About the community

Single-level Del Webb ranch living around a lakeside clubhouse in Mundelein.

Grand Dominion is an age-restricted (55+) active-adult community in Mundelein built by Del Webb, the active-adult brand of PulteGroup, and it was Del Webb's first community in Lake County. It opened around 2006 and built out over roughly the next decade into about 725 detached, single-level ranch homes set on around 320 acres with about 100 acres of open space, ponds, and a lake. The center of gravity is Lakeside Lodge, an approximately 17,000 square foot clubhouse with indoor and outdoor pools, a fitness center, and rooms for clubs and events. It is not gated and has no on-site golf course.

What it’s actually like to live here

Grand Dominion delivers a classic Del Webb active-adult lifestyle at a mid-size scale. Days can be as full or as quiet as a resident wants: a morning walk on the trails, an aqua-fitness class or a workout at Lakeside Lodge, an afternoon of pickleball, tennis, or bocce, and evenings built around clubs, concerts, or dances. With more than 1,400 residents and dozens of resident-led clubs, the social infrastructure is genuinely active, and the maintenance-provided model, with lawn care and snow removal handled by the HOA, frees residents from the chores of a traditional single-family home.

The all-ranch, single-level format is the other big draw. Every home is a detached ranch with a first-floor primary suite, which is a real long-term-livability advantage for buyers downsizing from a larger two-story house and who want to avoid stairs. Floor plans run from compact Manor ranches to larger Estate homes with finished basements, three-car garages, and water views, so there is a range of sizes and price points within the same single-level character.

The honest tradeoffs are worth stating plainly. This is an age-restricted community, so at least one household member must generally be 55 or older and there are limits on younger occupants. Monthly HOA dues plus Lake County property taxes, which run high, add meaningfully to the cost of ownership beyond the mortgage, so both should be budgeted. And because the community is built out, it is resale-only now, so inventory in a preferred floor plan or lot can be limited and desirable homes move quickly.

The questions buyers actually ask

Grand Dominion FAQ

The questions I get most from buyers shopping Grand Dominion. If yours isn't here, text 224-385-8779, same-day reply.

Does only one resident need to be 55 or older?
Yes. Only one person living in the home needs to be 55+. Spouses and partners under 55 are fine. The 55+ rule is about the household, not every individual.
Can my kids and grandkids visit?
Yes. Family can visit and stay as often and as long as they want. Grand Dominion's 55+ status governs who lives there full-time, not who comes by for the holidays.
What does the HOA actually cover?
Grand Dominion is a maintenance-provided 55+ community, so monthly HOA dues (reported roughly in the low-to-mid $200s and up, varying by home series) fund lawn care, landscaping, snow removal, trash, and full access to Lakeside Lodge, the indoor and outdoor pools, the fitness center, and the trails. Confirm the current assessment and any special assessments for the specific home.
What are property taxes like?
Roughly $9,000 – $13,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Grand Dominion built?
Del Webb (PulteGroup) built the community between 2006 and 2016. There are 725+ homes total. Del Webb (PulteGroup) stopped new construction in 2016, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Is Grand Dominion really a 55+ community, and can someone under 55 live there?
Yes, it is an age-restricted active-adult community built by Del Webb. Communities like this generally require at least one resident age 55 or older per home and limit younger occupants, so a household entirely under 55 typically cannot make it a primary residence. Confirm the exact age and occupancy rules with the association before writing an offer.
What kind of homes are in Grand Dominion?
Detached, single-level ranch homes only, roughly 1,200 to nearly 3,000 square feet, with two to three bedrooms, two or more baths, and two- or three-car garages. There are no condos, townhomes, or attached villas. Larger Estate homes can include finished basements and water views.
What do the HOA dues cover and roughly how much are they?
Dues are reported in roughly the low-to-mid $200s a month and up, varying by home series. They cover lawn care, landscaping, snow removal, trash, and full access to Lakeside Lodge, the pools, the fitness center, and the trails. Confirm the current assessment for the specific home.
What amenities does the community have?
Lakeside Lodge, an approximately 17,000 square foot clubhouse, anchors the community with a fitness center, a ballroom, arts and crafts studios, and a library. Recreation includes a heated indoor pool and hot tub, a heated outdoor pool, tennis, pickleball, and bocce courts, fishing ponds, and miles of walking and biking trails.
Is it gated, and is there a golf course?
No to both. Grand Dominion is not gated and has no on-site golf course, though residents have a golf club and nearby courses such as Steeple Chase and Countryside.
How high are property taxes?
Lake County carries some of the higher effective property tax rates in Illinois. Budget a rough range of about $9,000 to $13,000 or more a year depending on the home, and note that Illinois senior exemptions can lower the bill for qualifying owners. Confirm the actual figure per parcel with the Lake County Treasurer.

Your local agent

Joe knows Grand Dominion

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
