About the community
Full-service condominium living in a park-wrapped New Eastside tower.
Buckingham Residences, known as The Buckingham and originally marketed as Buckingham Plaza, is a 44-floor residential condominium tower at 360 E Randolph Street in Chicago's New Eastside, the compact Lakeshore East enclave between the Chicago River, Lake Shore Drive, and Grant and Millennium Parks. Completed in 1982 and designed by Fujikawa Johnson and Associates in the Mies van der Rohe tradition, it holds roughly 300 units and predates most of the surrounding Lakeshore East development, giving it a settled position wedged between Lakeshore East Park to the north and Millennium and Maggie Daley Parks to the south. Floor-to-ceiling window lines and open park, lake, river, and skyline views are the defining draw, along with a rare indoor rooftop pool and full-service staffing.

What it’s actually like to live here
The Buckingham offers a specific kind of downtown Chicago living: full-service, park-wrapped, and quietly established rather than flashy and new. Because it predates most of Lakeshore East, it enjoys a settled position with mature neighbors on both sides and direct exposure to Lakeshore East Park on the north and Millennium and Maggie Daley Parks on the south. Residents can start the morning with a lakefront run, swim in one of the only indoor rooftop pools in the city, and be inside the Cultural Center or on Michigan Avenue within ten or fifteen minutes on foot. For buyers who want a lock-and-leave home base with staff, bundled utilities, and green space at the doorstep, it is a strong fit.
The honest tradeoffs are the tradeoffs of any early-1980s full-service high-rise. Assessments sit on the higher end because the building carries 24-hour staff, an aging but amenity-rich common plant, and most utilities inside the fee, so the monthly number can look steep until you account for everything it covers. The building is more than four decades old, so mechanical systems, elevators, and facades require ongoing capital, and unit interiors range from beautifully renovated to dated depending on the seller. Buyers should read recent association financials, reserve levels, and any special-assessment history closely.
New Eastside living also means a dense, vertical lifestyle. This is a walk-everywhere pocket that is quieter and more residential than the core Loop, but it is still downtown: you trade a yard and a garage of your own for park views, a doorman, and a short walk to nearly everything. Parking is generally a separately deeded purchase rather than an assumed given, which matters for car owners. For the right buyer, the density is the point; for others, it is the compromise.
The questions buyers actually ask
Buckingham Residences FAQ
The questions I get most from buyers shopping Buckingham Residences. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Monthly assessments at The Buckingham are on the full-service end typical of a staffed downtown high-rise, and they scale with unit size. They are notable for bundling most utilities: reported inclusions cover heat, air conditioning, water, gas, common insurance, cable and internet, the fitness facilities and pool, exterior and common-area maintenance, trash, and snow removal, plus 24-hour door staff and on-site management. Deeded parking spaces carry their own separate monthly assessment and taxes. Because so many utilities sit inside the assessment, compare the all-in figure against buildings that bill utilities separately.
- What are property taxes like?
- Roughly $7,000 – $14,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Buckingham Residences built?
- Fujikawa Johnson & Associates built the community between 1982 and 1982. Fujikawa Johnson & Associates stopped new construction in 1982, so every sale today is a resale.
- What's the typical closing timeline?
- 60 to 120 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 120.
- Is Buckingham Residences the same as The Buckingham?
- Yes. Both names refer to the same condominium tower at 360 E Randolph Street, originally marketed as Buckingham Plaza, in the New Eastside. It should not be confused with Buckingham Fountain in Grant Park.
- When was it built and who designed it?
- It was completed in 1982 and designed by Fujikawa Johnson and Associates, a firm in the Mies van der Rohe tradition. It is a 44-floor, roughly 300-unit residential building.
- What do the monthly assessments cover?
- Unusually much. Reported inclusions cover heat, air conditioning, water, gas, cable and internet, common insurance, the pool and fitness facilities, 24-hour door staff, on-site management, maintenance, trash, and snow removal. Compare the all-in fee against buildings that bill utilities separately.
- How is parking handled?
- Parking is in an on-site attached garage and is generally owned and deeded, with each space carrying its own assessment and tax bill. Some spaces may rent when owners have them available. Confirm whether a deeded space conveys with the specific unit you are considering.
- What schools serve the building?
- The neighborhood is generally associated with Ogden International School of Chicago, but CPS assignments are set by attendance boundary and can change. Verify the exact unit address with the CPS School Locator, and note that magnet, selective-enrollment, and private options are also available by application.
- What do units cost and how is the market right now?
- Prices vary widely by size, floor, view, and finish level, and the market moves. Rather than rely on a static number, check the live Market snapshot tiles on this page, which pull current for-sale, pricing, and market-pace data directly from the MLS for this building.

Joe knows Buckingham Residences
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
