About the community

A large, amenity-rich Shorewood neighborhood built around a clubhouse and pool.

Kipling Estates is one of Shorewood's larger master-planned communities, on the west side of the village in Will County, developed by the Kipling Group with homes built by William Ryan Homes and M/I Homes. Built from the early 2000s into the early 2020s, it mixes single-family homes with attached townhomes across named sub-neighborhoods, all anchored by a central clubhouse with a pool, fitness center, and tennis. It reads as a family-oriented, resort-lite neighborhood with a range of price points and easy access to the I-55 and I-80 corridors.

What it’s actually like to live here

Kipling Estates is built for families and move-up buyers who want newer construction and shared amenities without leaving Will County. The heart of the neighborhood is the clubhouse complex, with a pool, a fitness center, tennis and pickleball courts, a golf practice area, and event space, an unusually full package for a non-age-restricted subdivision at this price point. The mix of townhomes and single-family homes also means people can move up or down without leaving the neighborhood.

Day to day, location is a practical win. The I-55 and I-80 corridors, the newer Route 59 interchange, and Route 52 put jobs, big-box shopping, and Joliet-area hospitals within an easy drive, and the Shorewood address carries a well-regarded, family-friendly reputation. Buyers coming from the city or from denser suburbs tend to appreciate the space, the newer housing stock, and the amenity value baked into the association.

The honest tradeoffs are worth naming. This is car-dependent suburbia with no Metra station in Shorewood itself, so a rail commute means driving to Joliet or the Route 59 station first. Will County property taxes are high, and the amenity-rich HOA adds a monthly cost on top of the tax bill, so the true carrying cost is higher than the mortgage alone. Architectural review rules are real, and because Shorewood straddles multiple school districts, two homes a few streets apart can be assigned to different schools, so verify the district per address.

The questions buyers actually ask

Kipling Estates FAQ

The questions I get most from buyers shopping Kipling Estates. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Kipling Estates is run by the Kipling Estates Homeowners Association, and membership is mandatory. Dues fund the clubhouse and recreation complex (pool, fitness center, tennis and pickleball courts, golf practice area, and walking paths), common-area upkeep, and the architectural review process. Townhome and maintenance-provided sections pay higher dues that also cover exterior and landscape care, so confirm the exact assessment for a specific home and section with the association.
What are property taxes like?
Roughly $9,000 – $16,000 per year, depending on home size and value. Will County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
What kinds of homes are in Kipling Estates?
A mix of detached single-family homes and attached townhomes, largely two-story designs with three to five bedrooms in the single-family sections. They were built from the early 2000s into the early 2020s by William Ryan Homes and M/I Homes across named sub-neighborhoods.
Is there an HOA, and what does it cover?
Yes, membership is mandatory. Dues fund the clubhouse and amenity complex (pool, fitness center, tennis and pickleball, golf practice area, and walking paths), common-area maintenance, and the architectural review process. Townhome and maintenance-provided sections pay more because their dues also cover exterior and landscape upkeep. Confirm the exact assessment for a specific home and section.
What schools serve Kipling Estates?
The best available signal points to Minooka Community Consolidated District 201 for K-8, where Shorewood-area students have attended Walnut Trails Elementary, then Minooka Intermediate and Minooka Junior High, and Minooka Community High School District 111 for high school. Shorewood is split among multiple districts, so verify the assigned schools for the exact address before relying on it.
What amenities do residents get?
A clubhouse with rentable event space, an outdoor pool, a fitness center, tennis and pickleball courts, a golf practice area, walking paths, and neighborhood open space. It is an unusually complete amenity package for a non-age-restricted Will County community.
How is the commute and location?
Kipling Estates has quick access to I-55 and I-80 via Routes 59 and 52, including the newer Route 59 interchange, putting Joliet, Naperville, and the Chicago-bound corridor within reach. There is no Metra station in Shorewood itself, so rail commuters drive to Joliet or the Route 59 BNSF station first.
What do homes cost here and how is the market?

Your local agent

Joe knows Kipling Estates

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
