectations should point outward to the park district. And the Metra North Central Service is convenient in location but thin in frequency, so a rail-dependent commuter should check the current timetable rather than assume proximity means usability.

What does the HOA actually cover?
Georgetown Square is governed by a condominium association, professionally managed by Foster Premier, Inc. of Buffalo Grove, covering 172 units. The association does not publish a line-item schedule of what the assessment includes, so treat any specific inclusion as unconfirmed until you see the documents. For a condominium of this type and vintage the questions worth asking are what the assessment covers for roofs, siding and drives, what the reserve balance is, and whether any special assessment has been levied or is being contemplated. Request the Section 22.1 disclosure, the current budget and the reserve study during attorney review.
What are property taxes like?

Which specific schools would my children attend?
Within District 103 the three buildings are Laura B. Sprague School for the early elementary grades, Half Day School for the intermediate grades and Daniel Wright Junior High School through eighth grade. High school is Adlai E. The original Zale Homes plan lineup ran from a two-bedroom plan at about 1,522 square feet up to a three-bedroom plan at about 2,354 square feet. No. No clubhouse, pool or fitness facility appears in any record for this community, so do not count on one. What the community itself has is a named pond of just under an acre, mature common landscaping, attached garages on essentially every unit, and the Vernon Hills bike path running immediately west. Recreation comes from the surrounding public districts, including the Vernon Hills Park District's Century Park and Sullivan Community Center and the Lake County Forest Preserves.
What do homes cost here and how is the market doing?
Prices vary widely inside the community, because the smallest two-bedroom plans and the largest three-bedroom plans are genuinely different products.
