About the community
Westlake is one of Bloomingdale's larger established neighborhoods, laid out around man-made lakes on the west side of the village in DuPage County. Built out mostly between 1970 and the mid-1970s, it is a mixed-density community of detached single-family homes plus pockets of townhomes and condos, with curving lakeside streets and mature trees. Its defining feature is water: street names like Edgewater Drive and Lakeshore Lane trace the lakes, and the 25-acre Westlake Park at the center offers a fishing lake, a walking trail, and sand volleyball. It reads as an approachable, family-oriented DuPage neighborhood with a range of price points and a central, well-connected location.

Westlake is a settled, water-oriented DuPage neighborhood rather than a luxury or new-construction enclave. It draws move-up families, first-time buyers stepping out of condos and townhomes into detached homes, and long-tenured owners who bought in the 1970s and stayed. The mix of price points, from lower-priced townhomes and condos to larger single-family homes, means the neighborhood supports a range of budgets and life stages, which is part of why it reads as approachable and stable rather than exclusive.
Day to day, the appeal is the water and the location. The man-made lakes and the 25-acre Westlake Park give the community a genuine sense of place, with a fishing lake, a walking trail, and volleyball courts at the center rather than as an afterthought. Commuters are minutes from I-355 and the Milwaukee District West Metra at Roselle, and everyday shopping, groceries, and dining sit along the nearby Army Trail Road and Gary Avenue corridors. It is a quiet residential grid with mature trees and lakeside settings, close to everything without being on top of it.
The honest tradeoffs are the age of the homes, the taxes, and the split school districts. The housing stock is around 50 years old, so many homes will show updated systems while others still carry original kitchens, baths, or windows, and buyers should budget for modernization and inspect lakeside lots for drainage. DuPage property taxes are real money, with effective rates in the mid-2 percent range. And because Westlake crosses district lines, two families on nearby streets can be zoned to different elementary, middle, and high schools, so address-level verification is essential rather than optional.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.

Your local agent
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
