About the community

Loft condominiums in a converted 1949 factory across from Union Station.

Metropolitan Place is a 10-story loft-condominium building at 130 S Canal Street, on the eastern edge of the West Loop, directly across Canal Street from Union Station and just west of the Chicago River and the Loop. It was originally built in 1949 as the Florsheim Shoe Company headquarters and factory, a grey-brick, U-shaped plant designed to pull in natural light, and was converted to condominiums in the late 1990s. It was one of the first West Loop factories converted to residential use, and the units are known for high ceilings, large windows, and generous floor plans.

What it’s actually like to live here

Metropolitan Place suits the buyer who wants to erase the commute. Living across the street from Union Station and steps from the Blue Line, Ogilvie, and the expressways means a downtown job, a suburban Metra trip, or an O'Hare run all start at your front door. The lofts themselves are a big part of the appeal: high ceilings, oversized industrial windows, and floor plans that are unusually generous for downtown, including one-bedrooms that live larger than newer construction.

Full-service building operations give it the feel of a managed high-rise rather than a bare-bones loft conversion. Residents get 24-hour door staff, on-site management, package receiving, a fitness center, and a landscaped sun deck. As a former factory, the building carries genuine character and solid bones, with true loft floors below (exposed ductwork) and more conventional finishes on the upper floors added during the conversion.

The tradeoffs are the honest ones of any Union Station-adjacent address. The surrounding blocks are engineered for moving commuters, so daytime foot and vehicle traffic is heavy and then empties out at night and on weekends, which some residents love for the quiet and others find sleepy compared with the bar-and-restaurant density a few blocks west in the heart of the West Loop and Fulton Market. Buyers should also do normal older-conversion diligence on layout quirks between floors, the assessment level for a fully staffed building, and the specific unit's parking arrangement.

The questions buyers actually ask

Metropolitan Place FAQ

The questions I get most from buyers shopping Metropolitan Place. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Monthly assessments in this full-service, full-staff building scale with unit size, and these are large, loft-scale floor plans, so a compact one-bedroom and a 2,000-plus sq ft combined unit sit far apart on the range. Assessments generally cover the 24-hour door staff, on-site management, package receiving, common-area maintenance, the fitness center and sun deck, water, and trash, plus reserves. Heat, cooling, and internet handling vary by unit. Confirm the current assessment and exactly what it covers on the specific listing and with the association.
What are property taxes like?
Roughly $4,000 – $9,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Where exactly is Metropolitan Place, and what neighborhood is it in?
It is at 130 S Canal Street, Chicago, IL 60606, on the eastern edge of the West Loop, directly across from Union Station and just west of the Chicago River and the Loop. A few listing sites loosely label the area Loop or South Loop, but West Loop near Union Station is the accurate description.
Is this a loft building or a conventional condo?
Both, effectively. It is a loft-style conversion of the 1949 Florsheim Shoe Company building. The original lower floors are true loft style with exposed ductwork, while the upper floors added during the conversion have more conventional finishes with walls to the ceiling and concealed ductwork.
What are the parking options?
The building has an attached heated indoor garage. Whether a given space is deeded and included, deeded and sold separately, or rented varies by unit, so confirm the parking arrangement on the specific listing before you make assumptions.
What do the monthly assessments cover, and how much are they?
Assessments fund the full-service operation: 24-hour door staff, on-site management, package receiving, common-area upkeep, the fitness center and sun deck, water and trash, and reserves. Because units range from compact one-bedrooms to large combined units, assessments vary a lot by unit. For the current figure on any home, check that listing and the live Market snapshot rather than relying on a single quoted number.
What schools serve the building?
It is served by Chicago Public Schools, with Skinner West Elementary and Wells Community Academy High School commonly cited nearby. CPS boundaries for downtown addresses shift and some schools have selective or magnet dimensions, so confirm the current attendance area for a specific unit with the official CPS School Locator.
What will a unit here cost me?
Prices move with the market and with unit size, and the loft floor plans here range widely. Rather than quote a figure that goes stale, see the live Market snapshot on this page for current active listings, recent sales, and pricing for Metropolitan Place.

Your local agent

Joe knows Metropolitan Place

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
