About the community
An established west-side neighborhood where you can still build new.
Williamsburg Place is a residential subdivision on the west side of Crete, north of Exchange Street and west of Main Street, roughly a mile from downtown. The street grid is explicitly colonial-themed, which is where the name comes from: Independence Boulevard, Liberty Street, Parliament Street, Newport Drive, Patriot Lane, and Revere Court. It dates to the late 1990s and was built out by Shadetree Builders over the following years. What makes it unusual today is that it is not finished. A Crete-based custom builder is actively marketing proposed new construction on remaining lots, including preserve-backing homesites with lookout basement options, so a buyer here can choose an established home with mature landscaping or build new next door to it.
At a glance
Colonial street names
Independence, Liberty, Parliament, Newport, Patriot, and Revere give the neighborhood a distinct identity, with Independence Boulevard as the spine.
New construction still available
A local custom builder markets proposed new construction on remaining Liberty Street lots, with preserve-backing homesites and roughly a six-month build.
Detached and attached mix
Mostly detached single-family, commonly 4 bedrooms with 2.5 to 3.5 baths, plus an attached townhome component dating to the original phase.
Half mile to the high school
Crete-Monee High School sits on West Exchange Street, the same corridor the subdivision fronts.
Backs to open ground
The western edge fronts preserve land rather than another subdivision, and remaining lots are marketed on that frontage.
Ten parks and a trail system
The Crete Park District operates ten parks plus a bike trail and a nature trail, with offices about a mile from the subdivision.
Full basements standard
Basements are standard throughout, including lookout basement options on the remaining new-construction lots.

What it’s actually like to live here
Williamsburg Place is what happens when a small Illinois village lets a good builder work on the same subdivision for close to thirty years. The colonial street names give it away before you turn in. What you get on the ground is a quiet, sidewalked, tree-lined pocket on the west edge of Crete where the houses are visibly larger than the village's older housing stock, the lots are generous by Chicagoland standards, and the whole thing dead-ends into open ground rather than into another subdivision. The mix matters here. There are two-story family homes with four bedrooms and finished basements, and there are attached homes on the cul-de-sacs that let a downsizer or a first-time buyer land on the same streets and inside the same school boundaries at a materially lower entry point. That is a rarer combination than it sounds.
The genuinely unusual part is that it is not finished. A local custom builder is still working the remaining lots, marketing preserve-backing homesites with lookout basements and roughly a six-month build. So a buyer here has a real choice most established neighborhoods cannot offer: buy a twenty-year-old home with mature landscaping, or build new next door to it without moving to a raw subdivision forty minutes further out. Day to day, life orbits West Exchange Street. Crete-Monee High School is a half mile away. The Crete Park District office and its ten parks, ball fields, and trails are up the same road. Village Hall, the library, and the Main Street strip with its pizza, barbecue, and a well-liked local brewery are a short drive east. Beyond that, Will County forest preserve land wraps the township with several hundred acres of Plum Creek woods and wetland.
The tradeoffs are real and worth naming. Crete's effective property tax rate runs around three percent of value, which is high even for Illinois, and that is driven mostly by the school levy. There is no Metra station in Crete, so a downtown Chicago commute means driving to University Park and then riding roughly fifty minutes to Millennium Station, which is a legitimate commute but not a casual one. Big-box shopping is a drive out to the Lincoln Highway corridor or across the Indiana line rather than something you walk to. And Crete has visibly lost its marquee attraction, with harness racing at Balmoral Park ending in 2015 and the grandstand later destroyed by fire. What Crete offers in exchange is space, a real village center, an unusually well-funded park district for a town its size, and considerably more house per dollar than the same square footage buys twenty miles north.
The questions buyers actually ask
Williamsburg Place FAQ
The questions I get most from buyers shopping Williamsburg Place. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Assessments apply to the attached townhomes in Williamsburg Place, generally reported in the low three figures per month. Many of the detached single-family homes appear not to be assessed. Association governing documents are not published online, so what the assessment actually covers should be confirmed through the seller's disclosure package during attorney review. The Crete Township Assessor maintains a public directory of homeowner association contacts for the township, which is the right starting point.
- What are property taxes like?
- Roughly $11,000 – $15,000 per year, depending on home size and value. Will County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Williamsburg Place built?
- Shadetree Builders (original), with Neri, Inc. building remaining lots built the community between 1997 and 2026.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Williamsburg Place still being built, or is it finished?
- Mostly finished, with active infill. The subdivision has been developing since the late 1990s and the great majority of homes are resales. However, a Crete-based custom builder is currently marketing proposed new construction on remaining lots along Liberty Street, including homesites that back to preserve land with lookout basement options and a roughly six-month build timeline. If you want new construction inside an established neighborhood rather than a brand new outlying subdivision, this is one of the few places in the immediate area where that is possible.
- Is Williamsburg Place all single-family homes?
- No, it is a mix. The bulk of the subdivision is detached single-family, typically four bedrooms with two and a half to three and a half baths and a full basement. There is also an attached townhome component, some of it dating to the original 1997 phase, with two-bedroom plans on cul-de-sacs. The attached homes give buyers a lower entry point into the same streets and the same school assignment. Confirm the form of any specific home, since the attached product varies building to building.
- Is there an HOA, and what are the dues?
- There is an assessment associated with the attached townhomes, generally reported in the low three figures per month. Many of the detached single-family homes appear not to be assessed. Association governing documents are not published online, so what the assessment actually covers should be confirmed through the seller's disclosure package during attorney review. The Crete Township Assessor also maintains a public directory of homeowner association contacts for the township, which is the right starting point.
- What schools serve Williamsburg Place?
- Crete-Monee Community Unit School District 201-U, a PreK-12 unit district serving roughly 4,500 students across Crete, Monee, University Park, and the Will County portion of Park Forest. Address-level data points to Crete Elementary School for kindergarten through fifth, Crete-Monee Middle School for sixth through eighth, and Crete-Monee High School for ninth through twelfth. Crete-Monee High School is about a half mile from the subdivision. Attendance boundaries change, so verify your specific address against the district's published attendance zone map before you write an offer.
- What do homes in Williamsburg Place cost?
- Prices move, so rather than quote a stale number, check the live Market snapshot on this page. It pulls current listings and recent sales straight from the MLS. Broadly, Williamsburg Place sits at the upper end of the Crete for-sale market because it holds much of the village's largest and newest inventory, while the attached townhomes offer a distinctly lower entry point on the same streets.
- How is the commute to Chicago, and what are the taxes like?
- The expressway link is Illinois Route 394, which runs north from just below Crete to the I-80, I-94, and I-294 interchange in South Holland, with an interchange at US 30 along the way. I-57 is reachable to the west through Monee and University Park. For rail, the nearest station is the Metra Electric District terminus at University Park, about 31.5 miles from Millennium Station with a scheduled ride of roughly 52 minutes. On taxes, expect an effective rate near three percent of market value, typical for Will County's south suburbs, with the school district accounting for the largest share of the bill.

Joe knows Williamsburg Place
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
