About the community
A Pulte 55-plus active adult community in Lindenhurst.
Briargate is a Pulte Homes active adult community in the Village of Lindenhurst, at Route 45 and Deer Trail Drive, planned as the village's first large-scale master-planned age-restricted neighborhood. It is built around single-level ranch homes and a community clubhouse, with construction running through the early-to-mid 2020s. At least one resident of each home must be 55 or older, so the buyer here is a downsizer or retiree rather than a family with school-age children. The draw is low-maintenance, single-story living with a social clubhouse and easy access to the Millennium Trail and Lake County's forest preserves.

What it’s actually like to live here
Briargate is built around the idea of shedding maintenance without leaving the north suburbs. The homes are single-level ranches, so there are no stairs to a basement and no long weekends spent on a big yard, and the HOA and the low-maintenance format handle much of the exterior work, which is exactly what a downsizing 55-plus buyer coming out of a larger family home tends to want. The clubhouse, pickleball, and bocce give the community a social center, and the location on the Millennium Trail and near the forest preserves suits people who want to stay active outdoors.
The upside for the right buyer is real. Newer construction means modern energy efficiency and low near-term repair risk, the single-story layouts are aging-in-place friendly, and Lindenhurst offers a quieter, lake-and-forest-preserve setting while keeping Gurnee's shopping, healthcare, and I-94 access within a short drive.
The tradeoffs follow from what the community is. It is age-restricted, so it is a poor fit for younger families or anyone who wants children living full-time in the household, and resale is limited to the same 55-plus buyer pool. Lots and square footage are modest by design, so buyers wanting a big private yard, a basement, or a large custom home should look elsewhere. As a build-out community, some buyers will live alongside ongoing construction until the final phase is complete, and Lake County's high property taxes should be weighed alongside the monthly HOA dues.
Market trends
Why this market moves the way it does
Briargate is a niche, age-restricted, newer-construction community, so it trades within the 55-plus buyer pool and prices on the single-level product, the amenities, and Pulte's remaining inventory rather than on schools or lot size.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- Age-restricted demand
- A dedicated 55-plus buyer pool values the single-level, low-maintenance format, which supports steady demand.
- Single-level ranch product
- Aging-in-place ranch homes are relatively scarce and hold appeal well beyond the initial sale.
- Amenities and HOA
- The clubhouse, pickleball, and bocce are part of the value, funded by dues that buyers should factor in.
- Newer construction
- Modern, efficient homes carry lower near-term repair risk than older resale stock.
- Build-out stage
- While Pulte is still selling, remaining-inventory pricing anchors resales; that shifts as the community completes.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
This is an age-restricted community, so at least one resident must be 55 or older, and that limits both who can live here and the resale pool. It is the right structure for a downsizer and the wrong one for a younger family, so be sure the format fits your plans for the next several years.
Lake County carries some of the higher effective property tax rates in the state, and on top of that you have monthly HOA dues that can rise as the community matures. Build both into your budget, and verify the projected fully-assessed taxes for a specific home with the county.
It is still building out, so some buyers will live next to active construction until the final phase wraps, and the homes and lots are modest by design. If you want a basement, a large yard, or a custom home, this is not the community for that.
One piece of advice
“Briargate is a clean fit for a specific buyer: someone 55 or older who wants a newer, single-level Pulte ranch with a clubhouse and pickleball, minimal upkeep, and trail access, without leaving Lake County. Just go in knowing it is age-restricted with a matching resale pool, confirm the current HOA dues, and underwrite the Lake County taxes on the specific home.”
The questions buyers actually ask
Briargate FAQ
The questions I get most from buyers shopping Briargate. If yours isn't here, text 224-385-8779, same-day reply.
- Does only one resident need to be 55 or older?
- Yes. Only one person living in the home needs to be 55+. Spouses and partners under 55 are fine. The 55+ rule is about the household, not every individual.
- Can my kids and grandkids visit?
- Yes. Family can visit and stay as often and as long as they want. Briargate's 55+ status governs who lives there full-time, not who comes by for the holidays.
- How much is the HOA?
- Single-family homes are $189 per month.
- What does the HOA actually cover?
- Briargate is a low-maintenance community, and monthly HOA dues have been reported in roughly the $179 to $199 range. Dues are structured to support the lock-and-leave lifestyle these 55-plus buyers want, typically covering common-area upkeep, exterior items such as lawn care and snow removal, and operation of the clubhouse and amenities. Dues can rise as amenities come online, so confirm the current amount and exact inclusions in the HOA disclosure before you buy.
- What are property taxes like?
- Roughly $8,000 – $13,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Briargate built?
- Pulte Homes built the community between 2022 and 2026.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Briargate an age-restricted community?
- Yes. Briargate is a Pulte Homes active adult community for buyers 55 and older, and at least one resident of each home must meet the age requirement. Confirm the exact occupancy rules in Pulte's community documents.
- Who is the builder?
- Pulte Homes. The Village of Lindenhurst has described Briargate as the village's first large-scale master-planned age-restricted community.
- What amenities does Briargate have?
- A clubhouse of roughly 2,600 square feet with a gathering room and covered veranda, plus a pickleball court and a bocce ball court, along with access to the Millennium Trail and nearby forest preserves.
- What does the HOA cover, and how much is it?
- Dues have been reported in roughly the $179 to $199 a month range. As a low-maintenance community, the association is structured to cover common-area upkeep and exterior items such as landscaping and snow removal, plus clubhouse and amenity operation. Confirm the current amount and exact inclusions in the HOA disclosure before you buy.
- Are there stairs or basements?
- The base homes are single-story ranch designs, which many 55-plus buyers choose for aging-in-place living. Some plans offer an optional upper-level loft. Confirm the specific plan's layout with the builder.
- What do homes cost, and how is the market right now?
- Pricing moves with the market and with what inventory Pulte has available, so rather than quote a number here, check the live Market snapshot on this page for current pricing and activity. The homes are newer single-level ranches, so pricing reflects new construction rather than older resale stock.

Joe knows Briargate
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
