Prestbury is an established, master-planned community in Sugar Grove Township, Kane County, just west of Aurora. It was platted on a roughly 700-acre former farm purchased for development in 1966, with building beginning in 1967 as a planned unit development centered on a golf course, lakes, and open space. Today it is a private homeowners-association community of roughly 940 homes, a mix of single-family houses and attached townhome and condo sections, governed by the Prestbury Citizens Association, which owns and maintains a pool, clubhouse, tennis and pickleball courts, parks, lakes, and trails. Wrapped around the neighborhood is the public Bliss Creek Golf Club, so a golf-course setting comes without a private-club price of admission.

The tradeoffs are the ones common to any planned community of this vintage. Homes span roughly five decades of construction, so quality, updates, and systems vary widely from house to house, and older original homes may need modernizing. The community carries HOA obligations: a master PCA assessment plus, for the attached-housing sections, a separate sub-association assessment, so buyers should pin down total monthly carrying costs before writing an offer.
