About the community

The postwar neighborhood where Elk Grove Village began.

Centex is the original residential core of Elk Grove Village, the large tract of single-family homes the Centex Corporation began building in the mid-1950s. Centex was the area's first major developer, and its master plan led directly to the village's incorporation in 1956, splitting the community into residential neighborhoods on the west and a business and industrial park to the east near the airport. In the MLS the Centex name covers the single-family streets generally west of Tonne Road and north of Elk Grove Boulevard. The character is classic mid-century suburban: gridded and curving streets, mature trees, human-scaled lots, and homes updated across six-plus decades of ownership.

What it’s actually like to live here

Centex is where Elk Grove Village started, and it still feels like it: a settled, unpretentious, family-oriented grid of mid-century houses on tree-lined streets, walkable to neighborhood parks and minutes from the Busse Woods trails. The Park District carries a lot of daily life here, from Rainbow Falls in summer to Pirates' Cove for little kids to the year-round community center, and the village's early, deliberate planning shows in how the residential blocks are buffered from the industrial park to the east.

For buyers, the pitch is location plus value: established schools, real infrastructure, and quick access to O'Hare and three expressways, in housing stock that tends to be attainable for the northwest suburbs relative to newer or larger-lot communities. Updated homes can offer strong value, and the neighborhood rewards buyers who want convenience and community over new construction.

The honest tradeoffs are worth stating plainly. This is one of the closest residential areas to O'Hare, so parts of the neighborhood sit near flight paths and aircraft noise is a real, block-by-block factor worth checking in person.
