About the community

One loop road, large homesites, and a different builder on almost every lot.

Autumn Ridge at Woodland Hills is a small enclave of custom and semi-custom single-family homes on the north side of Ballard Road, west of Haligus Road, in the Village of Lakewood. Its single loop street is Red Leaf Circle. It is a platted unit of the larger Woodland Hills development, which the Village describes as roughly 200 large single-family lots across about 300 acres of high quality wetlands. The plat and infrastructure here are considerably older than the homes: the subdivision sat with undeveloped lots for years, and Village Planning and Zoning minutes from 2024 record active conversations about a potential new developer. Build-out has clearly resumed, with current homes carrying 2024 through 2026 completion years.

At a glance

Half-acre to three-quarter-acre lots

The builder's site plan shows homesites running roughly 0.46 to 0.83 acre on a single loop street.

Lot-by-lot custom building

No single production builder. Lighthouse Custom Builders markets the community and TriStone Development is also building here, so confirm the builder on any specific listing.

Three ponds and open space

Roughly 6.8 acres of platted water bodies and about 5.8 acres of dedicated open-space outlots.

RedTail Golf Club

The Village of Lakewood owns this 18-hole championship course about 1.7 miles away, and residents get reduced greens fees.

Crystal Lake Park District and beaches

All Lakewood residents are Park District residents, with free beach parking with a Village vehicle sticker. West Beach is inside Village limits.

Large ranch and two-story plans

The builder states homes start at 2,500 sq ft for a one-story and 3,200 sq ft for a two-story, with full basements.

Crystal Lake District 47 and District 155

The Village states Lakewood students west of Huntley Road attend West Elementary, with Bernotas Middle and Crystal Lake Central.

What it’s actually like to live here

Autumn Ridge reads less like a subdivision and more like a private lane that happens to have several dozen address numbers on it. One loop road, no through traffic, half-acre to three-quarter-acre lots, three ponds sitting in the middle of the plat, and a wetland and conservation corridor wrapping the larger Woodland Hills property to the south. Because homes go up one at a time on individually purchased lots rather than in a builder's release sequence, the streetscape has variety that a production subdivision does not, with different rooflines, elevations, and setbacks. If you have spent time in the tract neighborhoods along Randall Road and wanted something quieter and more individual without moving out to unincorporated acreage, this is the trade you are looking for.

The daily rhythm is Lakewood's, which is a specific and slightly unusual thing. The Village owns RedTail Golf Club and charges residents a reduced greens fee, so a public championship course functions as the neighborhood amenity. Every Lakewood address sits inside the Crystal Lake Park District, which means resident rates on programs and free parking at two lifeguarded Crystal Lake beaches with a Village vehicle sticker, one of which is inside Village limits. The Park District's Lakewood Meadows Park on Haligus Road, with a splash pad, pickleball and basketball courts, soccer fields, and two playgrounds, is the closest thing to a family hub. Downtown Crystal Lake, the Route 14 restaurant strip, and the Randall Road retail cluster are all a short drive, and Northwestern Medicine Huntley Hospital is a straight run down Haligus Road.

The honest tradeoffs matter here more than in most new-construction neighborhoods. First, this subdivision has a history of stalling: Village Planning and Zoning minutes from September 2024 record active conversations about the undeveloped lots and a potential new developer, and November 2024 minutes record lot owners raising concerns about delayed development and the condition of the common areas. Ask hard questions about who controls the association today, what the reserves look like, and whether the remaining lots have committed builders. Second, there is no single production builder with a warranty department and a model center, so you are contracting lot by lot, which gives you more control and more responsibility. Third, McHenry County property taxes are genuinely high and on homes at this price point that is a real monthly number. Fourth, District 47 is mid-reorganization, having redrawn middle school boundaries and now evaluating grade-level centers, so verify assignment by address and accept that it may change. Finally, this is a car-dependent location with no walkable commercial anything within a mile.

The questions buyers actually ask

Autumn Ridge at Woodland Hills FAQ

The questions I get most from buyers shopping Autumn Ridge at Woodland Hills. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
There is an association, and the dues appear to cover the platted outlots: three stormwater ponds totaling roughly 6.8 acres, about 5.8 acres of open space, and the landscaped entrance. Streets, water, and sanitary sewer are Village of Lakewood responsibilities rather than association ones. Because this subdivision went through a period of delayed development and lot owners raised common-area maintenance concerns at a November 2024 Village meeting, ask for the current budget, the reserve study, and confirmation of who controls the board before writing an offer.
What are property taxes like?
Roughly $22,000 – $28,000 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Autumn Ridge at Woodland Hills built?
Multiple custom builders, including Lighthouse Custom Builders and TriStone Development built the community between 2024 and 2026.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Is Autumn Ridge its own subdivision or part of Woodland Hills?
Both, in a sense. Autumn Ridge is a platted unit within the larger Woodland Hills development in the Village of Lakewood, and the Village's own Development page lists it under its full name, Autumn Ridge at Woodland Hills. The lot numbering continues the Woodland Hills series, and Summer Hill Lane physically connects the two across Ballard Road. Practically, Autumn Ridge is its own loop street, Red Leaf Circle, with its own open space and ponds.
Who is the builder?
There is no single builder. This is a custom, lot-by-lot community. Lighthouse Custom Builders, a St. Charles firm building since 1995, markets Autumn Ridge as one of its subdivisions and publishes the community site plan. TriStone Development of Crystal Lake is also building custom homes on Red Leaf Circle. The Village of Lakewood's Development page names John Green in connection with the project. If you are buying a specific home or lot, confirm the builder on that particular listing, because it varies.
How big are the homesites and the homes?
The builder's site plan shows homesites running roughly 0.46 to 0.83 acre on the Red Leaf Circle loop, most in the half-acre to two-thirds-acre range, with several backing to one of the three ponds or to platted open space. Lighthouse states homes start at 2,500 square feet for a one-story and 3,200 square feet for a two-story. Ranch plans with the primary suite, additional bedrooms, an office, and laundry all on the main level are well represented, which is a meaningful draw for downsizers who still want square footage.
Is there an HOA and what does it cover?
Yes. The dues appear to cover the platted outlots, meaning three stormwater ponds totaling roughly 6.8 acres, about 5.8 acres of open space, and the landscaped entrance. Streets, water, and sewer are Village of Lakewood responsibilities. Because this subdivision went through a period of delayed development, and lot owners raised common-area maintenance concerns at a November 2024 Village meeting, ask for the current budget, the reserve study, and confirmation of who controls the board. Confirm the current dues figure with the listing agent, since it is not published by the association.
What schools serve Autumn Ridge?
Crystal Lake District 47 for elementary and middle and Community High School District 155 for high school. The Village of Lakewood states that Lakewood students west of Huntley Road attend West Elementary, and that all Lakewood District 47 students attend Richard F. Bernotas Middle School and Crystal Lake Central High School. Autumn Ridge is well west of Huntley Road. Confirm your specific address through the district's address lookup, because District 47 redrew middle school boundaries effective 2025-26 and is evaluating a grade-level-center structure that could change which building serves which grades.
What do homes cost here?
Prices move, so rather than quote a stale number, check the Market snapshot on this page, which pulls live from the MLS and shows what is actually listed and what has sold. In character, Autumn Ridge sits at the top end of the Lakewood new-construction market: large custom homes on large lots, priced above the McHenry County norm. Note that vacant homesites also trade here separately from finished homes, so compare like to like. On a new build, the first tax bill often reflects a partial or land-only assessment, so underwrite to the stabilized bill.

Your local agent

Joe knows Autumn Ridge at Woodland Hills

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
