Spoerlein Farms is a small attached-home community on the north side of McHenry Road, which is Illinois Route 83, just east of Arlington Heights Road, in the Lake County portion of Buffalo Grove. Its two streets are Courtland Drive and Ranchview Court. The name is not decorative: the Spoerlein family were long-time Buffalo Grove farmers, and their land became both this community and the Spoerlein Commons retail center directly across Route 83. The homes went up in the mid-to-late 1980s, and the community reads as quiet, mature and heavily landscaped, tucked behind a commercial frontage rather than facing it. Both condominium and townhome product appear here, which is the single most important thing a buyer needs to sort out before writing an offer.

What it’s actually like to live here
Spoerlein Farms is what a well-aged 1980s attached community looks like when the location does the heavy lifting. The homes are modest by square footage, the streets are short and low-traffic, and the landscaping has had four decades to fill in. The trade for that modest footprint is a Lake County Buffalo Grove address inside the Stevenson High School District 125 attendance area, with two shopping centers close enough to walk to and a 76-acre community park with a fitness center, golf dome, amphitheater and skate park a few minutes away. For a first-time buyer, a downsizer, or someone who wants the school district without the detached-home carrying cost, that is a specific and defensible proposition.
Day to day, this is low-maintenance living by design. The association handles exteriors, lawns, snow and, per the inclusion codes, water and trash. The corresponding trade is that you are buying into someone else's maintenance schedule and someone else's reserve balance. On buildings from the mid-1980s, roofs, siding, asphalt and mechanical systems are all in or near replacement territory, and the honest question is not whether those costs are coming but whether the association has funded them. Pull the reserve study and two years of board minutes. A community that has been assessing steadily is a safer buy than one that has kept dues artificially flat. It is also worth resolving the condominium versus townhome question early, because the answer determines whether your lender runs a condo project review and what your master policy insures versus what your own policy has to cover.
The other honest tradeoffs are worth naming plainly. Units are small, some plans are under 1,000 square feet with a single bath, and garages are one-car, so a two-car household will be using the driveway. The south edge of the community sits on Route 83, and traffic noise on that side is real even though the interior streets are calm. Walkability is moderate: two shopping centers are a genuine short walk, but groceries, schools and work all assume a car. And while the Metra station is close, the North Central Service is a weekday-focused line rather than a high-frequency commuter corridor, so a rail-dependent buyer should test the actual timetable against their schedule before falling in love with the address. None of these are dealbreakers. They are the things to underwrite with eyes open rather than discover in month three.
