Silver Leaf is a planned unit development in southwest Joliet, in Troy Township and Will County, in the pocket south of McDonough Street and east of Houbolt Road. It is a mixed-density community rather than a single product, combining detached single-family homes, attached townhomes and a smaller condominium-style component platted in phases. Build-out ran from the mid-2000s into about 2021 across three production builders, J. Lawrence Homes, Ryan Homes and D.R. Horton, so the neighborhood reads as two eras stitched together. Streets include Silver Leaf, Silver Falls, Spring Leaf, Meadow Lily, Silver Creek and Silver Fox, and several lots front the subdivision's stormwater ponds.

What it’s actually like to live here
Silver Leaf is a sidewalk-and-streetlight subdivision that happens to sit in an unusually well-supplied corner of Joliet for recreation. Heritage Trail Elementary is roughly a block and a half from the middle of the neighborhood, close enough that families genuinely walk it, and Silver Leaf Park with its playground is inside the subdivision. Half a mile west the pavement ends and Middle Rock Run Forest Preserve begins, where the Rock Run Greenway Trail runs more than eleven miles north to Crest Hill and connects into a sixteen mile loop with the Joliet Junction and I&M Canal trails. A mile north sits the Joliet Park District's Inwood campus with an indoor pool, an ice arena, an eighteen hole golf course, a soccer complex and a full fitness club.
The housing mix is the neighborhood's real personality. Because it built out over roughly fifteen years across three production builders, Silver Leaf functions as several neighborhoods under one name: original mid-2000s two-stories on larger lots, several of them backing to ponds, plus a newer generation of townhomes and single-family homes finished between about 2016 and 2021. That gives a buyer unusual optionality within a single subdivision, from a two-bedroom attached home with lawn care included to a five-bedroom detached home with a full basement. It also means the association question has two different answers, and buyers touring both product types in one afternoon should expect the assessment to change substantially between them.
The honest tradeoffs here are about location rather than construction. Joliet Regional Airport is under a mile west, so light general-aviation traffic overhead is part of the soundscape and worth listening for at different times of day. Houbolt Road immediately west is now the signed truck route between I-80 and the CenterPoint intermodal terminals following the 2023 opening of the Houbolt Road extension and its toll bridge, which is excellent for commuters and less charming if you expected a quiet county road. An Illinois Department of Corrections facility sits about half a mile east on McDonough Street, screened but present. Tax rates in this Will County code are high even by Illinois standards, driven mainly by the two school levies, and Joliet water bills are scheduled to rise through 2030 as the city switches to Lake Michigan water.
