About the community
A large, established Levitt subdivision on the Lake County side of Buffalo Grove.
Strathmore, also marketed as Strathmore at Buffalo Grove, is one of the large established single-family subdivisions on the Lake County side of Buffalo Grove, developed by Levitt and Sons, the builder famous for the postwar Levittowns. Sales opened in 1967 and the neighborhood filled in through the 1970s and into the early 1980s, so it is now a mature, tree-lined, owner-occupied community of repeated Levitt model floor plans on settled lots. It sits generally along Checker Road east of Arlington Heights Road, next door to the Buffalo Grove Park District's Willow Stream Park.
At a glance
Mature Levitt neighborhood
Established, tree-lined streets of ranch and two-story Levitt models on settled lots, built from 1967 into the early 1980s.
No mandatory HOA
Aggregator data lists the association fee as zero, typical for a Levitt-era subdivision, so there are no regular HOA dues.
Willow Stream Park next door
The roughly 54-acre park offers an outdoor pool, lighted tennis and basketball courts, ball fields, disc golf, and trails through the Park District.
Kildeer 96 and Stevenson
The core of the neighborhood is reported to feed Kildeer CCSD 96 and Adlai E. Stevenson High School. Confirm by address, as Buffalo Grove spans districts.
Variety of floor plans
Detached homes from the Levitt model line, roughly 1,176 to 3,787 sq ft, commonly 3 to 6 bedrooms.
Metra in the village
The Buffalo Grove station on Metra's North Central Service offers rail toward downtown Chicago.

What it’s actually like to live here
Strathmore reads as a quiet, mature, family-oriented Buffalo Grove neighborhood. The streets are lined with grown trees, the homes are established Levitt models on settled lots, and the day-to-day feel is that of a stable, owner-occupied community rather than a new subdivision. Many buyers target this pocket for the school assignment, since the core of the neighborhood is reported to feed Kildeer District 96 and Adlai E. Stevenson High School, which carries a strong regional reputation. Families also benefit from being essentially next door to Willow Stream Park, so the pool, ball fields, tennis, and trails are a short walk or bike ride rather than a drive.
The location balances suburban calm with real commuter access. The Buffalo Grove Metra station on the North Central Service puts downtown-oriented rail within the village, and Route 83, Lake Cook Road, and Milwaukee Avenue connect quickly to the wider northwest-suburban job centers, shopping, and O'Hare. Everyday errands, grocery, dining, and medical care are close along those corridors.
The honest tradeoffs are the tradeoffs of any late-1960s-through-1970s Levitt subdivision. Homes are older, so condition varies widely: some have been thoughtfully updated while others still carry original systems, kitchens, and baths, and buyers should budget for updates and inspect roofs, windows, and HVAC. Floor plans are the repeated Levitt models, so there is less architectural variety than in newer neighborhoods. Lake County property taxes are meaningful and should be underwritten carefully. And because assignment spans multiple districts at Buffalo Grove's edges, the school district that draws many buyers here must be confirmed address by address rather than assumed.
The questions buyers actually ask
Strathmore FAQ
The questions I get most from buyers shopping Strathmore. If yours isn't here, text 224-385-8779, same-day reply.
- What are property taxes like?
- Roughly $11,000 – $16,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Strathmore built?
- Levitt and Sons built the community between 1967 and 1984. Levitt and Sons stopped new construction in 1984, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Who built Strathmore and when?
- Strathmore at Buffalo Grove was developed by Levitt and Sons, the builder famous for the postwar Levittowns. It opened for sales in 1967 and built out through the 1970s into the early 1980s, so treat build-out as spanning roughly the late 1960s to early 1980s.
- Is there an HOA, and what does it cost?
- Strathmore does not have a mandatory dues-collecting homeowners association; aggregator data lists the association fee as zero. That means no regular HOA fee and no private HOA-run amenities. Recreation is provided by the Buffalo Grove Park District. Confirm on the specific listing and title work.
- What schools does Strathmore attend?
- The core of the neighborhood is reported to be served by Kildeer Countryside CCSD 96 (elementary and middle) and to feed Adlai E. Stevenson High School District 125. Because Buffalo Grove spans District 96 and Stevenson 125 as well as District 21 and District 214 at the edges, confirm the exact assignment for any specific address with the districts before relying on it.
- What amenities and parks are nearby?
- Willow Stream Park, adjacent to the neighborhood off Old Checker Road and Farrington Drive, offers an outdoor pool, lighted tennis and basketball courts, ball fields, sand volleyball, disc golf, and walking and bike paths, all through the Buffalo Grove Park District. The Buffalo Grove Metra station and shopping along Route 83, Lake Cook Road, and Milwaukee Avenue are all close by.
- What do homes cost and how is the market right now?
- Pricing and market conditions move, so this page shows a live Market snapshot with current figures for Strathmore. In general terms, Strathmore is a mid-market Buffalo Grove neighborhood where value is driven heavily by the schools and by how much a given home has been updated.
- What kinds of homes are in Strathmore?
- Detached single-family homes, both ranch and two-story, built from the original Levitt model line such as Kensington, Buckingham, Nottingham, Roxbury, Gramercy, and Arlington. Sizes run from around 1,176 sq ft to roughly 3,787 sq ft, typically 3 to 6 bedrooms.

Your local agent
Joe knows Strathmore
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
