About the community

An affordable, fully built-out pocket at the south end of Lansing.

Oakwood Estates is an established single-family subdivision in the far southern portion of Lansing, in south suburban Cook County about six miles from the Chicago city limits and roughly two miles from the Indiana state line. It sits south of 187th and 188th Street, west of Burnham Avenue, north of Glenwood-Lansing Road, and east of Wildwood Avenue, on a curb-and-gutter grid of numbered east-west streets crossed by named avenues. The housing stock dates from 1960 to 1974 and the neighborhood is fully built out. Two details are commonly gotten wrong by listing sites and worth stating plainly: this pocket is in Bloom Township rather than Thornton, and the elementary district is Sunnybrook 171 rather than Lansing 158.

At a glance

Detached homes, 1960 to 1974

All single-family, roughly 960 to 2,800 finished sq ft with most well under 2,000, on compact regular lots around a fifth of an acre.

No HOA, no dues

MLS records show an association fee of zero. Streets and snow removal are village responsibilities and recreation comes from the Lan-Oak Park District.

Sunnybrook District 171

Nathan Hale Elementary for PreK through 4 and Heritage Middle for 5 through 8, both within roughly half a mile. Not Lansing District 158, which some listing sites show in error.

TF South High School

Thornton Fractional South on Burnham Avenue, part of District 215, is under a mile north.

A park inside the subdivision

Oakwood Park, a Lan-Oak Park District site, sits within the neighborhood near Oakwood Avenue and 190th Street.

New rail option since March 2026

The South Shore Line's West Lake Corridor extension opened March 31, 2026, adding Munster Ridge Road station about three miles northeast with free parking.

IL-394 at the doorstep

The IL-394 interchange is at Glenwood-Lansing Road, the subdivision's own southern boundary, with I-80 and I-94 about three miles north.

What’s close

Oakwood Estates sits at the south end of Lansing between Burnham Avenue and Wildwood Avenue, close to the Indiana line.

Parks
Oakwood Park inside the neighborhood, Erfert Park about half a mile north, and the Lan-Oak Park District's Eisenhower Fitness and Community Center with a gymnasium and lap pool.
Schools
Sunnybrook School District 171 for PreK through 8 and Thornton Fractional Township High School District 215 for high school. Lansing is split between two elementary districts, so confirm assignment with the district before writing an offer.
Shopping
The Landings power center on Torrence Avenue about three miles north, River Oaks Center in Calumet City about five miles north, and Munster and Highland retail a few miles east.
Hospital
Franciscan Health Munster and Community Hospital in Munster, Indiana are both about three and a half miles east. Ingalls Memorial in Harvey and Advocate South Suburban in Hazel Crest are the Illinois options.
Train
Lansing has no Metra station. The closest passenger rail is now the South Shore Line's Munster Ridge Road station, roughly three miles northeast, which opened in March 2026. Metra Electric at Homewood is about eight miles west.

IL-394 is about two miles west with its interchange at Glenwood-Lansing Road, and I-80 and I-94 are roughly three miles north at Torrence Avenue.

What it’s actually like to live here

Oakwood Estates is what a mid-century starter neighborhood looks like after sixty years of being lived in. The streets are flat and shaded, the houses are modest and sit close enough that neighbors know each other, and there is a park inside the subdivision rather than a drive away. It is the southern edge of Lansing, quieter than the Torrence Avenue commercial spine and closer to open land, forest preserve, and the Indiana line than to anything resembling density. Buyers who land here tend to want a garage, a basement, a yard, and a short school walk, without paying Munster or Frankfort prices to get them.

The practical case for this pocket is location. IL-394 is reachable in a couple of minutes off Glenwood-Lansing Road, the subdivision's own southern boundary, and I-80 and I-94 are a few miles north. Both Sunnybrook schools sit within roughly half a mile and TF South is under a mile, so a family can run PreK through twelfth grade without a long bus ride. The commute picture also just changed: the South Shore Line's West Lake Corridor extension opened in March 2026, and the new Munster Ridge Road station is about three miles northeast with free parking, putting a downtown Chicago train ride considerably closer than the older Homewood or Hegewisch options. Hospital care in Munster is a few minutes east.

The honest tradeoffs should not be papered over. Property taxes are the headline issue: south suburban Cook County carries among the steepest effective rates in Illinois, and a buyer comparing this to an otherwise identical house in Munster or Dyer three miles away will see a materially different monthly payment for the same purchase price. Run the escrow math before falling in love with a listing. The housing stock is also aging, and homes built between 1960 and 1974 are at or past the replacement cycle for roofs, furnaces, service panels, and sewer laterals, so budget for it and get a sewer scope. Because there is no association, there is no mechanism enforcing uniformity, and maintenance quality varies block to block, which is worth walking before you write an offer. Lansing Municipal Airport is also about a mile southeast, so light aircraft traffic overhead is part of the soundtrack.

The questions buyers actually ask

Oakwood Estates FAQ

The questions I get most from buyers shopping Oakwood Estates. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
There is no homeowners association in Oakwood Estates and no dues. MLS records for the subdivision show an association fee of zero and no association services. Streets, street lights, snow removal, storm sewers, and parkway trees are Village of Lansing responsibilities, and parks and recreation programming comes from the Lan-Oak Park District, a separate elected taxing body funded through the property tax bill rather than dues. Note that some listing aggregators incorrectly tag this subdivision as gated or with a community pool. Neither is accurate.
What are property taxes like?
Roughly $8,000 – $13,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Which schools serve Oakwood Estates?
Homes here fall in Sunnybrook School District 171 for elementary and middle school, which means Nathan Hale Elementary for PreK through fourth grade and Heritage Middle School for fifth through eighth. High school students attend Thornton Fractional South High School, part of District 215 on Burnham Avenue. All three buildings are within about a mile. Note that Lansing is split between two elementary districts, and some listing sites incorrectly show Lansing District 158 schools for this pocket. Confirm current attendance directly with the district before you write an offer.
Is there an HOA, and what are the dues?
No. Oakwood Estates has no homeowners association and no dues. MLS records for the subdivision show an association fee of zero and no association services. Streets, street lights, snow removal, and storm sewers are handled by the Village of Lansing, and parks and recreation come from the Lan-Oak Park District, a separate elected body funded through the property tax bill rather than dues. Some aggregator pages tag this subdivision as gated or with a community pool, and neither is accurate.
How bad are the property taxes?
They are high, and you should plan for it. South suburban Cook County carries some of the steepest effective property tax rates in Illinois. The Civic Federation put Lansing's estimated residential effective rate at about 4.4 percent of full market value for tax year 2019 before homestead exemptions, with the Bloom Township median right around 4.5 percent. After the standard homeowner exemption, most owner-occupied bills in this area work out to roughly 3.5 to 4.5 percent of market value. Because the rate varies by tax code and exemption status, look up the specific parcel with the Cook County Treasurer before you commit.
How do I get downtown, and is there a train?
There is no Metra station in Lansing, but the commuter picture improved recently. The South Shore Line's West Lake Corridor extension opened in March 2026 and added Munster Ridge Road station at Ridge Road and Manor Avenue in Munster, roughly three miles northeast with about 100 free parking spaces. That is now the closest passenger rail. Metra Electric at Homewood is about eight miles west. By car, IL-394 is about two miles west with an interchange at Glenwood-Lansing Road, the subdivision's own southern boundary, and I-80 and I-94 are about three miles north at Torrence Avenue.
What do homes cost here, and how is the market moving?
Pricing and market conditions change constantly, so rather than quoting a number that goes stale, check the Market snapshot on this page. It pulls live from the MLS and shows current activity for Oakwood Estates specifically. In general character, this is one of the more affordable detached-home segments in Cook County, which is a large part of why buyers look here.
What should I inspect on a house this age?
These homes were built roughly between 1960 and 1974, so most major systems are at or past their original service life. Pay close attention to the roof, furnace, water heater, electrical panel and service capacity, original windows, and the condition of kitchens and baths. Get a sewer lateral scope, since clay and cast iron laterals of this vintage are prone to root intrusion. Ask specifically about basement water history and check the FEMA flood map for the parcel, since Lansing sits low and the village enforces a floodplain ordinance requiring new residential construction to be elevated a foot above base flood level.

Your local agent

Joe knows Oakwood Estates

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
