Set on 81st and Vincennes in the heart of Chatham, this pocket of Chicago's South Side carries real history. Chatham is celebrated as one of the city's flagship Black middle-class neighborhoods, a place where, from the late 1950s on, teachers, city workers, business owners, and professionals put down roots and built a proud, tight-knit community. You will see it in the streets: rows of sturdy Chicago brick bungalows and mid-century homes, tree-lined blocks, and longtime commercial corners that have anchored local life for generations.
Getting downtown is refreshingly simple. The Metra Electric 79th Street/Chatham station, recently rebuilt with elevators and accessible entrances, puts riders roughly ten miles from Millennium Station in the Loop, while CTA bus routes 24, 79, and 8A and the nearby Red Line fill in the rest. For buyers, the appeal is a genuine neighborhood with solid housing stock, walkable retail, deep community identity, and a commute that keeps the whole city within easy reach.

The school
Simeon opened in 1949 as Westcott Vocational High School at 8023 S. Normal Avenue. In 1963 the Kroger company donated a vacant warehouse at 8235 S. Vincennes Avenue to Chicago Public Schools, and the school was renamed Neal F. Simeon Vocational High School in September 1964, honoring the African-American CPS educator and administrator Neal Ferdinand Simeon. The name shifted from Vocational High School to Career Technical Academy in 1998, and in 2003 the school took its current name when a brand-new building opened at 8147 S. Vincennes Avenue. Today Simeon is a four-year public career academy in Chatham, widely known as one of the city's great sports powerhouses.
Simeon is a career and technical academy where students choose a pathway such as Accounting, Architecture, Auto Tech, Carpentry, CISCO Networking, Culinary Arts, Cosmetology, Teaching, Web Design, or Welding, with many earning industry certifications or college credit. The school offers dual-credit courses through Harold Washington College as part of its early-college model, and reports a graduation rate of 85.2% with college enrollment of 61.7%.
Simeon competes in the Chicago Public League and is one of Illinois' most storied athletic programs, best known for boys basketball. The Wolverines have won seven IHSA state basketball championships and were the first Chicago public school to capture four consecutive state titles, from 2010 through 2013. The school has also won Chicago Prep Bowl football titles and produced a long line of professional athletes.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
