About the community

A settled, school-anchored 1970s neighborhood in southwest Palatine.

Hunting Ridge is an established single-family subdivision of 439 homes in the southwest corner of Palatine, laid out west of Quentin Road on either side of Illinois Avenue and surrounding William Fremd High School. The Village of Palatine approved the plan for roughly 200 acres in 1967, and construction began in 1968, built principally by Winston-Muss Corporation with the final lots finished by Art Greene Construction. It was planned with winding streets, traffic-calming cul-de-sacs, and seven parks and recreation areas, giving a low density of just over two homes per acre. Today it reads as a mature, wooded, family-oriented neighborhood with a strong reputation tied to its schools and one of the more active homeowners associations in the northwest suburbs.

What it’s actually like to live here

Hunting Ridge reads as a settled, leafy 1970s family neighborhood where the selling points are space and stability rather than newness. The homes are genuinely large for their era, the lots are a generous 12,000 square feet or more, and the street plan of curving roads, cul-de-sacs, and seven pocket parks was deliberately built to slow traffic and give kids room to roam. Having Hunting Ridge Elementary inside the subdivision and Fremd High School at its doorstep is the anchor of the neighborhood's identity, and the schools are a major reason buyers with children target this pocket of Palatine specifically.

The social fabric is unusually strong for a suburb. The Hunting Ridge Homeowners Association has run since 1969, historically drawing a large majority of households as members for a nominal yearly fee, and it programs a real calendar of events, from garage sales and egg hunts to hayrides and movie nights, on top of practical work like entry-sign upkeep, a printed directory, Neighborhood Watch, and speaking up at village zoning hearings. For buyers who want neighbors who actually know each other, that is a genuine draw.

The honest tradeoffs: these are older homes, so many will need updating in kitchens, baths, and mechanicals, and the split-level and raised-ranch floor plans that defined the era are not to every buyer's taste. Cook County property taxes are meaningfully higher than in some neighboring collar counties, which raises the true cost of ownership. And the association is voluntary and social rather than covenant-enforcing, so it does not tightly control exterior upkeep or architecture the way a mandatory association would. None of these are dealbreakers, but they are the real considerations behind an otherwise very desirable, school-driven neighborhood.

The questions buyers actually ask

Hunting Ridge FAQ

The questions I get most from buyers shopping Hunting Ridge. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
The Hunting Ridge Homeowners Association is a voluntary civic and community association, not a mandatory covenant HOA with monthly assessments. Membership has historically been a nominal yearly fee, funding the neighborhood directory and newsletter, entry-sign upkeep, Neighborhood Watch, and a full calendar of social events, along with advocacy on village zoning matters. Because membership is voluntary, it does not charge mandatory dues or enforce architecture the way a covenant association would. Confirm current membership terms with the association.
What are property taxes like?
Roughly $10,000 – $18,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Hunting Ridge built?
Winston-Muss Corporation (with Art Greene Construction) built the community between 1968 and 1977. Winston-Muss Corporation (with Art Greene Construction) stopped new construction in 1977, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
How old are the homes and who built them?
They were built starting in 1968 into the 1970s, principally by Winston-Muss Corporation with the final lots finished by Art Greene Construction. Styles include ranches, raised ranches, split-levels, colonials, and cape cods, typically 3 to 6 bedrooms on lots of at least 12,000 square feet, so expect roomy but period homes that may want updating.
Does Hunting Ridge have a mandatory HOA with monthly dues?
No. The Hunting Ridge Homeowners Association is a voluntary community and civic association funded by a nominal yearly membership fee that supports neighborhood events, entry-sign upkeep, a directory, and advocacy. It is not a covenant association charging monthly assessments or controlling architecture. Confirm current membership terms with the association.
What schools serve Hunting Ridge?
Hunting Ridge Elementary, a Blue Ribbon school in Palatine CCSD 15, sits inside the subdivision, students generally continue to Plum Grove Junior High, and William Fremd High School in Township District 211 borders the neighborhood. Confirm current boundaries with the districts, since attendance areas can change.
Is there a neighborhood pool or swim club?
Not within the Palatine subdivision, based on available sources. The Palatine Hunting Ridge association describes parks rather than a private pool. Palatine Park District operates public pools nearby, including Birchwood Pool on Illinois Avenue.
How is the commute to Chicago and O'Hare?
Strong. The Metra Union Pacific Northwest line runs from downtown Palatine to downtown Chicago, and I-90 plus Route 53 give quick access to O'Hare, about 16 miles, and the city, about 36 miles, along with the Woodfield and Schaumburg job and retail hub just south.
What do homes cost here and how is the market?
Hunting Ridge generally sits toward the upper-middle of Palatine's single-family market, driven by large lots, larger homes, and the Fremd feeder. For current prices and market conditions, see the live Market snapshot on this page rather than a fixed number.

Joe knows Hunting Ridge

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
