Cambria is a small enclave of new-construction single-family homes in the Village of Lakewood, tucked into a cul-de-sac cove on the west side of Haligus Road south of Ballard Road. The Village of Lakewood's own development page lists it as Cambria Homes by Worthington and describes European-inspired single-family villas with roughly 70 homes planned on a 33-acre site, part of the larger Woodland Hills development of about 200 large lots across 300 acres of high quality wetlands. Homes here carry completion years from 2010 through 2026 and the subdivision is still actively selling, so buyers can choose a finished home or contract a build. It is a separate community from Turnberry, which sits about a mile east.

What it’s actually like to live here

Cambria is what happens when a builder gets a small wooded parcel on the quiet edge of an already quiet village and decides not to rush it. There is one street, Cambria Cove, running off Haligus Road into a cul-de-sac backed by conservation land and mature trees. Homes are semi-custom rather than production, built out one at a time as buyers sign, with a delivery window of roughly six months from contract and a builder who will modify plans. The result is a streetscape where no two houses are quite identical and the finish level runs high: 9-foot ceilings, Andersen windows, real hardwood, 42-inch cabinetry, and deep trim detail. If you have toured the big-builder subdivisions along Randall Road and found them a little samey, this reads very differently.

The everyday practicalities line up better than the address might suggest. Lakewood Meadows Park, a genuinely substantial 10-acre Crystal Lake Park District park with pickleball, a splash pad, soccer fields, two playgrounds, and walking trails, opened in 2025 a third of a mile up Haligus. Northwestern Medicine Huntley Hospital, a full 128-bed facility with a Level II trauma emergency department, sits about three and a half miles down the same road. Village residency gets you a free RedTail ID card and discounted rounds at the village-owned golf course. Crystal Lake's downtown, its main beach, and the Route 14 corridor are a short drive east, and Route 47, Route 176, and U.S. 14 handle most regional trips. Lakewood is small, roughly four thousand residents, so village government is close at hand.

The honest tradeoffs are real and worth saying out loud. This is a car-dependent location with essentially no walkability: no coffee shop, grocery store, or school within walking distance, and every errand is a drive. The Metra commute is a genuine commute, roughly six miles to the Crystal Lake station and then about an hour and 25 minutes into Ogilvie, so it suits a hybrid or local worker far better than a five-day downtown schedule. The subdivision is still under construction, which means ongoing build activity and an unfinished streetscape until the last homesites close. It is also small, so resale inventory is thin and comparable sales are limited, which cuts both ways. McHenry County property taxes are high by national standards and should be underwritten carefully, especially on new construction where the first bill often reflects a land-only or partial assessment and steps up materially later. And the elementary school assignment deserves a phone call rather than an assumption.

Is there an HOA, and what does it cost?
MLS records for Cambria consistently show no recurring homeowners association fee. Two things to verify before you write an offer. First, the Village of Lakewood has used Special Service Areas for new neighborhoods, and an SSA would show up as a line on your McHenry County tax bill rather than as an HOA invoice, so pull the actual parcel bill. Second, the Village describes the product as maintenance free, so ask the builder for the recorded declaration and any associated budget to see exactly what lawn and snow services are covered and by whom.
What schools would my kids attend?
Crystal Lake Community Consolidated School District 47 for elementary and middle school and Community High School District 155 for high school. Middle school is Richard F. Bernotas Middle School and high school is Crystal Lake Central High School, both consistent across every record. The elementary assignment is the one to verify: listing data most often shows South Elementary School, but the Village of Lakewood's published rule assigns students west of Huntley Road, which is where Cambria sits, to West Elementary School. Call District 47 with the specific address. Separately, District 47 has been studying a shift to grade-level centers with a board decision expected in late 2026 and any change effective for the 2027-28 school year, so treat building assignment as subject to change.
