About the community
The corner of Elk Grove Village that goes to Conant.
Windemere is a detached single-family subdivision in the far southwest corner of Elk Grove Village, east of Plum Grove Road and north of Nerge Road, close to where the village meets Schaumburg and Roselle. It went up in a tight window from the late 1970s into the late 1980s, with the heavy concentration in the early-to-mid 1980s, on curving sidewalk-lined streets named for boats and birds: Longboat, Schooner, Cutter, Hawk, Cardinal. Homes sold as named production models, and those model names still surface in listing data today, including the Andover, Ashley, Hampton, Mayfair, Monticello, Suffield, and Westport. The neighborhood is built around Windemere Park, a 15.4-acre Elk Grove Park District park with ball fields, courts, a playground, a picnic shelter, and a skate park, so most homes sit a short walk from real open space without crossing an arterial. The detail that matters most to buyers is the school boundary: Elk Grove Village splits at Route 53 for high school, and Windemere lands on the west side, which routes it to Schaumburg District 54 and Conant High School rather than the District 59 and Elk Grove High School assignment that most of the village carries.

What it’s actually like to live here
Windemere reads as one neighborhood rather than a collection of streets, which is less common in Elk Grove Village than you would expect. The village was master-planned with housing on the west and the business park on the east, and the older residential core grew in layers that vary block to block. Windemere went up in a tighter window with a defined set of floor plans, so the streets have a coherence to them: curving loops, parkway trees now forty-plus years old, sidewalks on both sides, and a fifteen-acre park sitting in the middle of it rather than on the edge. Kids reach a playground with ball fields, basketball courts, a shelter, and a skate park without crossing an arterial, and that single fact shapes the daily texture of the place more than any amenity a developer could have sold with the homes.
The school boundary is the quiet strategic story. Elk Grove Village splits at Route 53 for high school, and Windemere sits on the west side, which puts it in Schaumburg District 54 for elementary and junior high and in District 211 for Conant. Buyers who have been shopping Schaumburg and Hoffman Estates for those districts often have not looked at this corner of Elk Grove Village at all. The tradeoff is that the elementary school is physically in Roselle and the high school is in Hoffman Estates, so walking to school is not the pitch here. This is a bus and carpool neighborhood past sixth grade, and because assignment is set by address and boundaries can move, confirm it in writing before you fall for a house.
The honest downsides are the ones 1980s housing stock always brings. These homes are in the window where roofs, furnaces, air conditioners, water heaters, windows, and original kitchens and baths all come due at once, and the spread between an updated home and an untouched one is wide. Some plans sit on crawl or partial basements rather than full ones, and lots are compact, generally under a quarter acre, so buyers coming from larger-lot markets should calibrate. No HOA means no dues, which most people here treat as a feature, but it also means no architectural control over what a neighbor does with siding, a fence, or a driveway. And while the west edge of the village is meaningfully removed from the flight paths that affect eastern Elk Grove Village, this is still the northwest corridor, so anyone sensitive to aircraft noise should visit at different times of day rather than take anyone's word for it.
Market trends
Why this market moves the way it does
Windemere trades on a combination that does not usually appear together: a Schaumburg District 54 and Conant District 211 assignment at an Elk Grove Village price. Because the housing stock is uniform in age and plan but wildly uneven in condition, the spread inside the neighborhood is driven far more by what an owner has done to the house than by square footage.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- The Route 53 school side
- Sitting west of Route 53 puts these homes in District 54 and Conant, which is a durable, repeatable demand driver that most of the village does not have.
- Condition over size
- Two homes on the same plan can trade very differently depending on whether the roof, mechanicals, windows, kitchen, and baths have been done.
- Windemere Park
- Homes within an easy walk of the fifteen-acre park hold interest well, especially with buyers who have young kids.
- No HOA carrying cost
- The absence of dues widens the pool of buyers who can qualify at a given payment, which supports demand at the entry end of the neighborhood.
- Basement and plan type
- Full basements and the larger two-story plans command a premium over the smaller splits and the crawl or partial basement plans.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
The houses are forty-plus years old and the big-ticket items cluster. Roof, furnace, air conditioning, water heater, windows, and the sewer line are all in or past their normal replacement window, so ask for dates and receipts on every one of them and get a thorough inspection. An attractive price on an original-condition home is often the deferred maintenance showing up in the number.
The school assignment is the reason many buyers come here, and it is exactly the thing you should not take on faith. Elk Grove Village genuinely splits across two elementary districts and two high school districts, and the line that puts Windemere in District 54 and Conant runs at Route 53. Confirm the assignment for the specific address with Schaumburg District 54 and District 211 before you write an offer, because boundaries are set by address and can be redrawn.
There is no association here. That means no dues, but it also means nobody is enforcing appearance standards next door, and the lots are compact enough that a neighbor's choices are visible. If you want architectural control, this is the wrong neighborhood. If you want to skip a monthly assessment and keep your own counsel about your siding, it is the right one.
One piece of advice
“Windemere is the rare Elk Grove Village address that buys you Schaumburg District 54 and Conant, and most buyers shopping those schools never think to look here. Confirm the assignment for the exact address, budget honestly for 1980s mechanicals, and pick the house on its own condition rather than on the neighborhood's reputation. Do that and it is one of the better value plays in the northwest suburbs.”
The questions buyers actually ask
Windemere FAQ
The questions I get most from buyers shopping Windemere. If yours isn't here, text 224-385-8779, same-day reply.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- What schools does Windemere attend? I keep seeing conflicting information for 60007.
- You see conflicting information because Elk Grove Village is genuinely split. The village has two elementary districts, Schaumburg District 54 and District 59, and two high school districts, with the line running along Route 53 and I-290. West of that line goes to Conant in District 211, east goes to Elk Grove High School in District 214. Windemere is west of Route 53. Listings in the neighborhood consistently report Fredrick Nerge Elementary and Margaret Mead Junior High in District 54, then James B. Conant High School in District 211. Assignment is set by address and boundaries can change, so confirm with both districts before you write an offer.
- Does Windemere have an HOA, and what are the dues?
- No association was found for this subdivision and recent listings report no assessment, so there are no dues, no architectural review board, and no exposure to a special assessment. Streets, plowing, and street lights are handled by the Village of Elk Grove Village, with Cook County maintaining the arterials, and Windemere Park is maintained by the Elk Grove Park District through property taxes. One thing worth doing anyway: have your attorney review the title commitment, since the original plat may carry recorded covenants even where no active association exists.
- What do homes in Windemere cost and how fast are they selling?
- Pricing and pace move constantly, so rather than quote a number that goes stale, check the live Market snapshot on this page. It pulls straight from the MLS and reflects what is actually listed and what has actually closed. In character, Windemere tends to be more attainable than comparable Schaumburg and Hoffman Estates homes carrying the same school assignment, and there is real spread inside the neighborhood between original-condition homes and fully updated ones.
- How old are the homes and what should I budget for?
- The subdivision was built from the late 1970s into the late 1980s, with most homes going up in the 1980s. Plan on inspecting the big-ticket systems: roof, furnace, air conditioning, water heater, windows, and the sewer line. Many homes have had a round or two of updates by now, but not all, and some retain original kitchens and baths. Basements vary by floor plan, with some homes on crawl or partial basements rather than full, so check that on the specific house.
- Can I take the train downtown from Windemere?
- Not from inside the neighborhood. Elk Grove Village has no Metra station. The village points residents to two lines in neighboring towns, the Milwaukee District West into Union Station and the Union Pacific Northwest into Ogilvie. From this corner of the village the Milwaukee District West stations in Roselle, Schaumburg, and Itasca are the practical choice, all a short drive. Pace runs local bus and Dial-A-Ride service, and the nearest CTA Blue Line stop is Rosemont, which has parking.
- What are the property taxes like?
- Plan on an approximate effective rate in the range of roughly 2.0 to 2.4 percent of market value before homeowner exemptions. Published Civic Federation figures put Elk Grove Village residential at about 2.11 percent and Schaumburg at about 2.31 percent for tax year 2022, and Windemere blends village and park district levies with District 54 and District 211 school levies, so it lands between them. Note that the township line runs at Route 53, which means these homes assess in Schaumburg Township even though the address is Elk Grove Village. Pull the actual bill by PIN from the Cook County Treasurer for any specific home.

Joe knows Windemere
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
