About the community

A full-service lakefront condominium tower in the New Eastside.

Harbor Point is a single high-rise residential condominium at 155 North Harbor Drive in Chicago's New Eastside, on the lakefront near Grant Park, Millennium Park, and DuSable Harbor. Designed by Solomon Cordwell Buenz and completed in 1975, it is a modern tower with a distinctive curved footprint, roughly 54 stories and about 742 residences from studios to three-bedroom layouts. It offers a full amenity and service package with an indoor pool and health club, 24-hour door staff, and on-site management, in a quiet, park-laced pocket of downtown that trades street-level bustle for lakefront and skyline views.

What it’s actually like to live here

Harbor Point offers a rare combination in Chicago: a full-amenity, full-service building sitting right on the lakefront edge of downtown, yet inside the quiet, park-laced New Eastside rather than on a busy commercial strip. Day-to-day life leans on convenience. There is an on-site grocery and dry cleaner on the concourse, 24-hour door staff, a large health club with a pool, and a direct line to the Lakefront Trail, so it is genuinely possible to run errands, work out, and get outside without crossing a major street. Walk-everywhere access to Millennium Park, Maggie Daley Park, the Art Institute, and Michigan Avenue, plus Metra and CTA within a few minutes, makes it strong for downtown professionals and empty-nesters who want lock-and-leave living with a view.

The honest tradeoffs start with the building's age and its assessments. This is a 1975 building, so floor plans, ceiling heights, and some mechanical systems reflect that era rather than new construction, and some units will show 1970s bones unless renovated. Monthly assessments are meaningful because they carry the staff, the pool and health club, water and heat, insurance, and building maintenance. That all-in model can be a value versus piecing those services together elsewhere, but the sticker number is higher than in a bare-bones building, so review the association's reserves and any special assessments before committing.

The other tradeoffs are situational. Parking is generally rented rather than deeded, so a space is an added monthly cost and availability should be confirmed. Views and light depend entirely on exposure and tier, so two units at the same price can feel very different, and lower floors or certain tiers can face adjacent buildings. And while the New Eastside is calm and green, it is a somewhat self-contained multi-level district that some people love for its quiet and others find a bit removed from street-level nightlife. For the right buyer, the location strengths clearly outweigh the age of the structure.

Joe knows Harbor Point

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
