Trump Tower Chicago sits in River North on the north bank of the Chicago River at 401 N Wabash, steps from the Magnificent Mile and the Loop.
Trump Tower Chicago is a full-service, hotel-condo lifestyle aimed at buyers who want turnkey luxury in the sky with as little friction as possible. The typical buyer is an affluent professional, an empty-nester downsizing from a suburban house, a second-home or pied-a-terre owner, or an investor. What draws them is the combination of dramatic floor-to-ceiling views over the river and lake, hotel-grade service on demand, and a prime River North address steps from the Mag Mile and the Loop. Lock-and-leave convenience is a major appeal for owners who travel frequently.
The building lives like a five-star hotel you happen to own a piece of. Residents can order room service, book the spa, use the pool and health club, and hand their car to a valet without leaving the tower. High floors deliver some of the best skyline and water views in Chicago, and the interiors were built to a luxury standard with chef kitchens, high ceilings, and premium finishes.
The honest tradeoffs are real. Monthly assessments are high, often several thousand dollars, because they fund the hotel-level service and amenity package, and Cook County property taxes are separate and substantial on top of that carrying cost. The hotel-in-the-building dynamic cuts both ways: residents enjoy hotel services but also share the tower with transient hotel guests. Buyers should underwrite the full monthly cost of assessment plus taxes plus parking and review the current association budget and reserves before committing.

Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.

Your local agent
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
