About the community
One of Plainfield's larger amenity-rich family communities.
Wesmere, marketed as Wesmere Country Club, is an established single-family community on the southwest side of Plainfield, built out from roughly 1995 to 2001. It is a large, master-planned neighborhood organized into several pods and tied together by a genuine recreation campus: a 10,000 sq ft clubhouse, three pools, a fitness room, sports courts, ball fields, playgrounds, and stocked ponds. Its appeal is shared amenities at a mid-tier price, plus an on-site elementary school. One clarification the name invites: there is no golf course and no private country club here. Country Club is a subdivision name only.

What it’s actually like to live here
Wesmere is one of Plainfield's larger established family neighborhoods, and its appeal is built around shared amenities rather than acreage or prestige. The HOA owns and runs a genuine recreation campus, a large clubhouse, three pools, a fitness room, sports courts, ball fields, playgrounds, and several fishing ponds, which gives the community a summer-centered, kids-and-neighbors rhythm that is hard to find at this price. For buyers who want an amenity-heavy lifestyle for a modest monthly HOA fee, Wesmere delivers a lot.
The housing stock is the other defining trait. Because homes were built across the mid 1990s through 2001 in a range of sizes and plans, Wesmere offers real choice, from smaller ranches and starter two-stories to larger move-up homes, all inside one connected community with an on-site elementary school. That maturity means grown trees and settled streetscapes, along with the honest reality that these are homes around twenty-five to thirty years old.
The main tradeoffs are location and cost of ownership. Plainfield is car-dependent, and Wesmere sits on the southwest edge, a short drive from Route 59 shopping and I-55 but not walkable to a downtown or a train, so Chicago commuters should plan on driving to a Metra station. Like all of Will County, property taxes run high relative to national norms, which buyers should weigh alongside the low HOA dues when comparing total monthly cost.
Market trends
Why this market moves the way it does
Wesmere trades as an amenity-rich, mid-tier family community, and value here leans on the shared recreation campus and the on-site elementary as much as on the individual home. Because the neighborhood spans a range of sizes and a common late-1990s vintage, condition and floor plan separate the quick sales from the slow ones.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- Amenity campus
- The clubhouse, three pools, courts, and ponds are a durable draw that supports value versus plainer nearby subdivisions.
- On-site elementary
- Wesmere Elementary inside the community is a real, repeatable convenience for families.
- Home size and updates
- With plans ranging from ranches to larger two-stories of a late-1990s vintage, updated and well-sized homes hold value while dated ones lag.
- Low HOA for the amenities
- A modest assessment for this depth of amenities is an efficiency buyers notice.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
Despite the Country Club name, there is no golf course or private club here. If a golf membership is what you are after, this is not that community. What you get instead is an HOA-owned clubhouse, three pools, courts, and ponds, which is a lot of amenity for the dues, but set expectations correctly.
Will County taxes run high relative to national norms, so pull the actual tax history for the specific home rather than estimating. The good news is the HOA dues are modest for the amenity set, but taxes are the bigger carrying cost to model per address.
These are homes around twenty-five to thirty years old, so budget for age-related updates such as roofs, HVAC, and kitchens and baths, and inspect accordingly. Also note that District 202 approved high school boundary changes for the 2026 to 2027 school year, so confirm the current middle and high school assignment for the specific address through the district.
One piece of advice
“Wesmere gives you an unusually deep amenity set, three pools, a real clubhouse, courts, and ponds, plus an on-site elementary, for a modest HOA at a mid-tier Plainfield price, which is why families keep coming back to it. Just set expectations that the Country Club name is branding and there is no golf, pull the real Will County tax history, confirm the current school assignment given the recent boundary changes, and buy the home on its own condition. Do that and it is a lot of community for the money.”
The questions buyers actually ask
Wesmere FAQ
The questions I get most from buyers shopping Wesmere. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $60 per month.
- What does the HOA actually cover?
- A mandatory HOA (managed by AMG Management Group) funds an unusually deep amenity set for the price: a roughly 10,000 sq ft clubhouse, three swimming pools, a fitness room, tennis, basketball and volleyball courts, ball fields, parks and playgrounds, and stocked ponds, plus common-area upkeep. Dues are relatively modest; confirm the current amount and inclusions with the management company or in the resale documents.
- What are property taxes like?
- Roughly $6,500 – $13,000 per year, depending on home size and value. Will County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is there really a golf course or country club at Wesmere?
- No. Despite the Wesmere Country Club name, there is no golf course and no private country club. The name refers to the subdivision and its HOA-owned clubhouse and pool complex. Confirmed amenities are a large clubhouse, three pools, a fitness room, sports courts, parks, and fishing ponds.
- What kinds of homes are in Wesmere?
- Detached single-family homes only, in a wide range of sizes and several floor-plan tiers, from ranches and smaller two-stories to larger four-bedroom homes. They were built out roughly between 1995 and 2001, so the community is mature and fully established.
- What does the HOA cover and how much are dues?
- The mandatory HOA, managed by AMG Management Group, funds the clubhouse, three pools, fitness room, courts, parks, ponds, and common-area upkeep. Dues are relatively modest for the amenity set; confirm the exact current amount with the management company or in the resale documents.
- What do homes cost and how is the market?
- Pricing spans a range because of the variety of home sizes and ages, and it sits in a mid-tier bracket for Plainfield. Rather than a fixed number, check the live Market snapshot on this page for current listings, recent sales, and market pace.
- What schools serve Wesmere?
- The community is in Plainfield CCSD 202, and Wesmere Elementary School sits inside the subdivision. Middle and high school assignments are subject to recent District 202 boundary changes effective for the 2026 to 2027 school year, so confirm the exact schools for a specific address using the district's school locator.
- How is the commute to Chicago?
- Plainfield is car-dependent and has no Metra station of its own, so most rail commuters drive to the Route 59 BNSF station in the Aurora and Naperville area for frequent service, or to Joliet. By car, Route 59 and Route 126 connect to Interstate 55 toward Bolingbrook, Chicago, and Joliet.

Your local agent
Joe knows Wesmere
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
