Shorewood Towne Center is the single family neighborhood on the north side of Jefferson Street, U.S. Route 52, west of River Road, on streets including Clennan, Hawkins, Langdon, Moran, Cronin and Peyton. It is the residential piece of a larger village-driven mixed use master plan of the same name, which is Shorewood's civic and event core: Village Hall at One Towne Center Boulevard, Towne Center Park with its splash pad and amphitheater, and the new Village of Shorewood YMCA at 1801 West Jefferson Street. The neighborhood has been built in phases by several builders since the early 2010s. The current phase is Lennar's Towne Center II, 139 single family lots approved by the Village Board in January 2025, with construction beginning that summer.

What it’s actually like to live here

More than most subdivisions in this market, Shorewood Towne Center is actually built around something. The village put its civic core here on purpose: Village Hall, a splash pad park and an amphitheater that runs a real calendar of weekly band nights, artisan markets, Autumn Fest and a holiday market are all directly across the street from the front doors. The new Village of Shorewood YMCA, a 60,000-plus square foot facility with an 8-lane pool, gymnasium, indoor track and fitness center, opened next to Village Hall in April 2026, which changes the daily rhythm of this neighborhood in a way a clubhouse never could.

Add the on-site ponds and multi-use path, the village's splash pad network, Cene's Four Seasons Park with its sled hill and outdoor ice rink, and the 454-acre Hammel Woods preserve with a paved DuPage River Trail segment and a kayak launch, and the recreation picture here is unusually deep for a Will County production neighborhood. The homes are current-generation Lennar product: six plans, two ranches and four two-story designs, with James Hardie fiber cement siding, a GE stainless appliance package, granite counters, 42-inch cabinetry and a smart thermostat included rather than upgraded.

The tradeoff is that you are buying into a place that is still being built. Towne Center II is 139 lots that began construction in summer 2025, so build-out runs for years rather than months, which means construction traffic, mud in the spring, unfinished streetscape and homes going up next door after you move in. The Hamptons, a 31.5-acre mixed use project with apartments, townhomes and ground floor retail, is under construction at the same intersection, and the village is still marketing retail pads at Route 52 and Wynstone. Landscaping is young throughout, so shade is a decade away on the newest lots. Buyers who want a finished, fully leafed-out street should look at the earlier Ryan Homes and D.R. Horton sections instead. And Will County property taxes are high, with a first-year bill on a new build that can be misleadingly low.

Why this market moves the way it does

This neighborhood is really two markets sharing a name. The active Lennar phase competes on base price, incentives and delivery timing against other new construction in the I-55 corridor, while the earlier Ryan Homes, D.R. Horton and Meadowbrook sections trade as normal resales with finished landscaping and settled streets.

What holds value

The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

New versus resale
Builder inventory sets the ceiling on the newest streets, and resales from the earlier phases have to price against it while offering mature yards and no construction next door.
Plan and garage count
The three-car plans and the larger two-story designs sit at the top of the range, and the ranch plans draw their own distinct buyer pool.
The civic core
Village Hall, Towne Center Park and the new YMCA across the street are permanent public amenities that no HOA fee has to fund.
Minooka 201 attendance

Who shouldn’t buy here

Here is the honest version before you tour.

Do not underwrite this purchase off the prior year's tax bill. Will County bills one year in arrears, and under Illinois law a newly completed home is added to the assessment on a pro-rata basis only from the date of the occupancy permit forward. The practical result is that the first bill after closing on a brand new home often reflects just the land, or the house for part of a year, and it looks far lower than the true ongoing cost. Budget off an approximate effective rate in the low-to-mid 2 percent range of market value, which is where Will County and Lennar's own published estimate for these homesites both land, and apply for your homestead exemption, which is not automatic in year one.

Confirm the school assignment in writing. The Village of Shorewood is genuinely split between Minooka CCSD 201 and Troy CCSD 30-C for grades PreK through 8, and between Minooka District 111 and Joliet Township District 204 for high school. The evidence for these streets points to Minooka 201 and Minooka Community High School, including Walnut Trails Elementary sitting at 301 Wynstone Drive, but some builder and portal feeds show Troy 30-C schools instead, and those feeds appear to be automated nearest-school lookups. Confirm your specific address with the district before you write an offer.

Plan around the build-out. Towne Center II runs for years, The Hamptons is going up at the same intersection, and retail pads at Route 52 and Wynstone are still being marketed. Build timelines on to-be-built homes routinely run longer than the sales center's first estimate, so a buyer with a lease expiring or a home under contract needs a real contingency plan. If a quiet, finished street matters more than a new house, the earlier phases are the better fit.

One piece of advice

The reason to buy here rather than one more subdivision off Route 59 is what sits across the street: village hall, a splash pad, an amphitheater with an actual event calendar, and a brand new YMCA with an 8-lane pool. None of that costs you an HOA dollar. What you have to manage is the new construction reality. Get the delivery date in writing, do not trust the first tax bill, and confirm you are in Minooka 201 for the exact address. Handle those three and this is one of the better new-build values in Will County.
