Lakewood Homes built it out through the mid 2000s across five recorded plats, producing roughly 240 to 250 homes on lots that run about a quarter acre. The character is move-up production luxury rather than custom estate: brick and siding elevations, three-car attached garages, full basements that were largely finished by the second owner, two-story foyers, and first-floor offices. One detail catches buyers off guard and matters a great deal. Despite the Naperville address and 60565 ZIP, Timber Creek is in Will County, not DuPage.

What it’s actually like to live here

Timber Creek is what south Naperville does best: a compact, fully built pocket of large mid-2000s houses where the daily rhythm is set by the school calendar. The subdivision is small enough that you learn the streets in a week, and the layout of curving lanes and courts off Timber Creek Lane keeps cut-through traffic out. Timber Creek Park sits in the middle of it, so the basketball hoop and the playground are a walk rather than a drive. Spring Brook Elementary is under a mile away, and the Gregory Middle and Neuqua Valley pipeline behind it is the reason most families end up looking here in the first place. Add the DuPage River corridor a mile east, with Knoch Knolls Nature Center, trails, and a paddling launch, and there is real outdoor life within a short bike ride.

The houses are built for a household that needs room. Three-car garages, full basements largely finished by now, first-floor offices that turned out to be prescient, front and back staircases in the larger plans, and enough bedrooms that a guest room and a home gym are normal rather than luxuries. Because these are production plans from a single builder, the streetscape has coherence: consistent setbacks, consistent scale, brick and siding elevations that have aged reasonably well. And with dues in the low hundreds per year, homeowners are not writing a meaningful monthly check to the association, which is a real advantage against newer Naperville communities that layer significant assessments on top of an already substantial tax bill.

The honest tradeoffs start with the tax bill. Will County Naperville carries one of the higher effective rates in the region, and on a house this size that is a serious line item in the monthly payment, one that buyers moving from outside Illinois consistently underestimate. The lots are ordinary: a median around a quarter acre means a lot of house on a not-especially-large yard, and side-yard separation is modest. There is no HOA pool, clubhouse, or gym, and while the nearby Breckenridge Estates Swim and Tennis Club is the practical substitute, it is a separate paid membership and it currently has a waitlist, so do not assume access. This is also car-dependent: nothing is walkable except the neighborhood park and the elementary school, and both BNSF stations are roughly five miles off, which means a park-and-ride commute. Finally, these are twenty-plus-year-old houses now, so roofs, HVAC, water heaters, and original kitchens are all reaching replacement age.
