For empty-nesters trading a single-family house for a lock-and-leave lifestyle, the appeal is real. You get generous square footage, six pools, tennis, a mature tree canopy, a staffed 24-hour gate, and a location that puts Metra, the Edens, Northbrook Court, and strong North Shore schools all within a short drive.

The first honest tradeoff is cost of carry. Monthly assessments here are among the highest you will see in the area, but that number bundles heat, gas, water, insurance, cable, security, and all exterior upkeep, so it should be compared against a lower-fee, pay-your-own-utilities alternative on an all-in basis. Buyers should scrutinize the reserve study and any special-assessment history, because five-story midrise buildings from the 1970s and 1980s carry long-term capital needs for roofs, elevators, facades, and mechanicals.

The second tradeoff is age and change. These buildings are approaching or past 40 to 50 years old, so individual units are frequently updated but common elements reflect their era.
