About the community

A gated, maintained enclave behind the Route 59 corridor.

Waterford Pointe is a small gated community of about 180 single-family, townhouse, and duplex residences on Joliet's far west side, in Troy Township, Will County, in the 60431 ZIP. It sits just east of Illinois Route 59 between Black Road and Theodore Street, with the Shorewood village line immediately west, which is why it often reads as Shorewood adjacent even though the mailing address, municipal services, and taxing jurisdiction are City of Joliet. Built in the early 2000s, it runs on short curved streets and cul-de-sacs named for Waterford crystal patterns, and the association handles lawn care and snow removal, so the practical experience of living here is closer to a townhome community than a traditional detached neighborhood.

At a glance

Private gated entrance

The association maintains a gated entry, so traffic on the interior streets is essentially residents only.

Grounds maintenance included

Full grounds maintenance including snow removal is provided by the association, which is uncommon at this price point in west Joliet.

About 180 residences

A mix of single-family, townhouse, and duplex product, commonly two to three bedrooms and roughly 1,200 to 2,700 square feet.

Waterford crystal street names

Mikasa Court, Baccarrat Court, Kylemore Court, Lalique Court, and Ashley Circle off Country Glen Drive, a naming theme that runs through the floor plans too.

Park at the north edge

Waterford Point park, a Joliet Park District facility on Country Glen Drive, has an open play area, picnic area, play equipment, and a shelter.

New I-55 interchange

IDOT opened a full-access diverging diamond interchange at I-55 and Route 59 in October 2024, replacing a partial-access configuration and giving drivers all four movements for the first time.

Built 2001 to 2005

An early-2000s community now at the twenty year systems cycle, so roofs, HVAC, water heaters, and original finishes are all live line items.

What’s close

The community sits behind Route 59 on Joliet's far west side, minutes from Shorewood retail and a short drive from both I-55 and Joliet Union Station.

Highway
Illinois Route 59 runs along the western edge. IDOT's full-access diverging diamond interchange at I-55 and Route 59 opened in October 2024, and I-80 is a few miles south via Jefferson Street, Larkin Avenue, or Houbolt Road.
Train
Joliet Union Station at 90 E. Jefferson Street, about six miles southeast, is served by both the Metra Rock Island District and the Heritage Corridor plus Amtrak and nine Pace routes. Rock Island runs frequent all-day and weekend service; Heritage Corridor is weekday peak direction only.
Schools
Troy Community Consolidated School District 30-C for PreK through 8 and Joliet Township High School District 204 for high school. This is not Joliet District 86, not Plainfield 202, and not Indian Prairie 204, all of which trip up buyers searching west Joliet.
Parks
Waterford Point park sits at the north edge on Country Glen Drive. Residents are inside the Joliet Park District, which also runs Inwood Athletic Club, Inwood Ice Arena, and Pilcher Park Nature Center.
Shopping
Louis Joliet Mall and its surrounding retail district are roughly three miles north and northeast, with everyday grocery and service retail along the Route 59 and Jefferson Street corridors.
Hospital
Saint Joseph Medical Center at 333 N. Madison Street in Joliet, roughly five to six miles east, is the closest full-service hospital with a 24 hour emergency department.

What it’s actually like to live here

Waterford Pointe functions less like a big subdivision and more like a small maintained enclave. The association handles lawn care and snow removal, so the day-to-day experience is closer to a townhome community than a traditional detached neighborhood, even for owners of detached homes. That combination of a gate, a maintained exterior, and an attainable price point is genuinely uncommon in this part of Joliet, and it is why the community draws two distinct buyer types: younger buyers who want a first home they do not have to spend Saturdays maintaining, and empty nesters who want to stay near Shorewood and west Joliet without a half acre of grass to manage. Streets are short and curved with cul-de-sacs, and the Joliet Park District's Waterford Point park sits right at the north edge with a playground, shelter, and open play area.

Location is the strongest argument for the community. Route 59 puts a full grocery, restaurant, and service corridor within a few minutes, Louis Joliet Mall and its surrounding retail district are about three miles away, and the diverging diamond interchange that opened at I-55 and Route 59 in October 2024 fixed a decades-old bottleneck by giving drivers all four movements onto and off the interstate for the first time. Commuters who want the train have Joliet Union Station about six miles southeast with both the Rock Island District and the Heritage Corridor, plus Amtrak and Pace connections, and Rock Island service is frequent enough to be a real daily option rather than a technicality. Schools are close in physical terms too, with the Troy 30-C intermediate and middle school campus on Theodore Street barely a mile and a half away.

The honest tradeoffs matter here. These are homes built roughly 2001 to 2005, which means buyers should budget for the twenty year systems cycle: roofs, furnaces, air conditioners, water heaters, and original kitchens and baths are all at or past their expected replacement windows, and condition varies widely unit to unit. A maintained community means a monthly assessment and a set of rules, so buyers who want to park a boat in the driveway or repaint the front door whatever color they like will be happier elsewhere. Route 59 is a heavily traveled arterial, and while the gate insulates the interior streets, homes nearer the western edge will hear it. Troy 30-C is openly telling voters that most of its buildings exceed intended capacity and that enrollment is projected to keep climbing on the back of new housing, which is why a limiting rate referendum is on the November 2026 ballot, and families should read the district's own materials rather than take anyone's summary for it. And Will County property taxes are high by national standards, generally in the range of 2.0 to 2.5 percent of market value, which is a bigger factor in the monthly payment than the price tag alone suggests.

The questions buyers actually ask

Waterford Pointe FAQ

The questions I get most from buyers shopping Waterford Pointe. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Waterford Pointe has a mandatory homeowners association, professionally managed by AMG Management Group. Per the manager, the association provides full grounds maintenance including snow removal and maintains the private gated entrance. Listing data puts monthly assessments in the low-to-mid $150s, but that figure comes from MLS records rather than the association's published schedule, and attached and detached owners in a mixed community frequently pay different amounts. Pull the current budget, reserve study, and assessment schedule through the association's document service before closing.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Where exactly is Waterford Pointe, and is it in Joliet or Shorewood?
It is in the City of Joliet, in Troy Township, Will County, with 60431 mailing addresses. It sits just east of Illinois Route 59, signed as Brook Forest Avenue nearby, between Black Road and Theodore Street on Joliet's far west side. The Shorewood village line is immediately west, which is why the area is often described as Shorewood adjacent, but Waterford Pointe itself is Joliet for taxes, police, and municipal services.
Is there an HOA, and what does it actually cover?
Yes, and it is a real one. The association is professionally managed by AMG Management Group, and per the manager it provides full grounds maintenance including snow removal and maintains the private gated entrance. Listing data puts monthly assessments in the low-to-mid $150s, but that figure comes from MLS records rather than the association's published schedule, and attached and detached owners in a mixed community may pay different amounts. Ask for the current budget, reserve study, and assessment schedule before you close.
Which schools serve Waterford Pointe?
Kindergarten through eighth grade is Troy Community Consolidated School District 30-C, which runs five PreK through grade 4 elementary schools, William B. Orenic Intermediate for grades 5 and 6, and Troy Middle School for grades 7 and 8, with the Orenic and Troy Middle campus on Theodore Street about a mile and a half away. High school is Joliet Township High School District 204, with Joliet West High School as the assigned campus. Troy 30-C does not publish a public attendance boundary map, so confirm your specific elementary building directly with the district before you rely on it. Note that Waterford Pointe is not in Joliet District 86, not in Plainfield 202, and not in Indian Prairie 204, which trips up a lot of buyers searching west Joliet.
How is the commute, and can I take the train?
Route 59 is at your doorstep, and IDOT opened a full-access diverging diamond interchange at I-55 and Route 59 in October 2024, so all four interstate movements are now available where previously only two were. I-55 is also reachable at US 52 and Jefferson Street, and I-80 is a few miles south via Jefferson Street, Larkin Avenue, or Houbolt Road. For rail, Joliet Union Station is about six miles southeast and is served by both the Metra Rock Island District and the Metra Heritage Corridor, plus Amtrak and nine Pace bus routes. The Rock Island offers frequent all-day and weekend service, while the Heritage Corridor runs only a handful of weekday peak-direction trains.
What kind of homes are here, and how big are they?
A mix of single-family, townhouse, and duplex residences, about 180 in total, built roughly 2001 to 2005. Most are two to three bedrooms with two to three baths, generally in the range of about 1,200 to 2,700 square feet, with the larger figures coming from a handful of the biggest detached plans. The floor plan names follow the same Waterford crystal theme as the streets, including Lismore, Ashley, Tiffany, Waterford, Crystal, and Stafford. Because the community mixes attached and detached product on the same streets, confirm exactly what you are buying and how it is classified before you write an offer.
What do homes cost here and how is the market moving?
Check the Market snapshot on this page rather than any figure written into a sentence. It pulls live from the MLS and shows current listings, recent sales, and how quickly homes are moving in Waterford Pointe specifically. In general terms the community sits at an attainable price point for the west Joliet and Route 59 corridor, with attached and duplex product priced below the detached homes inside the same gates.

Your local agent

Joe knows Waterford Pointe

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
