About the community

A self-contained 1970s community in the Cook County corner of Roselle.

The Trails is a 517-home association on roughly 83 acres off East Nerge Road in the northeast corner of Roselle, made up of about 150 single-family homes and about 365 townhomes under one association. It was built in the early to mid 1970s on a curvilinear plan whose streets are named for national parks and natural landmarks, including Acadia, Bryce, Carlsbad, Glacier, Sequoia and Yosemite, with several cul-de-sacs carrying the unusual suffix Bay. The detail that shapes daily life here is that Frederick Nerge Elementary sits inside the neighborhood on Woodfield Trail, and the association runs a clubhouse, pool and courts of its own, so the place functions more like a small village than a subdivision.

What it’s actually like to live here

The Trails is one of the rare northwest suburban communities where the neighborhood elementary school is not nearby, it is inside. Nerge Elementary sits on Woodfield Trail among the houses, which changes the rhythm of the place, because kids walk and parents walk. Layer on a clubhouse campus with a lifeguarded pool, tennis and basketball courts, a fitness room, playgrounds, ponds with fountains and walking paths threaded through 83 acres of mature landscaping, and the result reads like a small self-contained village rather than a tract of 1970s houses. The volunteer board still runs an Easter egg hunt, a children's Christmas party, an August Backyard Bash and a Doggy Dip Day on the pool's last afternoon.

The financial argument here is the assessment. For roughly the cost of a mid-range condo fee, the association handles front lawn care, snow removal, driveway sealing and exterior painting, and that coverage extends to the single-family homes rather than stopping at the townhomes. A detached house here carries something closer to a townhome's maintenance burden, which is why the community draws both young families buying their first house with a yard and longtime owners who want to stay put without climbing a ladder. Pair that with a District 54 elementary and a District 211 high school and the value case is straightforward for the area.

The honest tradeoffs are real. This is 1970s housing stock and the condition spread is enormous, with gut-renovated homes sitting next to homes on original systems, so budget for inspection findings on roofs, furnaces, water heaters and sewer lines. The community is townhome-heavy at roughly 70 percent attached, which means density and driveway parking pressure a low-density subdivision would not have. Cook County assessment and appeal cycles are a different animal from DuPage and catch some buyers off guard. Amenities of this vintage are aging assets, so recent board agendas cover clubhouse roof work, playground replacement and driveway resurfacing, which is responsible governance but also means assessments have upward pressure over time.

Assessments fund front lawn care, snow removal, exterior painting, driveway sealcoating, common insurance, and operation of the clubhouse, pool, courts, fitness room and grounds. Townhomes additionally receive exterior maintenance. The coverage reaching exterior painting and driveways on the single-family homes is unusual for a detached house. An Architectural Control Committee reviews exterior changes. Confirm the current assessment for the specific home with management, since it differs between the townhome and single-family sides.
What are property taxes like?

It also means The Trails is not in Lake Park High School District 108, which serves much of the DuPage side of Roselle.
